Most would say lenders are tightening but "...the reality that banks are not tightening their lending standards; they are just following the standard practices that they were using years ago." Denver metro vacancy rates are at all times lows! Calling all investors. Multiple articles are out this week about the low vacany rates for metro Denver. Two counties even posted a 0% rating (Broomfield and Boulder). This is a good indicator for those thinking of investing in the Denver housing market. Rental demand is high which could drive rental prices even higher. “Both the vacancy rate and the number of days on the market are at the lowest levels recorded since 2001,” said Ryan McMaken a spokesman for the Division of Housing. 1.9% was the highest county wide vacancy rate. Realtor.com ranked the top 146 markets across the nation to gauge how quickly the market is moving and Denver came in #1. (California held 5 of the top 10 positions.) Short sale questions and answers: What is the priority of offers? Must knows for buyers. I found this article today regarding how realtor's handle offers in short-sale situations. There are many mis-conceptions and confusion about how short-sale protocol flows. Remember, there is a third party involved that requires "approval" outside of the two signing parties: the Lender. Banks often have addendum's and protocol that super cede your contract/offer and will pursue the best "net" offer. That means your contract is not approved until the lender signs off on it. Good local news article regarding the use of "AG-land" tax status. I have dealt with this in a current listing of 250+ acres in Parker CO. Clients tax bill hiked 70,000 dollars last year without notice. Clients zoning did not change but their use did. The question lies within the area of abuse. This could be used to fund schools but how much will it cost to fix?

Is it time to invest in the real estate market? Here is a CNBC video discussing our current market and the proverbial "bottom". It seems the role of investors has switched and folks want to invest in something other than the stock market. Investors are gobbling up 26% of the market (Jan.) with CASH deals. Also, flipping is back but yielding smaller returns and longer time-frames. Is this indeed the "bottom" for the real estate market? We are seeing a large number of investors in the Denver market.

Good News: The Federal Housing Administration has extended FHA's temporary waiver of the agency's 'anti-flipping rule.' With certain exceptions, FHA regulations prohibit insuring a mortgage on a home owned by the seller for less than 90 days. Early last year, FHA temporarily waived this regulation through January 31, 2011. FHA today posted a notice extending this waiver through the remainder of 2011. This action will permit buyers to continue to use FHA-insured financing to purchase HUD-owned properties, bank-owned properties, or properties resold through private sales. I also recognize many professions participated in contributing to the state of our "business" and "economy". Buyers signed when they shouldn't have, regardless of the reason, and they are liable for it. Unfortunately we all have something to do with it: Lenders lent to everyone, Realtors said it would gain, loan officers capitalized, appraisers went with the flow and the market didn't do what "we"
