A day in the life of a full service Realtor!
Yesterday I just had to chuckle, day started with a frantic call from a seller of ours. To back up the story, she insisted when we listed her home for sale, that we use an electronic lock box, the kind that needs the key pad to open. In our area, the old tradional numeric push button lock boxes are more convenient to use. How is the housing market in North Branch shaping up this year?
Not as good as last year unfortunately.
At this time last year 83 home had SOLD in North Branch with an average sale price of $216,151.
This year so far 62 homes are under contract or have SOLD in North Branch for an average sale price of $209,432
Unfortunately based on these numbers the average sales price dropped 3%
And market times have increased by 22% from 78.2 days in 2006 to 99.9 days in 2007.
Does this mean I can't sell my home?

It's a Rainy Friday here in Minnesota, and only a week away from Fishing Opener! If you are NOT a Minnesotan you may not understand the importance of Fishing Opener. Tourism is a $10 Billion industry here in Minnesota, and Fishing Opener is the first hurrah! With Millions of anglers loading there boats and heading to there favorite lakes in search of old Marble eyes. (The Walleye!) So, I guess that is a long winded response, to my question! I will be spending my opening weekend on Rush lake in Chisago County!

Help me out here! I have two acreage properties, one is a gorgeous walkout rambler on 63 acres And the other is a hobby farm farmhouse on 40 acres. Both of these properties are located in Pine County just outside of Pine City Minnesota. The problem I have been having is, on a couple different occasions potential buyers actually said, "That is more land than I need, price is great, but what are we going to do with all that land?" Both of these properties are priced great, and are just minutes from Cross Lake, Lake Pokegema, and the Snake River.

Right NOW! Especially this year! Here in the Northern Suburbs of Minneapolis/St Paul in Minnesota, we have been pleasantly surprised on how the properties have been selling. Especially if you are on Acreage or lakeshore! Our office is in North Branch Minnesota, and the home showing requests for Chisago County, Anoka County, Washington County, and Pine County have been through the roof! Especially in North Branch, Forest Lake, Rush City, Stanchfield, East Bethel, and Pine City. If your home is on the market in these cities, and you are not getting showings you need to ask why?
