Website tools out there... - 02/29/08 09:21 AM
Who what when and where?
I have been extremely interested in trying to figure out how I am doing out there traffic and ranking wise - are we so competitive that we must know all?  I just want to know who is reading me and why and then also whether or not somebody out there finds anything I write of interest.
The first thing I got was a statcounter from www.statcounter.com - this is an amazing tool  - it gives you the same mapping feature of a clustermap (www.clustermaps.com) except that it also gives you all the details along side it - keywords … (11 comments)

Seattle Real Estate: Going Green with Solar Electricity - 02/28/08 03:11 PM
Seattle real estate is more exciting when it is going green!
Built Green houses and condos get more excitement and activity when they are on the market because buyers want homes that are environmentally friendly.  You can be certified as Built Green even if you are in a preexisting property based on some simple guidelines for a Built Green Remodel.  One great way to go green in Seattle real estate is to incorporate solar power!
The City of Seattle website has a whole page on green resources, but the solar power info was particularly intriguing.  Here is what it says:

Seattle Real Estate: When Your Condo Board Wants to Sell Your Home - 02/28/08 09:40 AM
 Seattle is pretty amazing!
I wrote a piece yesterday on the Laurelon Condo project and Children's Hospital's desire to purchase the entire six acre 136 unit complex as a way of expanding.  The reported amount of money Children's Hospital is willing to pay is 2.8 times the market value of each of the units - $93 million dollars!
Now if someone wanted to pay 2.8 times the value of my house, I would sell it in a second and pat myself on the back for the great investment I made, and for most of the Laurelon this seems to be the … (0 comments)

Seattle Real Estate Blogging - My New Look! - 02/27/08 12:31 AM
I have been blogging over at my own Seattle real estate blog http://www.raincityhouses.com/ since November 2007 - I have a regular real estate website, too - www.CooperJacobs.com, but I love having my own blog site and have had a blast using Wordpress and learning about SEO.
My hubby took some amazing shots of Seattle and I was able to get him to upload one of them on to the banner at the top of my page for a brand new look!  I am absolutely in love with this shot of our gorgeous city and had to share it with you!

Seattle Real Estate: Make a Home Buying Checklist! - 02/26/08 09:46 AM
What are you looking for in a Seattle house?
The Seattle real estate market in 2008 is perfect environment for a qualified buyer.  I already talked about Seattle buyer basics, but now I would like to focus on creating a checklist of what you are looking for as a buyer in this market.  Creating a checklist can really help clarify what you are looking for in a new home for your real estate agent, but it can also reveal some interesting things!
I only bring up checklists because they really can be helpful.  Seven times out of ten a new Seattle buyer … (2 comments)

Seattle Real Estate & Remodeling: My Favorite Floor Guy..For Remodels or New Construction - 02/26/08 12:00 AM
Seattle remodeling can give you a lot of choices to consider, and flooring choices are always exciting!  My favorite floor guy in Seattle is Mac's Wholesale.  Mac offers some amazing choices - and tons of environmentally friendly options!  Bamboos in every color imaginable and really cool Cork flooring!  Mac can tell you how to do it yourself or he can have one of his teams install it for you.  Mac also is great at finding quality carpets and having them installed inexpensively.  I recommend Mac's Wholesale Flooring to EVERYONE who asks about putting in new floors and he always makes them … (3 comments)

Seattle real estate has been hopping this month a bit more than last from what I can see - could it be the weather?  We have had a ton of sun this month!  My husband took the most glorious picture of the Seattle skyline last week!  I had to share!  It was one of those sunny and cloudy days that we Seattlelites are so used to and I found the contrast to be just stunning!

Seattle Real Estate: Buying a House in 2008? Seattle Purchasing Basics... - 02/24/08 01:00 PM
Selling houses in Seattle is amazing -
A qualified buyer is a very lucky person right now, but it is so important to ask questions form your real estate agent to make sure that they are going to be there for you every step of the way.  I wrote a blog once on sensitivity training and how important it is for agents to really put themselves in the shoes of the client.  Moving i s a big emotional roller coaster and a real estate agent should be there to pad the way and really be there for you!  Some of the most … (2 comments)

Seattle Real Estate: Ballard Dennys Update! - 02/23/08 11:13 PM
The Ballard Dennys was officially voted into a historical landmark category this week in a 6-3 vote.  I used to take my daughter there to eat for free when I was a struggling single mom and I have fond memories of it - I admit I was sad to see the windows boarded up in anticipation of yet another new development in the heart of Ballard.  I am still upset over the Trader Joes building that is smothering the little old lady's house just East of the Ballard Bridge.
I am sure this decision will be appealed, but for now the … (0 comments)

Seattle Landscaping: Amazing Landscape Architect in Seattle - 02/23/08 09:22 PM
Seattle landscaping can be commercial or residential and SBA does it all.  Susan Black & Associates have been doing some of the very best landscaping projects in Seattle and are among the most respected firms in the city when it comes to Seattle landscape architecture.  They do some amazing projects and should be considered first when it comes to any project!
I have had the pleasure of knowing Susan Black for years and am constantly delighted to find the firm's work is everywhere!  Logan Park in Lynnwood, WA got a huge transformation by the firm and it is one of the best parks in Lynnwood now.   Powell … (1 comments)

Seattle Suburbs: Sno-Isle Regional Library Making it Easier to Move to Seattle Suburbs - 02/23/08 06:44 PM
Seattle suburbs in the north have a fabulous library system!  I love the convenient online ordering system -  you can order anything in the entire system to be picked up at your local library.  Go through their catalog and order as much as you want - they call to tell you that the items are at the building for pick up and will hold them for a few days if it isn't convenient to pick them all up right away.
Here are the claims from the library system's website:
"21 Libraries plus Bookmobile, Outreach and Childcare programs serving more than 757,858 residents in … (0 comments)

Seattle Suburbs: Mountlake Terrace WA is Part of the Sno-Isle Library System! - 02/23/08 06:15 PM
Mountlake Terrace is a great Seattle Suburb if you are looking for big parks and great city facilities!  The Mountlake Terrace library is one of the wonderful Seattle Suburb Sno-Isle Regional libraries.  Check out DVDs, CDs, books, etc., and the children's reading section at this library is loaded with books, tables for reading, computers, and even a rocking chair for the schedules story times. I love the convenient online ordering system, too -  you can order anything in the entire system to be picked up at your local library.  Go through their catalog and order as much as you want - they … (0 comments)

Seattle Suburbs: Check out the Library System - Sno-Isle in Brier, WA - 02/23/08 06:02 PM
Brier is so lucky to have such a wonderful library - it may be little, but this smaller library packs a punch and offers all the same wonderful perks of other Sno-Isle Regional libraries.  Check out DVDs, CDs, books, etc., and the children's reading section is adorable.
I love the convenient online ordering system, too - there is no need to have a huge library if you can order anything in the entire system to be picked up at your local library.  Go through their catalog and order as much as you want - they call to tell you that the … (0 comments)

Seattle Real Estate: Tips For Seattle First Time Home Buyers in 2008 - 02/20/08 10:05 AM
Seattle still has an incredible real estate market in 2008, but....
It is different than it has been in the last ten years or so. Many first time home buyers like to ask their friends and family a lot of questions along the way and tend to rely at times on these lifelines.  Unfortunately, new Seattle buyers might find that asking all the questions in the world might not get them the right answers for this new Seattle market.  Buying a house any time is a huge task, but being a first time home buyer on top of that makes it ridiculously intimidating … (0 comments)

An Overview of some of the north Seattle suburbs if you are thinking about moving here:
Lake Forest Park and Shoreline are the closest to Seattle and both boast natural scenes like trees and water views. From Richmond Beach in Shoreline, sweeping Sound Views and salty air are abundant. Lake Forest Park offers a ton of trees and Lake Washington views. The Seattle suburb of … (1 comments)

Seattle Real Estate: Lenders busy out there? - 02/13/08 07:00 PM
Seattle real estate is hopping -If you don't believe me, then listen to this one:
I just got told by a Seattle mortgage broker that one of my closings in escrow might be delayed because the lender is backed up!  I will be on top of this one to see what I can do to help, but thought that it was interesting since the media is still saying our market is slow......
The rates are low and the lenders are busy - I know based on other things that I have read that WAMU is pretty busy!  I just had no idea that they … (6 comments)

Seattle Real Estate: Remodeling Green to Bring in The BIG Bucks - 02/11/08 03:15 PM
Seattle real estate is big on building green right now and I am thrilled for it!
I love taking buyers out and having them ooo and awe over the finish work that goes into a Built Green home.  Most of the time these environmentally conscience builders are so detail oriented that it really shows in the final product!
What about when a Seattle seller decides to remodel their existing home to incorporate some of these amazing new earth friendly and efficient, but sometimes expensive products?
Of course the home will become more efficient and cheaper to operate while having a lesser impact … (0 comments)

Seattle Real Estate: Looking For New Green Built Homes? - 02/11/08 01:50 PM
Seattle real estate is on the move as far as "Built Green" goes!
If a Seattle buyer wants a home that is environmentally friendly and efficient, then there are fortunately options in both the Seattle townhouse 2008 market and also single family houses.  It seems as if builders are really starting to understand what modern savvy buyers want and the real estate available is beginning to reflect this.
Building green is more than just using energy efficient appliances!
It is even more than Bamboo flooring or highly efficient windows.  There are dual flush toilets, low toxin paints, recycled glass and tiles, plus … (2 comments)

Seattle Real Estate: Building Green Townhouses... - 02/09/08 11:43 PM
Seattle has a ton of new "built green" new construction real estate properties - including some beautiful townhouses
I got the pleasure of touring a few more this last week when I took some buyers through Ballard, Greenwood, Beacon Hill, and even the new development Rainier Vista in Columbia City.
I am so impressed with some builders and their willingness to put in such a great renewable resource like Bamboo floors!  I personally put Bamboo flooring into my house three years ago and I have been so impressed with its performance!  It comes in many colors, shades, and finishes and fits … (7 comments)

Get Your e-PRO in 2008! Online, Easy, Cool - 02/09/08 11:18 PM
Get your e-PRO designation!
Unlike other designations, the e-PRO designation doesn't require ongoing yearly dues and most states will give you continuing education credit for it!  I paid an extra $25 and got 15 clock hours after taking it so for me it was a double whammy of good real estate education!
They have a referral system set up so that you can get $25 off the tuition for e-PRO here. ( I wish I could have found someone to refer me to get that discount - oh well:))
Let me know if you have questions about the course -  I know it will … (2 comments)

Seattle Suburbs New Construction Off Your GPS and Random Or Not? - 02/09/08 10:40 PM
Some builders in the Seattle Suburbs are putting developments up so fast that they are way off of my GPS!  Most of the time the site agents are pretty good about giving out decent directions, but I like to drive around and check out the new construction sites in the different suburbs to see what is going on!  For me, the best end product is all about granite slab and FRANKE sinks, but I love to see the humble beginnings!
I was so happy when the NWMLS implemented an aerial view (bird's eye) version of the maps for our listings!  Even if your … (0 comments)

Seattle Foreclosures..Weird Things Can Happen... - 02/09/08 09:16 PM
Seattle foreclosures are out there and there are certain issues associated with buying REO properties that need to be addressed from time to time.  Make sure to hire a Seattle REALTOR who knows REO - it is NOT a "do it yourself" process!  A few years ago, I brought my client by a Mountlake Terrace foreclosure property which was listed on the NWMLS.  My client decided that they loved it and we put in an offer.  After a lot of negotiating back and forth, our offer got accepted and my client got a great deal!
Happy ending? No!
One week before closing we … (1 comments)
