Get out! I don't know about you, but when you see enough houses, eventually you will come accross one here and there that makes you wonder. I walked into a lovely Phinney Ridge house last week that presented itself well from the street and seemed to even be smiling with its own street appeal. It was a cute turn of last century little bungalow and seemed to be just perfect. The welcoming stairs curved up happily to the large view front porch and happy front door. Okay SERIOUSLY - you guys get me all into Twitter and then I start to actually use it and enjoy using it and now I am getting error messages like crazy. It seems the site might not have been prepared for its own popularity or is it just all my Tweets? Twitter keeps telling me that it is over capacity...for days now. I hate that! Anyone else? Seattle Real Estate: Getting to Escrow - 05/27/08 05:45 PM
One of my lovely clients signed at escrow today and have the opportunity of closing a few days early. This is quite a surprise in the current lending environment to have something actually come together early with out too much drama. The appraisal did get picked apart in the early stages, but that has since resolved itself. So they have signed and are ready to go. Seattle Suburbs Real Estate: An Appraisal Can Make or Break a Deal even When It has Nothing To Do With Value - 05/16/08 09:34 AM
I know that the appraisal plays a major role in a buyer's ability to purchase a new house with a loan, but I never expected one of the latest I saw to make such a difference. The appraiser accidentally marked that the property is in a declining market and the lender wanted more money down as a result. I had to call a couple other appraisers and make sure I wasn't completely out of the loop on this one, but Snohomish County is NOT in a declining market. I was watching the news this evening and apparently a developer found bones and a coffin at the site of his latest construction project in Renton. A lady interviewed said something like, " needing to properly bury these remains...", and I thought the statement was a bit presumptuous. OK - I am looking outside right now and maybe this will burn off, but after two days of straight rain, I am wondering if the weatherman could possibly have been right about today being a hot day???? I went out and bought one of those really cool gazebos that you can find anywhere now and have my sunny station all set up. I have my sunglasses and my sunscreen. I have my hat. Where's the sun? Lake Forest Park is a great place to go look for choices on the market!!!! According to the NWMLS as of today on my report, there have been 115 residential listings active this year. Of the 115, 67 are active on the market (available for sale), 1 is contingent, 4 are subject to inspection, and 35 have sold since 1/1/2008. Prices range from $179,000 to $2,495,000. Brier WA real estate is happening! For 2008, there are 52 real estate listings so far according to the NWMLS. Of the 52, 40 are active on the market, 1 is Subject to inspection, 3 are pending, and 8 have closed since the beginning of the year. The houses in Brier range from a 2 bedroom/1 bath for $320,000 to a 5 bedroom/4.5 bath for $1,358,000. Ironically the top and bottom for price in Brier are actually pretty close to each other! One of my favorite things about Mountlake Terrace is that once a year the city puts on the annual garage sale. This weekend, you can literally drive around to hundreds of garage sales! It is quite the neighborhood thing to do, too - The city encourages clean up by allowing garage sales all weekend without a permit and people come out for this event! After all the garage sales are over, Waste Management picks up UNLIMITED trash from their customers on trash day. What a great way to clean up the city and allow some of those old things not needed

I am nice girl, I promise, but here is my rant.... Almost every day my phone rings many times through out the day with calls from agents who want feedback from my showings. I am going to start out by saying I hate these calls. I understand them because I do them myself for my listings, but I still hate them. I go on whirlwind tours and can show a buyer up to twenty homes on a tour on some days - especially with inventory higher than usual right now. Seattle: I have gone through a lot in the last 24 hours to make sure my wonderful buyers could move into their new home this weekend. All of this because of one little piece of paper that surfaced literally five minutes before the loan was supposed to fund. We had other bumps along the way to close, but this was something a little different. Here's a tip: If you are trying to give the buyers a credit towards a new furnace rather than go to the trouble of fixing the old original broken one, please don't ask the escrow company to pay the furnace
