I love Sunset Hill in Seattle!  It is such a wonderful neighborhood overlooking the Puget Sound!  Sunset Hill Park is a great place to walk to for Sunset Hill residents.  The park was gifted to the city in 1903 and is actually 2.7 acres, but seem like it is less than half an acre because most of it is on a slope overlooking the Sound and the Olympic Mountains.

You may have heard: Greenwood is built on a bog.

Well, some of it is anyway. Most of it is not.
It is really important to know what this means if you are looking in this area to buy. Parts of Greenwood are built on a peat bog which relies on groundwater to stay intact. As water is diverted away from the ground through construction and drainage, the peat bog gets smaller and smaller - much like a sponge. As a result there have been some areas of Greenwood and other Seattle neighborhoods that have actually sunk.

Seattle:  I like this rainy day ferry scene... I love Staging!  Staging is one of the major things I think should be done in this day and age when you are selling a house in this market. I want all my listings to be cleaned and Staged!  A buyer needs to be able to come into a house and feel comfortable with the surroundings!  I was in a house the other day that for the most part had some drop dead gorgeous Staging through out, but there were a couple VERY STRANGE things and I had to share!

Loyal Heights Community Center and Playfield: WOW!   What a great neighborhood asset! 
 Where can you find it? The Loyal Heights neighborhood in Seattle at 21st and NW 77th Street.
This is a public park!  No fees to use, etc., but follow the rules to keep it nice!  The field and dugouts and bleachers are in tip top shape and just a fabulous place to play in the city.

A bank had to reduce a home in Detroit to $1.00 before they could find a buyer. Two years ago it sold for $65,000. 
No crazy financing on this one.  It was an all cash deal.
Homes going for $1.00 should definitely start bringing the buyers out who have been sitting on the fence.

If you want to plan a fun day in Seattle's Ballard neighborhood, go check out the fish ladder and amazing mechanical wonders at the Ballard Locks!  It is so fun for all ages to watch as boats go in and out of the Locks.  The sea levels are drastically different between these the Puget Sound and Lake Union, so boats heading in and out through the Ship Canal must go through the Locks in order to raise them or lower them to the appropriate level. The Richmond Beach Library is located at 19601 21st Ave NW in the Richmond Beach neighborhood of Shoreline. 
This newer library is part of the King County Library System and is over 5000 square feet with views of the Puget Sound.
The gardens surrounding the library are gorgeous and sea breezes cool off a sunny summer afternoon. 
There is a walking path around it and a large play area just North with views of the ferries and sailboats.
