Happy Thanksgiving!
I have a lot to be thankful for this year!  Cooper Jacobs Real Estate Services had a had a successful year even with the challenges that were thrown this way!  Seattle real estate in 2008 has been anything but easy - that is for sure, but I have been successful at helping my clients do what they wanted to do and I am thankful for it.

Seattle MLS Statuses:
Two of my listings went from "Pending Inspection" status to "Pending" status in the Seattle area MLS this last week.  I know I have had a lot of questions over the years as to what the status actually means when buyers are searching for houses in the MLS or on other Seattle home search sites.  Seattle real estate is complicated enough without having to wonder what the status marked in the MLS actually means, so here you go:
"Pending Inspection"

Really? Are you sure?  Do you know every possible thing that could go wrong in any market  - let alone a market where qualified buyers need to be picked through to make sure you can close a transaction and not create a lawsuit along the way.
OK Aubrey Cohen at the Seattle PI wrote up a piece about how Redfin is raising their prices to attract more market share. OK?  But that is another story.  What is amazing to me was the comments afterward about how many people really feel they do not need a real estate agent.

Anyone Having Trouble Getting Paid By Ocwen? - 11/01/08 12:19 PM
I have worked with Ocwen on REO properties in Seattle quite a few times and I never remember having this much trouble getting paid for a bill.  I have a $3000 water bill that has literally just been sitting "in process" since 10/3/2008 - almost a month!  I have called real trans and also repeatedly emailed my asset manager, real trans customer service, and accounts payable for a status.
Not only have I not been paid, but they are completely ignoring me at this point.  So my question:  Anyone else having trouble getting your reimbursements from Ocwen?  In this day and … (12 comments)
