Seattle Real Estate: Environmental Real Estate Concerns For Buyers: Lead Based Paint - 11/29/08 05:19 PM
If you are thinking about getting off your fence and purchasing Seattle real estate, now is a great time to buy with the amazing interest rates and great choices out there! Make sure that you are well informed on the environmental issues concerning real estate! Lead based paint has always had a large part in our real estate contracts - sellers have been required to disclose what they know and buyers have been required to acknowledge the potential risks. Both the listing and selling agents/brokers have been required to sign their names on the forms as well. Lead based paint is a biggie and (0 comments)

Happy Thanksgiving Seattle! - 11/27/08 01:22 PM
Happy Thanksgiving! I have a lot to be thankful for this year! Cooper Jacobs Real Estate Services had a had a successful year even with the challenges that were thrown this way! Seattle real estate in 2008 has been anything but easy - that is for sure, but I have been successful at helping my clients do what they wanted to do and I am thankful for it. Rates have dropped seriously this week and I wanted to pass on that as of yesterday the 30 year fixed rate was around 5.43%!!!!! This is incredible and definitely worth being thankful for (0 comments)
Brier Market Update for Thanksgiving Week 2008 PLUS My Opinion On The Subject! - 11/24/08 03:20 PM
Brier Wa is an amazing Suburb of Seattle - filled with trees and views of the mountains, plus great gathering places for the community - I count myself fortunate among the ones who live or work there! Of course a little slower than usual, but there are some beautiful properties on the market. Active residential only (no condos in this batch) listings available in Brier Washington range in price from $215,000 (!!!) to $1,344,000. There are 29 active residential listings in Brier right now with an median price of $494,250 and an average days on market of 154 days. Every single one of (3 comments)
The Naked Truth About Short Sales And Pre-Foreclosures. - 11/17/08 03:12 PM
There is always a catch! Via Gene Dexter, Seattle Realtor: It looked so appealing on MLS, didn't it. The price is $90,000 below list/sale from two years ago, in a decent and workable area; your buyers are not only qualified but ready to go with their loan package, and the home? On market for 135 days. What could possibly be wrong? Everything. From special As-Is bank addendums and prerequisites such as dictating what type of lender and loan the seller will accept, to winterized and locked down homes buyers are expected to restore during the inspection process, greatly extended escrow days and lots of (0 comments)
Seattle Real Estate: Pending Inspection vs. Pending in an MLS search - 11/15/08 10:06 PM
Seattle MLS Statuses: Two of my listings went from "Pending Inspection" status to "Pending" status in the Seattle area MLS this last week. I know I have had a lot of questions over the years as to what the status actually means when buyers are searching for houses in the MLS or on other Seattle home search sites. Seattle real estate is complicated enough without having to wonder what the status marked in the MLS actually means, so here you go: "Pending Inspection" The offer has been accepted but is contingent upon successful negotiation of the inspection contingency. In plain English: (2 comments)
Really? Are you sure? Do you know every possible thing that could go wrong in any market - let alone a market where qualified buyers need to be picked through to make sure you can close a transaction and not create a lawsuit along the way. OK Aubrey Cohen at the Seattle PI wrote up a piece about how Redfin is raising their prices to attract more market share. OK? But that is another story. What is amazing to me was the comments afterward about how many people really feel they do not need a real estate agent. http://seattlepi.nwsource.com/business/386547_redfin06.html Kary (4 comments)

Beacon Hill Hot Spot: Afrikando Afrikando - 11/06/08 12:48 PM
My dear friend Erich sent me some info and I wanted to share because I was at the wedding and can attest that it was yummy! Erich and his wife have amazing taste and I love sharing about new or not so new but "back in business" in this case:A restaurant that's an old fave of mine had closed but has now returned. Some of you might remember the Senegalese food that was catered when I got married (which coincidentally will be 5 years ago this coming Saturday). The food was from a restaurant about a block from where I work (1 comments)
Anyone Having Trouble Getting Paid By Ocwen? - 11/01/08 12:19 PM
I have worked with Ocwen on REO properties in Seattle quite a few times and I never remember having this much trouble getting paid for a bill. I have a $3000 water bill that has literally just been sitting "in process" since 10/3/2008 - almost a month! I have called real trans and also repeatedly emailed my asset manager, real trans customer service, and accounts payable for a status. Not only have I not been paid, but they are completely ignoring me at this point. So my question: Anyone else having trouble getting your reimbursements from Ocwen? In this day and (12 comments)
