Volunteer Park is one of my favorite parks in Seattle - It has a great variety of activities there and is just a great place to exercise or to take a stroll around on a nice day.
   Seattle is filled with parks, but if you get a chance to visit Volunteer Park on Capitol Hill,do take advantage of it!    
Make sure to drive through and see the gorgeous historic homes in this area as well. 

This is one of Seattle's original neighborhoods and it is worth a look to see some of the stunning historic mansions!

Lake Washington always looks so serene and calm in the pictures you see for Lake Washington homes for sale, but the lake is like other bodies of water ever changing.

I can tell that the buds are starting to spring up and  although I think we are in for more winter in Seattle, Spring is coming....
Downtown Seattle is so amazing, but the Seattle waterfront in particular is where dreams come alive in Spring and Summer time! 

I love the slight cool breeze and salty smell coming off the Puget Sound in Sprnig and Summer here. 
It is worth a trip here just to check it out, but living in Downtown Seattle condos or lofts would be just ideal!

This chart is for residential Queen Anne Homes For Sale in January 2011 only.  It is sometimes difficult to get the numbers until a little later the next month because some transactions are not changed in a timely manner in our NWMLS system.
These numbers reflect Queen Anne single family only– so no Queen Anne Condos. January closings are final and there were officially 78 Queen Anne Homes for sale at the end of January, 11 that got offers and went pending (so they were successful offers), and 20 closed transactions.

What is Pending Feasibility? - 02/11/11 03:04 PM
I got an email this morning and it isn't the first time I have been asked this question:
I was looking at properties on XXXXXXXXXXXXXXXXXXXXX I fell in love with this property. I saw though that under its status it says pending feasibility. What does that mean?
To put it simply, it means that someone has put in an offer on the property, but they want to have a study done to make sure they can do what they would like to do with it before they actually purchase it.

Paperless is something that has been of great consideration to me for quite some time.
In the past, my transaction files could get as much as 6 inches thick and moving paper documents around was always cumbersome. In addition, there was a risk of a piece of paper getting ruined or worse - lost.  As an EcoBroker  practicing in my own real estate business, I have always tried to get my documents signed electronically to save paper.  In recent years I have taken the idea of paper-less a few steps further.

Is There Financing Available For A Non-Owner Occupied Seattle Floating Home?  This was one of the latest round of questions I got on Seattle houseboats and the process of purchasing a houseboat. 
The answer is:  (wait for it) Sometimes.  According to one Seattle floating home lender, it is:
"Only by exception approval can it be non owner occupied.  The guidelines and rates I quoted are for primary / second homes only."

A milestone in Seattle houseboat legislation could be on the horizon.
 HB 1783 if passed will define houseboats and houseboat moorages as a "water-dependent use" which would protect this iconic way of life afloat for generations to come.

I love this.
 This is a 1915 map of Madison Park's McGilvra Colony from the Seattle Municipal Archives.  Madison Park has a long and fun history and so do Seattle houseboats so I thought this was a great map to combine the two.  There are no Seattle houseboats on Lake Washington any more, but there was a time when they were all along the shores including Madison Park!  According to the book Madison Park Remembered by Jane Powell Thomas, there were a series of wooden walkways along Lake Washington that led out to the houseboats beyond.

Want to have it all?  Many times when buyers are looking at Seattle houseboats, they are compromising.  It might be parking, ownership structure, storage, moorage, etc.  Roanoke Reef is not such a case.  
Roanoke Reef floating homes have pretty much all of the above...
They are, however, few and far between as far as availability.  Let me know if you are interested in buying a Seattle houseboat on the Roanoke Reef dock.  Latest prices of Roanoke Reef homes have been between $1.2 million and $2 million dollars.
