Mr. Martinez asked me for a lot of NWMLS numbers for the Sunset Hill article, but also was kind enough to post some of my personal thoughts o the neighborhood. Here is an excerpt:

Tax Credit Info: The Latest...

Home Buyer Tax Credit 2009: It passed the house and the senate and Obama has signed it into law. The IRS site is updated except for the latest version of tax form to accommodate the newest change to the housing credit.

The basics of the home buyer credit in this version? In a nutshell, you can make more money to qualify, you have longer to find the qualifying home and even longer to close after that, and you don't have to be a first time home buyer to qualify for the reduced credit of $6500.

Seattle Backyard Cottages Approved

Seattle Backyard Cottages Approved: You may remember that I wrote about Seattle backyard cottages coming to a vote yesterday. The proposal was approved and city wide Seattle (unless you are in the Shoreline District) is allowed one ADU - either as a backyard cottage on lots that qualify in size (have to be more than 4000 square feet, etc.) or an ADU inside the house walls. You can only have one, but now there are more options than just your basement for an ADU (Accessory Dwelling Unit) in Seattle!

Seattle Backyard Cottages and Real Estate: Are you interested in finding Seattle real estate that qualifies for a backyard cottage? There are already many firms stepping up to advertise their backyard cottage services. I look forward to seeing how this plays out! Density does belong in the city and this is a great way to make affordable housing as long as quality construction and design is respected! I know a perfect Greenwood home offhand that would be a great candidate and it is on almost a third of an acre!

Queen Anne West Slope Real Estate

Queen Anne West slope real estate is hopping -there are some wonderful homes out there right now and Queen Anne has been selling pretty quickly given that this is the 2009 Seattle real estate market! West of Queen Anne Ave N all the way over to 10th Ave W and from about Prospect up North to McGraw was where we were focusing today and there are some wonderful choices in the $600,000 to $1,000,000 range. Amazing sweeping Puget Sound views can be had for under a million in this neighborhood, especially if you are willing to put in a little elbow grease fixing the house up to make it perfect.

Queen Anne character: There are a lot of extremely gorgeous tree lined streets with thick sidewalks and walking paths that even Green Lake could envy on a day such as today. The Queen Anne home pictured above is appointed towards the Sound and mountains and perched above the lovely Wilcox Wall high up on on the West slope of Queen Anne.

Queen Anne Real Estate: Listed Queen Anne homes on the West slope are moving fairly quickly. If you have a nice home that is at least three bedrooms in this ten by ten block area of the West slope of Queen Anne, please let me know! I have a buyer who really wants to move here and we are seeing everything. This particular area has a nice mix of easy bus route right Downtown (bus 1) as well as easy walk to Queen Anne Ave for all the great Upper Queen Anne merchants, plus Trader Joe's and the library are right here, too!

Seattle Backyard Cottages Upcoming Meeting

Backyard cottages are a nice solution that many Seattle homeowners have been interested in for a variety of reasons. A Seattle backyard cottage, officially known as a detached ADU or accessory dwelling unit, can be a nice solution for a college aged child or aging parent among other things and a great way to financially make ends meet. Southeast Seattle has allowed them since 2006 and the Mayor introduced legislation to allow them across the city back in March of this year under a certain set of rules and regulations.

Upcoming meeting to discuss Seattle Backyard Cottages: Nov 2nd at 2 PM for council vote on Backyard cottage legislation. This is still tentatively scheduled, but you can get more info here: http://www.seattle.gov/dpd/Planning/Backyardcottages/Overview/

Seattle Backyard Cottages Guidelines:

Since introducing the idea in March, 18 homeowners have applied to add one in their back yard. Certain rules and guidelines must be followed to qualify. Here are some, but you can find more details on the city site.

1. Lot must be at least 4000 square feet in area with additional minimum width and depth requirements.

2. The house and the backyard cottage together can not exceed the current 35% limit for lot coverage.

3. Cottage square footage limit is 800 sq feet.

4. Height limit of cottage is 15-23 feet high depending on the lot width.

5. Parking is required.

6. The owner must live in either the primary residence or the backyard cottage (like a Seattle ADU).

Seattle ADU Requirements (kind of like a MIL Mother In Law, but Not)

Thinking about converting your basement or attic into rental income? Seattle has a great policy for allowing accessory dwelling units (ADU) on residential properties. This is a great way to be able to rent out part of your home and allow someone to legally live in a separate part of your home while you live there. Additionally, you can live in the ADU yourself if you choose and the renter can live in the main home. It doesn't matter as long as you stay within the city's guidelines for establishing an attached accessory dwelling unit.

Seattle ADU rules, rquirements & guidelines (you have to meet all of them although there are some variances allowed if applied for properly):

1. the home has to be occupied by one or more owners and the owner has to have at least a 50% interest in the property. Additionally, the owner occupant has to live there for at least 6 months a year.

2. Unless all residents in both units are related to each other, the limit is eight people in the entire structure.

3. One off street parking space must be provided for ADU( you can apply for a waiver on this one).

4. Only one ADU for each home (this includes backyard cottage or ADU).

5. ADU can only be 1000 square feet although there are some more details for getting around this if the ADU is all on one floor and structure was in existence prior to 6/1/1999.

6. Usually only one entrance can be located on front or side street locations. Ther eare some exceptions.

7. Window for sleeping room has to be a certain size - according to city literature:

"In sleeping rooms located in buildings constructed after Aug. 10, 1972, or in rooms converted or established for sleeping purposes after August 10, 1972, there shall be at least one operable window or exterior door approved for emergency escape or rescue. The window or door must be operable from the inside. All emergency escape windows shall have a minimum net clear opening of 5.7 square feet (grade floor openings allowed to be 5 square feet), a minimum net clear openable height dimension of 24 inches, and a minimum net clear openable width dimension of 20 inches. The window must have a finished sill height not more than 44 inches above the floor. The sill height may be measured from the top of a constructed step with a riser of not more than 7 inches."

8. The ADU has to meet all current Seattle residential standards for building, mechanical, electrical, and energy codes. (Look for good ceiling height and egress. )

9. Electrical boxes either have to be located in common areas or in the areas for the units they serve.

Seattle Mother In Law, Backyard Cottage, ADU...

These are all different! An ADU is different than a mother in law (MIL) apartment which is a separate residence within a home and allows you to rent out the MIL apartment without having to live in the other part of your home. Backyard Cottages are also different. An ADU us the best way to live in your home and have either legal separate living quarters fro your nanny or housekeeper or make extra income to offset your mortgage.

Upper Queen Anne Real Estate Market Update

Upper Queen Anne is beautiful - I especially love the retail all along Queen Anne Ave N and the walkability that most of the homes in this area offer. I wanted to look at homes in the Upper Queen Anne neighborhood of Seattle that score extremely high on Walk Score so I looked at the market just from 4th Ave W all the way East to 4th Ave N and from W Smith Street and Queen Anne Dr to the North down to W Lee St and Lee St where the hill starts really impeding walkability. I would expect that all of these houses score in the high 80s to well over 90 on Walk Score's site.

Queen Anne's real estate market has been very active this year and Upper Queen Anne especially. These numbers do not include townhomes which I will pull out separately in another post. There are currently 16 Active homes in this area of the Queen Anne neighborhood. There are 6 pending homes and 37 sold in the last six months. Queen Anne homes are selling!

Active Queen Anne lisintg: These are Queen Anne homes that are available right now on the market. These range in price from $525,000 to $1,545,000 with an average of $826,557 and a median list price of $783,835. I have previewed or toured most of these and there are some amazing offerings included so let me know if you are interested and I can show you my favorites. Pending Sales: This is Queen Anne Real estate that has not closed yet, but has offers. Sold homes: 37 in the last 6 months!!!! This is great news! They range in price from a very affordable $375,000 to $1,900,000 with an average of $741,5111 and a median of $660,000. Average days on market was 68 days for Queen Anne homes.

Average listing price per square foot is $309 for these homes and average selling price per square foot is $306.

The 4 letter word that will send buyers out the door

The 4 letter word that will send buyers out the door as fast as they can go and never look back. This is a word that Real Estate educator, Bill Gallagher, spoke about last week in our Mandatory Update class and had everyone laughing. Yesterday when it happened to me I was NOT laughing. That 4 letter word is FLEA. The size of a spec of dust these little creatures have the power to turn me into a gyrating, gasping, goofy lady slapping at her clothes and grasping for seemingly non-existent somethings as they jump out of my way.

The flea was a funny matter last week as Bill Gallagher talked about an agent in her white pantyhose - fleas love the color white - entering a home infested with fleas only to turn and escort her buyers outside and returning to remove her pantyhose and leave them on the floor. He went on making the room laugh again and again as he made his points hit home. Oh his words came to mind again for me yesterday, but I wasn't laughing. I was trying to pinch the little critters between my thumb and forefinger -- mostly unsuccessfully -- before they could jump away.

Facts about fleas:

They can jump as high as 4 feet

They feed on blood

They can live up to 100 days without food in the coccoon stage unfed

Once fed they live 3 to 4 months

Once feed a female can lay up to 2000 eggs during her life

Female lays eggs within 36-48 hours of a meal

Gestation period is 14 days

Only 5% of fleas found in a dwelling will be on the pet

Very tiny up to 1/8 inch in size

They can bite up to 400 times a day

When you treat for fleas you must take into account all 4 stages of a flea from adult, young (hide in a cocoon until food is near), larvae and the egg stage. Most sprays will not penetrate the cocoon. The cocoon is a shell used by the young where they hide inside until a warm meal passes by then they "unzip" and hop on for a bite. Once fed they reproduce and the cycle starts over again. In addition to treating you should vacuum every day and a half to two days for at least two weeks (gestation period) to pull up all the cocoons and eggs. You must either toss the bag after each vacuuming or add moth balls to the bag. Moth balls? Well it has been used for years to kill the larvae of moths in your closet so why not the larvae of fleas in your vacuum cleaner bag. Now your house won't smell like a spring breeze, but if it does the trick you'll be sighing with relief as you inhale that pungent scent.

Now to complete my story of yesterday. I had to measure the inside of a new listing. It is a fixer upper to say the least. The owner resides outside the area and recently had a non-paying tenants that had to be evicted. Bonnie, my dog, was in the car because I don't take her into property, but when I got to the door to unlock it -- it was slightly ajar. With no power on and the bad tenant history I went back to the car and got Bonnie dog out and took her in with me.

Well believe it or not I did NOT notice the fleas until we had measured and returned to the office. Then they were jumping on and off me as I sat at my computer. I had to go into the bathroom take off my top and pick off the fleas. The were on my "white" socks under my jeans. I even picked a couple off Bonnie's face. Figuring I didn't want them infesting the office I went to Ace Hardware and got a couple of bombs and let them off and headed home to brush Bonnie figuring it couldn't be that bad right. Keeping her outside I began brushing, but after finding a half dozen fleas crawling on her we headed for the tub and a flea bath. A shampoo, 30 dead fleas and a final coating of flea dip later she was briskly running around to thank me. Next we washed her bed from the office and just for good measure the one from home too. I have a healthy (or unhealthy) dose of bites myself and would love to douse my body in some flea dip if it would help the itching!

Beware of this four letter word as you enter vacant dwellings! FLEA

Eastlake Seattle WA Market Update: October 2009

Eastlake is interesting because although there are single family traditional homes, most of them don't come up for sale very often. That has been the case for the last six month of sales and also for the current Eastlake homes for sale that are available now. Excluding Eastlake condos, single family Eastlake homesare comprised of mostly townhouses, then houseboats, then regular single family traditional homes. Eastlake Townhomes have been the dominating factor for single family residential in this Seattle neighborhood recently.

Current Eastlake Homes for sale:

There are currently 25 Active or Contingent homes available in the NWMLS in the Eastlake Neighborhood. 24 of them are Active and 1 Townhouse on Minor Ave E is listed as Contingent. Out of these 25 Eastlake homes, there are only really three traditional historic Seattle homes-historical and not floating because we all know that houseboats are extremely historical. Speaking of Seattle houseboats, there are three available in Eastlake right now that are Active. The other 19 Active listings are for townhomes or very townhome like homes. You can see this is a major part of the market!

Eastlake Homes Moving!

There are 8 Eastlake homes in escrow right now marked as some type of Pending status in the MLS - four townhomes, 3 floating homes, and one home which is probably a tear down on Louisa right behind Louisa's Bakery. It is pending feasibility right now because the prospective buyers probably need to find out if the height restriction on one portion of it will work for their building plans (this history on that one is kind of cool).

Eastlake sales: There have been 13 in the last six months that have closed. Houseboats and townhomes are really driving that number with 6 closed Seattle houseboats and 6 closed townhomes in the last six months! One 1921 little cutie sold as well - a traditional single family residence with 1 bedroom and 1 bath.. more townhomes there? I hope not - it was so cute!

I am always amused when agents declare that buyers won't sign a buyer's agreement. The ones I work with do. What I've learned is that it's all in the way you approach it.

There is a particular way to approach the intial counseling interview with a buyer to set the stage for the contract. There are 5 distinct steps to take.

Step 1: Tell Me What You Want The buyer came in with a real life situation in search of a real estate solution. Find out what that is. This is so much more than the "3-2-1" approach. The buyer says he wants 3 bedrooms, 2 baths on 1 level and you swivel to the computer, punch those parameters in, come up with a list, then turn to the buyer and ask "Would you like fries with that?" You are acting like an order taker.

Instead, seek first to understand. What's really going on with this buyer? He thinks he knows what he wants, but if you understand the full picture you may actually come up with a better solution. This first step could take the most amount of time in your interview.

Step 2: This Is What I'll Do I can't talk about my customer service plan until I know what the buyer wants. I want to customize the delivery of that plan to suit this particular buyer's needs. If it's a first time buyer, I will emphasize the basics; if it's an investor, I'll emphasize the analysis. And so on.

This is the portion of the interview in which I talk about my Preferred Buyer Plan as well as my agency duties. I realize that in some states the interview has to start with some agency dislcosure.

The next step is absolutely critical and many agents skip it, trying to make everything seem easier for the buyer. Remember the first ads NAR ran about Realtor awareness? They sort of sounded like: "You have a life. I'm a Realtor. I have no life."

Step 3: This Is What I Expect of You If you have done an exceptional job on describing your services in Step 2, the buyer is going to wonder "What's the Catch?" So tell him.

In order to qualify for my Preferred Buyer Plan (when you name your customer service plan, you elevate its significance), a buyer must agree to work exclusively with me, be approved by a lender on my short list, and a few other activities. You can make your own list. It is critical for you to give the buyer something to do in order to qualify for this service.

Step 4: This is How I Get Paid It is so important to demonstrate value prior to asking for commitment which is why the steps are laid out this way. In this short sale market, you will describe that process and how you approach it in Step 2, proving your value.

If the buyer thinks it's fair for me to provide all these services (to underwrite their search and purchase) only to be paid a fraction of my fee, then that buyer doesn't qualify for my services.

Step 5: Build a Bridge to the Contract This is the seque that takes you from your interview and conversation to the actual written agreement. Sometimes you won't feel ready to do this prior to the first outing with a buyer because you may be unsure about the buyer's motivation or qualification. Most often I do it in the first interview, but I've been doing this a long time, too.

So here's the seque language that I learned from someone in a class a couple years ago: Everything we do in real estate is in writing, and this is no exception.

It's short, it's compelling, it's memorable. It puts the contract into the process.

Of course, it takes practice to be able to conduct the interview comfortably, to deliver that dialog, and to go over the contract. Agents should be as familiar with the buyer's agreement as they are with a listing, so much so that they can have the piece of paper facing the client and walk down the page describing the content, just as they do with a listing.

This process really works! Within 5 years I truly believe that we will all look back and wonder what took us so long to make this a part of our business plan and our way of doing business.

Wallingford Seattle WA Bus Routes: Wallingford is already one of Seattle's most walkable neighborhoods. Maybe that is why the founder of Walk Score (a national website that measures the walkability of your neighborhood) lives right here in Wallingford! I mean this neighborhood really does have easy access to everything. On top of that, you can find major bus routes along at least 40th, 45th, and Stone with covered ones on both sides at Stone and 40th on Stone and also at 45th and Wallingford on 45th - also on both sides.

(I need to ad my personal note here: I think that they should add at least a covered bus stop or two on 40th in Wallingford as well - this is Seattle, people!)

Seattle houseboats: Got storage? On a recent tour through some of the Seattle floating homes in Eastlake, I decided to take a picture of one of the creative storage solutions. Seattle houseboaters are creative by nature - I have seen cute little vegetable gardens in old floating dingies and tires, but storage is always a problem living in tight quarters.

Seattle floating homes storage issues...

Imagine just painting a room and having a few inches of paint left in the can. Most of us would throw it in the garage for touch ups, but storage is a true premium in the Seattle houseboats community. One well loved houseboater, Terry Pettis is remembered for his statement about having to get rid of an old pair of shoes when you got a new pair.

Because storage is at a premium in Seattle's floating home community, I thought it would be cool to show you one of the solutions that a Seattle houseboat owner came up with. See the wood stairs? Look pretty normal, right? But do you see the tiny little hinges?

Look closely....

See them?

Smart Houseboat! Okay, so let's see how this works... hmmm... Very cool. The stairs are the garage. All the things I would think of to store in the garage - tools, etc. are in the stairs! Each individual stair opens up to reveal a compartment for storage.

This is just another ingenius find in the Seattle floating home community. If you have a storage secret from your floating home, I would love to see it!

Another reason to love this ultimate Seattle waterfront homes living situation!!!!

Lake Union Waterfront: Lynn Street Park in Eastlake Seattle WA

Seattle has a lot of parks and the Eastlake neighborhood is no exception. The Eastlake Community has been really great about setting aside open space for the public - even if in tiny spots so that everyone who loves this neighborhood can enjoy Lake Union.

Lake Union Waterfront: Lynn Street Park is no exception and a wonderful spot to rest and watch the lake go by. It is located at the base of Lynn Street at the intersection of Fairview and Lynn right in the heart of the Seattle floating homes community. There is a nice artsy feel to this one and a great little rough boat launch for your kayak. It is pretty much across the street (kitty corner) from Pete's which is arguable the best wine shop in Seattle and a favorite grocery for locals. Come down and take a peek at this great spot - stop in to Pete's for a sandwich and enjoy the shores of Lake Union in the Eastlake portion of town!

Seattle WA Wallingford Perks: Wallingford Center

Wallingford Center is a great community gathering place in this Seattle WA neighborhood - with the bottom two floors full of retail and bites to eat like Trophy Cupcakes plus a third level filled with studios this place is one of the reasons why Wallingford real estate is so great!

Wallingford personal favorites: My personal favorites include Lil Klippers where two of my children got their first haircuts.

Great Wallingford Location: The Wallingford Center is located on the corner of the busy 45th and Wallingford Ave N intersection in the heart of Seattle's Wallingford neighborhood - right across form the QFC being remodeled and Bartell's. There are covered bus stops out front on 45th on both sides of the streets and the Walk Score around here is perfect in most cases (see my perfect 100 Walk Score post here).

Historic Wallingford: The Wallingford Center was built in 1904 as Interlake Elementary School, but demographics shut it down and it remained vacant for years before being refurbished into the current neighborhood gem that it is.

Eastlake Floating Homes: Seattle Houseboats On The Loop & More!

Eastlake Floating Homes are just one of the Eastlake Seattle WA sites on the Lake Union Loop: Officially the Cheshiahud Loop, this historic trail circles Lake Union including the Seattle neighborhood of Eastlake.

Walking around Lake Union: We walked through the Eastlake portion of it last month after showing Eastlake Townhomes and houseboats. I decided to take a few pix along the way. The route is marked, but nothing at this point as easy as walking around Green Lake (putting the distance differences aside). It is just more urban and street based. Here Is one of the "trail" markers. I also got a great shot of Gas Works Park looking West. The Aurora Bridge is in the background over Lake Union.

Seattle houseboats on the Lake Union Loop: Peeking through the boats is the first glimpse of Seattle floating homes in Eastlake. You can find out more about these on my Seattle houseboat blog as well if you are interested: SeattleAfloat.com is a great central place for houseboats around Seattle including Eastlake floating homes, Westlake floating homes, and Portage Bay (including the University District docks on Boat Street). If you are looking for information on what I consider the ultimate Seattle waterfront living situation, then a floating home might be for you!

Seattle floating homes in Eastlake - more peeks at this Seattle lifestyle! The water was pretty calm this day and overall it is calm - especially for the floating homes that are docked closer to shore. The closer to shore you are the less you feel the movements of Lake Union.

Lake Union Moorage: Look at all the boats, too! Free moorage usually comes with floating homes - free moorage right next to the side of your houseboat! Each dock is different and each house is different, but what a perk!

Wallingford Open House At The Center of A Great Seattle Neighborhood

Wallingford Homes: 4333 Wallingford Ave N has a Walk Score of 100 and is it any wonder why? With all this literally at your doorstep, why would you want to live anywhere else? In fact, Wallingford real estate is hopping! Our open house this weekend was very busy and people are out looking! There were plenty of neighborhood experts through just to take a peek and keep their fingers on the pulse of what is happening in the Wallingford real estate market, but there were also buyers. People interested in this home were thrilled with the proximity to all that Wallingford has, but also with the finish work of the home and its general grandness. This house is very special and was reserved for one of the early Wallingford developers himself. You can see this by all of the extreme special features like a double sized master bedroom with views on three sides.

Wallingford Open House: The people most interested in this Seattle home were people who were looking for something different than what they have - move up Seattle real estate buyers who want to be in city and take advantage of all that this Seattle neighborhood has to offer while still living in a charming residential area in the very heart of Seattle.

Wallingford in Seattle is such a great place to work and live - QFC which is currently open while undergoing BIG changes, Ace Hardware, Bartell's, Archie McPhee, Rusty Pelican, Ace Hardware, Trophy Cupcakes, Julia's, more. There are about twenty restaurants in a one block radius at this intersection! My two youngest got their first haircut at Lil Klippers in the Wallingford Center and I try and get in this wonderful neighborhood fixture at least once a week.

Queen Anne Real Estate Update Residential

Seattle's Queen Anne Neighborhood real estate update: Residential Active listings (homes for sale), Pending listings (Queen Anne homes under agreement and either pending inspection or pending close - basically in escrow), and solds (homes which have closed and we have sales data for them. All home data taken from NWMLS listings info. Residential is basically anything that is not a condo or a co-op, etc. so Queen Anne Townhomes are included in numbers. Let me know if you want those broken out this time.

Active Seattle WA Queen Anne Homes For Sale: These are the single family houses for sale in Seattle's Queen Anne neighborhood. Currently in Seattle, there are 127 Active listings in the NWMLS for Queen Anne homes (I am excluding a Seattle houseboat that is a vessel and not a single family home marked in the neighborhood). In looking at distressed homes vs. "normal" listings, there are only 3 active Queen Anne Real estate listings that are bank owned (REO). The active Queen Anne real estate listings range in list price from $329,000 (for an REO) to $7,200,000 for an amazing 1926 Seattle mansion on Comstock with 10,000 square feet. The average price is $1,083,573 and the median listing price of these is $777,770. Average days on market is at about 88. There is also one Contingent listing at a price of $1,950,000.

Pending Homes in Queen Anne: Currently there are 46 Queen Anne homes that are marked as pending in the MLS. They range in price from $349,000 to $1,350,000 with a median of $612,000 and average days on market of 66 days.

Let's talk about the Queen Anne sales in the last six months...

Again, I am excluding vessels here, but there have been 137 Queen Anne homes closed in the last six months. They range in price form $345,000 to $4,300,000 with a median of $625,000 and average days on market of 63 days. These homes are generally selling for 95% and above of list price with some exceptions of course. Seattle real estate has been interesting this year, but Queen Anne's real estate market is still moving.

Queen Anne Real Estate Distressed Neighborhood? I think not. While some may have trouble making their mortgage payments, this Seattle neighborhood is not overall distressed and holding strong. Single family residential REO (foreclosure) Queen Anne numbers are as follows: 11 Total REO properties in Queen Anne - 3 Active for sale, 2 Pending, 6 sold - no short sales in Queen Anne (that have been marked correctly in the MLS).

Indoor Plants that Can Help Remove Harmful Chemicals in Your Home

This si a great thing to keep in mind -

The Environmental Protection Agency says chemicals from building materials, furniture and even air fresheners can make indoor air toxic, however, houseplants can help!

PEACE LILY

This plant removes toxins in your home including acetone, benzene, alcohols and ammonia. Not only does it clean the air, it flowers as well! Make sure to wash the leaves regularly to keep pests off. Water when the soil is dry to the touch.

RHAPIS PALM

Clears the air of chemicals, including ammonia and is highly resistant to insects. Cut any brown parts off leaves.

RUBBER PLANT

Helps get rid of formaldehyde and is very hardy. This plant tolerates cool temperature and low light but needs to be watered well.

NASA performed a study of plants and how they help remove chemicals in our air and the below were there findings:

Seattle Houseboats: Floating Home Market Update

Seattle Houseboats: Looking for a 2009 Seattle floating home update? Houseboats in Seattle have actually sold pretty well this year. Seattle's floating homes have weathered much of the lending issues associated with other homes because they have always been tricky for financing - requiring more money down, etc. Despite this fact, there have been some very affordable floating homes in the Seattle real estate market this year.

Seattle Houseboats: Current Numbers: According to the numbers I just pulled out of the MLS, there are 18 Active Listings for Seattle houseboats. Not all of these are floating homes, though. Seattle houseboats is a broad term used to generally describe vessels, barges, and floating homes. Seattle floating homes are the only true residential category here. The active houseboat listings range in price from $60,000 for a vessel to $2,490,000 for an elaborate floating home. The average price is $515,211 and the median is $349,450. The average days on market for these is 157 days. There are some nice choices in both Lake Union floating homes and Portage Bay.

There are 5 Pending houseboats for sale right now in Seattle. These range in list price from $149,000 to $2,200,000 with a median of $795,000 and average days on market of 116 days.

Seattle houseboats sold in the last six months: 14 of them! They range from $48,000 - again for a vessel to $1,350,000 for a floating home (these are the final sales prices). The average sales price was $550,175 and the median was $491,750. The average days on market for these houseboats that sold was 87 days!
