Ballard is amazing and I absolutely adore Sunset Hill Park in this neighborhood of in Seattle! It is such a wonderful part of Ballard overlooking the Puget Sound! Sunset Hill Park is a great place to walk to for Sunset Hill and other Ballard residents. The park was gifted to the city in 1903 and is actually 2.7 acres, but seem like it is less than half an acre because most of it is on a slope overlooking the Sound and the Olympic Mountains.

How about good old area 705 (technically called Ballard-Green Lake but also includes nearby neighborhoods like Phinney Ridge, Wallingford, and Fremont) Seattle real estate: Area 705: 94 homes have closed in the MLS since the beginning of the year. That is 94 officially SOLD houses in Area 705 since January 1st. These ranged in list price from $175,000 to $1,895,000 with an average of $532,985 and a median of $464,750. I always love to try and give new Seattle relocation clients boundaries of neighborhoods. Some of Seattle's neighborhoods are easily delineated, but others are not so much so. I know many Greenwood people like to say Green Lake if they think it will get them more buyers - same with Maple Leaf. Phinney Ridge is another one.

Sunset Hill is one of the best Ballard neighborhoods! I lived in Sunset Hill many years ago and I can tell you that one of the highlights of living in this wonderful Ballard neighborhood was my trips to Rain City Video! The Sunset Hill location is right on the corner of 65th and 32nd in the heart of "commercial" Sunset Hill.

If you want to plan a fun day in Seattle's Ballard neighborhood, go check out the fish ladder and amazing mechanical wonders at the Ballard Locks! It is so fun for all ages to watch as boats go in and out of the Locks. The sea levels are drastically different between these the Puget Sound and Lake Union, so boats heading in and out through the Ship Canal must go through the Locks in order to raise them or lower them to the appropriate level. I am happy that so many people want to live in Ballard, but still saddened when I drive by the now boarded up Denny's on Market and 15th. I know better things are to come in this location, but I have such fond memories of Denny's in Ballard.

Seattle's Ballard neighborhood seems to have a lot of townhomes, but I think the recent media scares have driven many Ballard townhome sellers to stay put! As a result, there is a definite shortage of the newer townhomes on the market! I have some amazingly qualified buyers who are preapproved and ready to go, but there are no new listings coming on for them! The townhomes out there already don't quite work, but I bet there could be more to choose from if sellers knew how good the Ballard market is. They aren't the only ones out there looking either!
