courtney cooper: Seattle's Children's Hospital: Another Reason To Live Here! - 06/23/08 03:56 AM
A long night...
I spent all Saturday night at Seattle's Children's Hospital with my 18 month old and got home at about 5:30 AM on Sunday morning.   We think he may have gotten into something while with his babysitter outside, but we are still baffled.  It was scary and serves us right for trying to go out for a couple hours once in a while!  I completely missed an appointment with a client on Sunday because I didn't set the alarm clock correctly in my stupor - first time in eight years and today I finally feel like I might have recovered … (4 comments)

courtney cooper: Make Sure Your Agent Is Technically Savvy - 04/02/08 01:15 PM
eattle real estate is hopping! Make sure that when you are buying and selling Seattle real estate you are using an agent who is tech savvy.  Does your agent have eFax & Docusign?  Does your agent answer their emails on the go on their smart phone? Does your agent blog their listings and have advanced education?
Real estate is more than a purchase and sale agreement or a listing agreement - skilled real estate requires technical know how in Seattle!  Make sure your agent is armed with all of these tools in order to have the competitive edge in the real estate market!

courtney cooper: Seattle RELO: Relocating To Seattle is More Than A Move - 03/23/08 05:44 PM
Thinking about relocating to Seattle and wondering what else you should be looking at?
Get more info on Seattle suburbs & Seattle neighborhoods then look at the Seattle community info.
What about Seattle about crime rates?  Looking for information about what is a safe neighborhood? Seattle is full of wonderful neighborhoods and has amazing architecture on top of it, but make sure to check out the crime rates!  Moving in Seattle should be fun, but at the same time you want to be safe.  Here is the link to the crime density map of Seattle for 2007 provided by the city of … (1 comments)

courtney cooper: Pierce County Sign Problem: Bad For Sellers, Real Estate, Environment - 03/19/08 02:58 AM
I read today in The News Tribune Blog that Pierce County in Washington is basically going around enforcing an old law which has to do with city right of way and signs.  According to the blog, they are collecting all signs in the right of way and throwing them in the dump.
Here is part of the blog I read by Devona Wells:
"Since Feb. 15, county workers have collected and taken to the dump 1,320 signs, said Bruce Wagner, the county's road operations division manger. Nearly half were real-estate related, he said."
This interesting blog went on to talk about how the city right … (7 comments)

courtney cooper: Seattle Suburbs: Moving to The Best Seattle Suburbs! - 03/18/08 11:03 AM
"What is a nice area Suburb near Seattle WA to move to?", "What is the best Seattle suburb to move to?"   - these are just some of the real estate questions I get, or:
"What North Seattle Suburbs are the best?"  *****updated for 2012-2013******
Seattle neighborhoods & Seattle suburbs have a lot to offer! I love Seattle real estate and the real estate in all of the Seattle Suburbs is incredible and exciting, but I think that you really have to look at dividing the Seattle Suburbs up into different parts to try to grasp them - especially if you are relocating to the Seattle suburbs … (1 comments)

courtney cooper: Seattle Parks - Thanks to Guy Phinney, The City, & The Olmsteds... - 03/18/08 10:02 AM
There are so many parks in Seattle neighborhoods and suburbs, really, that it is hard to choose just one to celebrate any gorgeous day.
The history of the Seattle Park System is fascinating! Reading about it, one will quickly realize just how lucky we are to have so many prime pieces of land available to the public. In the late ninteenth century, the city was very quick to scoop up prime pieces of private land even despite controversy. Woodland Park for instance was purchased right around 1900 from the estate of Guy Phinney who has used it as some kind of fanciful outdoor … (0 comments)

courtney cooper: Seattle Real Estate - Get Out There And Spruce Up Your Yard! - 03/16/08 06:28 AM

Seattle sunshine here and there....
Seattle has had a lot more sun in the last month than rain it seems, and although this weekend has been off and on sunny and rainy, I think it is a great time to get out there for spring and spruce up the yard a bit.  In my particular case, my lavender plants are way out of control.  Trimming up the hedges, trees, and grass is looking like a priority for the rest of the weekend.
If you are thinking about putting your Seattle house up for sale, then taking advantage of every sliver of … (0 comments)

courtney cooper: Seattle Going Green Brings in More Green - 03/14/08 07:00 PM
Return on Your Investment?
Yes! Green for green!
Seattle Built Green properties are popping up all over the place in the new construction arena. I think a great way to add value to your house before you decide to sell is to make sure that any remodels done are certified by this program as being green and better for the environment! It will add to your ability to market your home to all the savvy buyers out there looking for these types of properties, and it will be contributing to making Seattle real estate more green!

courtney cooper: Seattle Real Estate: How to Get Money For a Down Payment: Tips & Savings - 03/14/08 06:31 PM
Seattle, down payments are back - here are some tips for getting that money!
This is how our parents and grandparents bought a house, and now having a down payment is a must when it comes to qualifying for a good loan!  But where to find the money?  Well, the first thing you should do is talk to a good Seattle lender  - find out if you qualify for a house based on your credit and how much you can afford.  The lender will also tell you how much of a down payment you will need.  This will give you a good … (2 comments)

courtney cooper: Seattle Real Estate : Short Sales Becoming More Common, But Liability Issues Might Be Greater - 03/12/08 02:53 AM
There are many short sales on the market right now and it can be frustrating for a consumer and bad for the surrounding houses. Here's why:
What is a short sale?
Simply put:  A Short sale is when the seller owes more than the house can be sold for in the current market.
How does it happen?
This can happen in a variety of ways - here are just a few:  The house could be in a suddenly declining market or the homeowner could have stripped all of the equity out of the house by refinancing over and over again to pull out money for other … (4 comments)

courtney cooper: Seattle Real Estate: Exploring Northgate - 03/11/08 05:38 PM
Seattle's Northgate neighborhood has a lot to offer a home buyer. Northgate has a college, a hospital, restaurants, and shopping, among other things.
Although I have been told Northgate Mall was on of the first or maybe even the first malls in America, it was becoming a bit run down until recently.  The owners of Northgate Mall are the same owners of Alderwood Mall and both shopping centers have been undergoing a major face lift!  The result is an improved shopping experience for all!  What else?  Target moved in a few years ago, plus there is California Pizza Kitchen, Azteca, and The Olive … (0 comments)

courtney cooper: Seattle Real Estate Springing Forward For 2008 - 03/10/08 07:49 AM
Seattle real estate 2008 monthly numbers are definitely down overall in a year over year comparison, but I have been so much more busy this year versus last year!
People are out there talking about real estate and I am glad about it because talking about it is so much better than listening to the TV.  The television has been so slanted towards a doom and gloom idea of real estate overall as a nation and at the same time totally ignored local real estate.  When I do see any local real estate coverage, I am seeing an inflated view of a few bad things.  … (0 comments)

courtney cooper: Seattle REO Resources For Buyers - 03/08/08 08:53 AM
Seattle REO is becoming more and more common in the real estate market.
There are tips and tricks and ways to avoid loopholes that are very important when purchasing a Seattle foreclosure.  These properties are generally distressed in most cases.  When people can't afford to make their payments they definitely can't afford a new roof or other repairs so deferred maintenance is a major issue.  It is extremely important to get an inspection and ask your REALTOR to look up the history on the property.
Sometimes detective work is part of the job with REOs.   If the obvious places aren't providing … (1 comments)

courtney cooper: Trulia: Try out some Q&A time to show off your knowledge.... - 03/06/08 09:33 AM
Well Trulia seems to be taking off with a ton of new agents all of the sudden - Windermere partnered up with Trulia to give their agents more online exposure as far as I can tell.  It used to be a relatively lonely place even in the recent months since I discovered the site, but questions are getting answered left and right now - even the many months old questions.
I think this is great and really gives us a nice opportunity to help the consumer through any confusions they might have about real estate.  It is so important, though, to … (7 comments)

courtney cooper: Seattle Real Estate: Going Green with Solar Electricity - 02/28/08 07:11 AM
Seattle real estate is more exciting when it is going green!
Built Green houses and condos get more excitement and activity when they are on the market because buyers want homes that are environmentally friendly.  You can be certified as Built Green even if you are in a preexisting property based on some simple guidelines for a Built Green Remodel.  One great way to go green in Seattle real estate is to incorporate solar power!
The City of Seattle website has a whole page on green resources, but the solar power info was particularly intriguing.  Here is what it says:
"Seattle City Light Net … (0 comments)

courtney cooper: Seattle Real Estate: When Your Condo Board Wants to Sell Your Home - 02/28/08 01:40 AM
 Seattle is pretty amazing!
I wrote a piece yesterday on the Laurelon Condo project and Children's Hospital's desire to purchase the entire six acre 136 unit complex as a way of expanding.  The reported amount of money Children's Hospital is willing to pay is 2.8 times the market value of each of the units - $93 million dollars!
Now if someone wanted to pay 2.8 times the value of my house, I would sell it in a second and pat myself on the back for the great investment I made, and for most of the Laurelon this seems to be the … (0 comments)
