Ballard is quickly becoming one of the fastest growing areas in Seattle!  I am happy that so many people want to live in Ballard, but still saddened when I drive by the now boarded up Denny's on Market and 15th. I know better things are to come in this location, but I have such fond memories of Denny's in Ballard.

Here are the Seattle townhome market update figures for real estate in 2008 for the Ballard, Greenlake, Fremont, Crown Hill, Sunset Hill, and Wallingford neighborhoods in Seattle.  This is on townhomes priced $500,000 and less.

Ballard Townhomes Anyone? 
Seattle's Ballard neighborhood seems to have a lot of townhomes, but I think the recent media scares have driven many Ballard townhome sellers to stay put!  As a result, there is a definite shortage of the newer townhomes on the market!  I have some amazingly qualified buyers who are preapproved and ready to go, but there are no new listings coming on for them! The townhomes out there already don't quite work, but I bet there could be more to choose from if sellers knew how good the Ballard market is. They aren't the only ones out there looking either!

 Ajo, AZ real estate is a good investment! 
My sister in Arizona just had a baby and can't keep helping with the local Ajo, AZ rental houses we bought so we are selling them!  They are both so cute and such a great deal.  Ajo, AZ is one of the cutest little towns in Arizona - right next to the border and close enough to both Phoenix and Tucson.  The Border Patrol are great renters and Ajo is also an up and coming artists' haven. I got my e-PRO designation!  I have been working on it for a few months in my "spare" time and finally finished it!  I learned a ton of cool stuff for my Seattle real estate practice including some things I didn't already know!  The e-PRO from the National Association of REALTORS covers things like smart phone use, new email ideas, internet marketing, and other techie things to become a more savvy REALTOR. 
Unlike other designations, the e-PRO designation doesn't require ongoing yearly dues and most states will give you continuing education credit for it!  I paid an extra $25 and got 15 clock … (9 comments)

Seattle is known for its great coffee, but living in or around Mountlake Terrace has its perks!!!! 
I have had lots of coffee around Seattle and my very favorite is still Chad & Vicky's Espresso in Mountlake Terrace, WA.  Mountlake Terrace and Brier residents have a real treat in this coffee shop located in the most unlikely spot!  Chad & Vicky's Espresso is located on the corner of 228th St SW and Cedar Way INSIDE the Chevron!  They also have an amazing Drive-thru on the south side of the Chevron which I am not ashamed to say I frequent at least … (2 comments)

Seattle was sunny and blue skies yesterday!  It was the very perfect day for my first open house at my new Seattle listing in Eastlake at 2611 Eastlake Ave E #101.  This Seattle condo has a view of Lake Union and Gasworks Park!  The sailboats and motor boats were out and the seaplanes were buzzing!  It was practically like a Seattle summer day!

The national and local Seattle media have really had a huge hand in how well houses are selling in my opinion.  Creating a sense of uncertainty at every opportunity when this is when buyers should be out there scooping up some deals with the pick of the inventory is terrible!  What's worse is seeing how some of the local real estate agents buy into the hype.  Being realistic is important, but how can you possibly sell a house if you have no enthusiasm?

Seattle real estate is fun and I love selling homes to people around the Puget Sound!  It is so much fun to see a new Seattle buyer get excited about a particular home or neighborhood.  I am the one going over numbers with them, but still always look forward to their excitement.
Being a Seattle Realtor has its perks and being around these excited buyers is definitely one of them.  At times, though, I find myself in some embarrassing situations.  Showing homes in general can put you in some sticky situations.  Sleeping sellers or house guests who didn't get the message you were coming is always a fun … (4 comments)

The Seattle Suburb of Woodway is pretty special town on the Sound just South of Edmonds and North of Richmond Beach!  There are some gorgeous multi-million dollar estates for sale in the four to seven million dollar range if you are thinking of relocating to Seattle and want a special home in this price range.  A cheaper but highly desirable alternative is Woodway Highlands. 
Woodway Highlands was built just a few years ago and is surrounded by natural beauty.  The homes are estate size houses and the entire area is extremely private.

Seattle and its suburbs have a healthy housing market and although obviously slower,  a decent outlook for 2008  This is especially true when Seattle real estate is compared to many other parts of the country.  So why all the real estate doom and gloom and talk of Seattle bubbles?  It is true, we are headed for some changes.  Real estate is very local and I won't say that we won't lose value because I can laready see some of that happening in the suburbs, but that does not spell ultimate disaster - more of a correction?
