Previewing Seattle homes - Seattle was so pretty today!   I was driving and not the one taking the pictures, by the way, East on the 520 bridge from Seattle to the Eastside on our way to go preview a few homes in Bellevue and Kirkland for a friend coming into town. 
 This shot was taken by Morgan looking East and a little South  so that he could capture the tip of Seattle's Madison Park neighborhood as well as Bellevue waterfront homes to the South of 520.

Home Buyer Tax Credit 2009:  It passed the house and the senate and Obama has signed it into law.  The IRS site is updated except for the latest version of tax form to accommodate the newest change to the housing credit. 
The basics of the home buyer credit in this version?  In a nutshell, you can make more money to qualify, you have longer to find the qualifying home and even longer to close after that, and you don't have to be a first time home buyer to qualify for the reduced credit of $6500.

Seattle's Queen Anne Neighborhood real estate update:  Residential Active listings (homes for sale), Pending listings (Queen Anne homes under agreement and either pending inspection or pending close - basically in escrow), and solds (homes which have closed and we have sales data for them.  All home data taken from NWMLS listings info. Residential is basically anything that is not a condo or a co-op, etc. so Queen Anne Townhomes are included in numbers.  Let me know if you want those broken out this time.

Volunteer Park is one of my favorite parks in Seattle - I love the wide variety of activities there and it is a great place just to take a stroll around on a nice day.
  Curious what you will see if you venture to climb to the top of the water tower in Seattle's Volunteer Park?  Look at this gorgeous view! 
 Seattle is filled with parks, but if you get a chance to visit Volunteer Park on Capitol Hill, do take advantage of it!  Make sure to drive through and see the gorgeous historic homes in this area as well.

Seattle's Green Lake Neighborhood is having a bit of a real estate shortage in my opinion.  I have great buyers wanting to get into homes that are nicely updated on the North End of the Green Lake and right now there is only really one choice. 

Seattle Buyers like choices and Green Lake is a great one!  I know of a couple Green Lake homes coming on soon hopefully, but that doesn't help right now so I keep looking.  Why do my buyers like the North end of Green Lake in particular?  Zeeks Pizza?  Well maybe, but it is also … (2 comments)

Well I had a great day yesterday  - a little showing, some paperwork, and then a couple great walks and play time around Seattle neighborhood Capitol Hill.  It was a perfect Seattle summer day!   I wanted to go to Cal Anderson Park (corner of 11th and E Pine) because I had seen the feature on Evening Magazine on it.  After visiting the park, I also read about it in a great article on HA Seattle, because I was seriously confused while my children played in the texture fountain.  I thought it was the … (0 comments)

Seriously, it does!  I expected 99, but 100 it is for 4333 Wallingford Ave N in Seattle WA!  I didn't think it would be exactly a 100, but it is!

Seattle Homes For Sale:  Looking at some of the Seattle real estate available out there:  There are some pretty nice choices!  Seattle has always had great choices - from restaurants to neighborhoods, and the housing options here are great, too!  It just so happens that you can get more house for the money right now and cheaper money to pay for it, too (Interest rates have been steadily creeping back up, but as of this AM I saw 5.31% for 30 yr).

How about this? 
New insulated garage doors are not only more energy efficient, but also just completely change the facade of a house!  This is a typical 1990's home with the horrible, heavy, dangerous, and loud original garage doors.
Seattle homes can offer much better street appeal than this!  It doesn't look awful, but obviously dated and begging for a makeover.

We like to go out and get lots of pictures of Seattle whenever we are showing homes - here is a great shot from a recent Seattle floating homes tour we did for a wonderful couple.  It is a picture of Westlake towards the houseboat community there (Westlake is the floating home community that the Sleepless in Seattle houseboat is in) with Queen Anne in the background.  The picture was taken from Eastlake on the banks of Lake Union looking through some houseboats on the East side of the lake.

 Greenwood is a great neighbrohood in Seattle! 
Greenwood is actually one of the first neighborhoods of Seattle that I lived in - I loved shopping at the Fred Meyer on 85th, Top Ten Toys, and Gordito's back when they were located across the street from their current location.
My favorite in Greenwood?
Gorditos - healthy Mexican food  (unless you eat too much)
My least favorite thing about Greenwood?
The sink holes if you happen to live in the bog...  Many homes are right on the edge, though and out of the bog...

Seattle Sellers:  The rain has given us a little break and the sun has come out a few days in a row so Seattle can mow their lawns! 
Curb appeal is huge!  Here is a great shot I took of a house for sale while I was out walking.  No pictures here to give you a hint of who listed it or where it is, but only lots and lots of grass! 
Hope you got out there this weekend because I think we might be in for another rain stint:)
