This serves as a great reminder of what you can do to your transaction during the holidays or any time for that matter. I actually did have this happen to a client even after I had warned him to wait on buying all that new furniture for the home he was purchasing. His loan approval went bye bye.

Is There Financing Available For A Non-Owner Occupied Seattle Floating Home? This was one of the latest round of questions I got on Seattle houseboats and the process of purchasing a houseboat.
The answer is: (wait for it) Sometimes. According to one Seattle floating home lender, it is:
"Only by exception approval can it be non owner occupied. The guidelines and rates I quoted are for primary / second homes only."

This one is always interesting, but listing agents including myself need to prepare sellers for vacating their homes upon close. My very first transaction involved me representing a first time home buyer where the seller literally picked up their check at escrow and boarded a plane to California for good - food in fridge, clothes in closet, the tv was still one, etc. - you get the idea. It was not my job as a buyers agent to stand over her and make sure she left. The listing agent who happened to be pretty experienced should have seen the signs.
