Are you watching the Seattle Houseboats market? There is a lot going on with floating homes in Seattle so let's catch up!
In the last 30 days, 7 Seattle floating homes have closed in escrow through the NWMLS. Molly and I were extremely busy during Memorial Day weekend adding to this number and were responsible for one side of 4 of these 7 Seattle houseboat sales! Inventory got very tight and then all of the sudden we have had some extremely interesting and unique Seattle houseboats listings come on the market.

Seattle has some crazy stuff going on right now - one of the reasons you haven't heard from me in a bit. I am too busy thanks to my blogging efforts on ActiveRain and my own site, but multiple offers are out there!!!! The same thing happened to me with two recent listings in Magnolia and Queen Anne.

It's pretty competitive out there folks. Multiple offers, buyer letters, pre-inspections, escalator clauses, and any other tactic we can use for the advanctage of buyers are coming into play!
According to the latest news release from the NWMLS this month, "The MLS reported 4,289 closed sales during January, surpassing the year ago total by 820 transactions. Last month’s completed sales of single family homes and condominiums had a median selling price of $239,300. That’s up 11.3 percent from the year-ago figure of $214,990."
Surpassing last year by 820? That should say enough - that is one month, by the way.

Is There Financing Available For A Non-Owner Occupied Seattle Floating Home? This was one of the latest round of questions I got on Seattle houseboats and the process of purchasing a houseboat.
The answer is: (wait for it) Sometimes. According to one Seattle floating home lender, it is:
"Only by exception approval can it be non owner occupied. The guidelines and rates I quoted are for primary / second homes only."

This one is always interesting, but listing agents including myself need to prepare sellers for vacating their homes upon close. My very first transaction involved me representing a first time home buyer where the seller literally picked up their check at escrow and boarded a plane to California for good - food in fridge, clothes in closet, the tv was still one, etc. - you get the idea. It was not my job as a buyers agent to stand over her and make sure she left. The listing agent who happened to be pretty experienced should have seen the signs.
