seattle real estate 2008: Seattle Real Estate Closing Out 2008 - 12/31/08 10:37 AM
I have been quiet this week - spent a lot of much needed time with my family as we were all snowed in and got to catch up on my year end accounting for my Seattle real estate brokerage.  I even had three buyers back to back on Sunday as soon as the snow was fairly melted and the slush was lessened.   I have seen a great slow down right around Christmas and then a huge pick up in the last few days - I think the ridiculously low interest rates are partially responsible, but also the fact that there are … (3 comments)

seattle real estate 2008: If You Are Going to Go To The Trouble Of Having It on The Market.... - 08/16/08 12:46 AM
Moving stinks!
Having your house on the market is stressful - I won't sugar coat it.  It is a pain to have to keep it clean to the point that you can leave whenever a real estate agent calls you to make an appointment.  It is hard to be able to live life normally when your house is for sale!  That is a fact.
Been there, done that...
I sympathize with you while you are relocating to a new house because it is one of the most emotional and difficult times even with an extremely smooth transaction.  I remember because I … (3 comments)

seattle real estate 2008: Seattle Real Estate: Ways to Improve Your Chance Of Selling Your House - 06/05/08 04:10 PM
I thought it might be time to revisit some Seattle seller tips! Obviously, I think you should hire a FULL SERVICE REALTOR, but you can skip that tip for now....
Housekeeping- Hire a housekeeper - You want your home to shine! The extra money will most likely be worth the investment. Lawn Maintenance - Your curb appeal will go to zero no matter what the interior looks like if the outside is bad...you want to get buyers inside to see how great your house is!!!! Process, process, process!!!! - This is something I have to go through weekly - okay, daily - in my … (3 comments)

seattle real estate 2008: Congrats to Jonathan for that Cover Shot! - 05/27/08 05:29 PM
I finally got my REALTOR magazine in the mail and knew it was the issue featuring the 30 under 30 - one of my favorite features each year.  I knew Jonathan Washburn had made it to that list, but I had no idea that he got on the cover - Great photo!  You got to meet Madison, too!  I am envious:)  Congrats for being such a great innovator!  I look forward to seeing what you do next!

seattle real estate 2008: Seattle Real Estate 2008: Multiple Offers Still Out There! - 05/22/08 03:23 PM
Seattle real estate:  I just got told that one of the houses I am showing my client has five offers coming in on it including one preinspection! I knew as soon as summer started rolling around that this would happen more and more.  The house in question is not under priced by any means  - have to go and get some paperwork ready, but wanted to share!

seattle real estate 2008: Seattle Real Estate: Seattle Neighborhoods: Green Lake 2008 Market - 05/18/08 07:19 PM
Green Lake is still hot and seems to escape market slow downs for the most part - there is such a huge demand for real estate in this Seattle neighborhood and it is easy to see why!  The numbers are down year over year for Green Lake, but this great neighborhood is still a great place to buy real estate.
May 2008 So far as of today, 14 properties have closed this month ranging in price from $280,000 to $1,178,000 with a median price of $435,750.  These properties included 2 condos and 12 residential including both townhomes and stand alone houses.  There … (0 comments)

seattle real estate 2008: Seattle Suburbs Real Estate: An Appraisal Can Make or Break a Deal even When It has Nothing To Do With Value - 05/16/08 09:34 AM
I know that the appraisal plays a major role in a buyer's ability to purchase a new house with a loan, but I never expected one of the latest I saw to make such a difference.  The appraiser accidentally marked that the property is in a declining market and the lender wanted more money down as a result.
I had to call a couple other appraisers and make sure I wasn't completely out of the loop on this one, but Snohomish County is NOT in a declining market.  If anything, I have had a ton of interest from buyers that call, … (5 comments)

seattle real estate 2008: Coffin in Your Yard? Seattle Bungalow Suprises? - 05/16/08 12:07 AM
I was watching the news this evening and apparently a developer found bones and a coffin at the site of his latest construction project in Renton.  A lady interviewed said something like, "  needing to properly bury these remains...", and I thought the statement was a bit presumptuous.
In every old fashioned movie or show I have seen going back to the days when I watched Little House on The Prairie as a child (yes, that and Dukes of Hazzard - if that dates me at all?), people buried their loved ones on their own property, so who's to say these … (2 comments)

seattle real estate 2008: Seattle Real Estate: Seattle Neighborhoods: Eastlake - 05/09/08 02:03 PM
I love Seattle's Eastlake neighborhood!  I think it has the perfect combination for someone who wants to live in the outdoors, but also in the city - great shops and restaurants plus easy access to the freeways.   Eastlake seems to have a park for everything and living is good!  Buying now in Eastlake is a great investment considering all that is going on in South Lake Union...................
Here are a few details about the listing I just put on in Eastlake:

seattle real estate 2008: Make Sure Your Agent Is Technically Savvy - 04/02/08 08:15 PM
eattle real estate is hopping! Make sure that when you are buying and selling Seattle real estate you are using an agent who is tech savvy.  Does your agent have eFax & Docusign?  Does your agent answer their emails on the go on their smart phone? Does your agent blog their listings and have advanced education?
Real estate is more than a purchase and sale agreement or a listing agreement - skilled real estate requires technical know how in Seattle!  Make sure your agent is armed with all of these tools in order to have the competitive edge in the real estate market!

seattle real estate 2008: Roaming Phone Keeps on Ringing:) Tools on the go! - 03/29/08 11:32 PM
I got out of town for a few days to go to sunny Arizona - 85 and sunny - even got a few more freckles today while I was outside at the large family gathering.  The heat here is so dry compared to Seattle heat in the summer time!  I really just miss Seattle and am so excited to get home at the crack of dawn tomorrow.  I am taking extra care not to pack any of the scorpions that seem to like it so much down here!
Sprint doesn't have any coverage down here so I am on Roam and … (2 comments)

seattle real estate 2008: Seattle RELO: Relocating To Seattle is More Than A Move - 03/24/08 12:44 AM
Thinking about relocating to Seattle and wondering what else you should be looking at?
Communities:
Get more info on Seattle suburbs & Seattle neighborhoods then look at the Seattle community info.
Crime:
What about Seattle about crime rates?  Looking for information about what is a safe neighborhood? Seattle is full of wonderful neighborhoods and has amazing architecture on top of it, but make sure to check out the crime rates!  Moving in Seattle should be fun, but at the same time you want to be safe.  Here is the link to the crime density map of Seattle for 2007 provided by the city of … (1 comments)

seattle real estate 2008: Seattle Suburbs: Moving to The Best Seattle Suburbs! - 03/18/08 06:03 PM
"What is a nice area Suburb near Seattle WA to move to?" "What is the best Seattle suburb to move to?"
 - these are just some of the real estate questions I get, or:
"What North Seattle Suburbs are the best?"
Seattle neighborhoods & Seattle suburbs have a lot to offer! I love Seattle real estate and the real estate in all of the Seattle Suburbs is fun, but I think that you really have to look at dividing the Seattle Suburbs up into different parts.
North Seattle Suburbs include Lake Forest Park, Shoreline (including Richmond Beach), Kenmore, Brier, Mukilteo , Edmonds, Mountlake Terrace, Mill Creek, Lynnwood, … (0 comments)

seattle real estate 2008: Seattle Parks - Thanks to Guy Phinney, The City, & The Olmsteds... - 03/18/08 05:02 PM
There are so many parks in Seattle neighborhoods and suburbs, really, that it is hard to choose just one to celebrate any gorgeous day.
The history of the Seattle Park System is fascinating! Reading about it, one will quickly realize just how lucky we are to have so many prime pieces of land available to the public. In the late ninteenth century, the city was very quick to scoop up prime pieces of private land even despite controversy. Woodland Park for instance was purchased right around 1900 from the estate of Guy Phinney who has used it as some kind of fanciful outdoor … (0 comments)

seattle real estate 2008: Seattle Real Estate - Get Out There And Spruce Up Your Yard! - 03/16/08 01:28 PM

Seattle sunshine here and there....
Seattle has had a lot more sun in the last month than rain it seems, and although this weekend has been off and on sunny and rainy, I think it is a great time to get out there for spring and spruce up the yard a bit.  In my particular case, my lavender plants are way out of control.  Trimming up the hedges, trees, and grass is looking like a priority for the rest of the weekend.
If you are thinking about putting your Seattle house up for sale, then taking advantage of every sliver of … (0 comments)

seattle real estate 2008: Seattle Real Estate: How to Get Money For a Down Payment: Tips & Savings - 03/15/08 01:31 AM
Seattle, down payments are back - here are some tips for getting that money!
This is how our parents and grandparents bought a house, and now having a down payment is a must when it comes to qualifying for a good loan!  But where to find the money?  Well, the first thing you should do is talk to a good Seattle lender  - find out if you qualify for a house based on your credit and how much you can afford.  The lender will also tell you how much of a down payment you will need.  This will give you a good … (2 comments)

seattle real estate 2008: Seattle Real Estate : Short Sales Becoming More Common, But Liability Issues Might Be Greater - 03/12/08 09:53 AM
There are many short sales on the market right now and it can be frustrating for a consumer and bad for the surrounding houses. Here's why:
What is a short sale?
Simply put:  A Short sale is when the seller owes more than the house can be sold for in the current market.
How does it happen?
This can happen in a variety of ways - here are just a few:  The house could be in a suddenly declining market or the homeowner could have stripped all of the equity out of the house by refinancing over and over again to pull out money for other … (4 comments)

seattle real estate 2008: Seattle Hot Neighborhoods: Looking At Seattle Real Estate in 2008 - 03/10/08 07:18 PM

March 2008 Seattle real estate is Very Good in HOT neighborhood markets -
Hot neighborhoods include Ballard, Crown Hill, Phinney, Fremont, Green Lake, Wallingford, Queen Anne, Lake Union, and Eastlake! My Eastlake condo listing sold last month and it got an offer in five days! This real estate sale in Seattle had nothing to do with luck. I gave my sellers a clear plan of attack and they took charge and listened to me on every point. I am still getting calls asking if this place is available to buy as a result.  In fact, I have looked at a lot of … (1 comments)

seattle real estate 2008: Seattle Real Estate Springing Forward For 2008 - 03/10/08 02:49 PM
Seattle real estate 2008 monthly numbers are definitely down overall in a year over year comparison, but I have been so much more busy this year versus last year!
People are out there talking about real estate and I am glad about it because talking about it is so much better than listening to the TV.  The television has been so slanted towards a doom and gloom idea of real estate overall as a nation and at the same time totally ignored local real estate.  When I do see any local real estate coverage, I am seeing an inflated view of a few bad things.  … (0 comments)
