Seattle new construction townhomes are a great way for a first time home buyer to get into the market with lower upkeep costs and usually no homeowner dues.  These townhomes usually have a cute little yard and lots of decks for increased living spaces and wonderful views of our gorgeous city! 
Here are the Seattle townhome market update figures for real estate in 2008 for the Ballard, Greenlake, Fremont, Crown Hill, Sunset Hill, and Wallingford neighborhoods in Seattle.  This is on townhomes priced $500,000 and less.

Ballard Townhomes Anyone? 
Seattle's Ballard neighborhood seems to have a lot of townhomes, but I think the recent media scares have driven many Ballard townhome sellers to stay put!  As a result, there is a definite shortage of the newer townhomes on the market!  I have some amazingly qualified buyers who are preapproved and ready to go, but there are no new listings coming on for them! The townhomes out there already don't quite work, but I bet there could be more to choose from if sellers knew how good the Ballard market is. They aren't the only ones out there looking either!

Seattle was sunny and blue skies yesterday!  It was the very perfect day for my first open house at my new Seattle listing in Eastlake at 2611 Eastlake Ave E #101.  This Seattle condo has a view of Lake Union and Gasworks Park!  The sailboats and motor boats were out and the seaplanes were buzzing!  It was practically like a Seattle summer day!

The national and local Seattle media have really had a huge hand in how well houses are selling in my opinion.  Creating a sense of uncertainty at every opportunity when this is when buyers should be out there scooping up some deals with the pick of the inventory is terrible!  What's worse is seeing how some of the local real estate agents buy into the hype.  Being realistic is important, but how can you possibly sell a house if you have no enthusiasm?

Surviving the Rainy Season in Seattle!
I am a nerd and read through my new AAA "journey" magazine cover to cover!  I was impressed with the advertisement the city of Bothell put in this latest issue, and amazed at the picture of a 1930's  stucco milk jug shaped building in Spokane, but also very excited to see some of the cool Seattle events coming up!  I highly recommend AAA to anyone with a car for obvious reasons, but their magazine is a definite perk!

As prices nationwide have decreased, only three cities show an upward trend according to Standard & Poor's Case-Shiller report for October 2007.  The report details year over year performance for the nation's cities and Seattle real estate is highlighted!
According to the Case-Shiller report, only three cities nationwide had a year over year gain - Seattle, Portland, and Charlotte!  Seattle real estate is a strong investment!  I have long said that Seattle and Portland are the most undervalued cities on the West Coast.  While inventory may be up right now, it is an excellent time … (0 comments)

Seattle area floods:  Seattle Suburb of Edmonds might have a remedy!  
Seattle real estate has been hit with flooding and the Seattle suburb of Edmonds, Wa had quite a bit of flood damage and not a lot of flood insurance.  As a result Mayor Haakenson proclaimed a "Local Emergency" for the town.  A local emergency status means that residents might be eligible for some reimbursement from the federal government for flood damage caused by this latest storm.

Business Cards....What needs to be on them?
Business cards were getting out of control around here so our local MLS had to revise the rule on leaving business cards at listings.  Simple business cards had evolved into full fledged advertising campaigns!  They got to the point that they could easily be considered materials to solicit one's listed property! 
Our local NWMLS is now cracking down and saying that we are only allowed to leave our business card or a piece of paper with our name on it (sign in sheets are okay) to comply with this rule.  They still allow agents to … (1 comments)
