Should auld acquaintance be forgot, and never brought to mind? - 12/31/09 07:01 PM
Bobby Burns penned these words over two hundred years ago, and they are as poignant today as they were back in Scotland in 1788. When the clock strikes midnight tonight and the band strikes up the classic poem set to music, there will not be a dry eye to be found.
Because with each passing year, we have all lost a few more family members and dear ones, and the joy of starting afresh is dampened by the bittersweet memories of the past.
It’s a classic dichotomy of mixed emotions, often mollified with sweet kisses and embraces.
But there is a … (15 comments)

Although life has its ups and downs, it’s great to be on board for the ride! - 12/31/09 05:52 AM
The last year has been one very wild ride, punctuated with extreme highs and depressing lows. In tough economic times the everyday routine of making a living can trigger severe emotional responses.
But no matter how far down we find ourselves, the climb back to the top of the mountain can be exhilarating and uplifting. There is tremendous satisfaction that results from triumphing against all odds and despite the obstacles that may stand in our way.
Life on the edge is exciting and it makes the journey more interesting than the destination.
Struggle builds character, and genius is borne of necessity. … (25 comments)

Crossing the generation gap with music ... - 12/29/09 07:56 AM
I was at a holiday gathering over the weekend with lots of friends and family spanning the generations. And although each age group has their own entertainment agenda, there is one special binding force that hasn't changed over the years.
Music! Since our circle is blessed with talented musicians ready and willing to provide competent accompaniment, it isn't long before the singing commences.
The seniors, middle-aged, youth and children all chime in, and as the volume escalates from to restrained to boisterous, the general level of gaiety and merriment rises proportionately.
And for those few hours, everyone was united in rapture … (23 comments)

Are you looking forward to the New Year with anticipation or apprehension? Why success may hinge on your attitude. - 12/28/09 07:06 AM
Attitude is often touted as a key ingredient in the formula for success. And while that may seem cliché, it has proven to be true time and time again.
Because attitude is not only a state of mind, it forms the basis for our decision making process. Our choices are controlled by our level of optimism and our actions are motivated by the anticipated probability of success.
Conversely, the pessimist with will engage a defensive posture, and will seek to "hedge their bets" and will not allow provision for the possibility of growth.
I'm ready for a New Year and for … (27 comments)

It's like a fourth holiday in a row … except for the fact that I am working! - 12/27/09 04:18 AM

It’s a little unusual when Christmas falls on a Friday, because from Christmas Eve through the weekend there isn’t a lot happening.
That is, unless you’re a real estate agent trying to “beat the clock” on properties that are under threat of foreclosure. “Time is of the essence” never has more meaning than when trying to keep a listed property off the courthouse steps on the next first Tuesday of the month.
And with the New Year’s Holidays intervening, there’s even less time than usual. So we’re off to the races, and hopefully we can put a deal together … (23 comments)

There are only 364 shopping days left until Christmas! So what are you waiting for? - 12/26/09 06:53 AM

It may surprise you to know that the day AFTER Christmas is usually one of the three busiest shopping days every year. And it’s not just returns and exchanges that make this the case.
The increased popularity of gift cards combined with tremendous discounts entices consumers to get out and into the stores. And many hosts and hostesses enjoy shopping with visiting guests as an opportunity to “get out of the house” for a while.
I used to enjoy buying decorations at deep discount on the day after Christmas, but over the years I have accumulated more than I can … (23 comments)

As the big day draws to a close, we need to realize that the spirit of the season doesn't have to end here! - 12/25/09 06:58 PM
I am sitting here in my recliner, full of holiday fare, warm by the fire, with a cat asleep in my lap. It's a perfect ending to another Christmas Day!
And now that the gifts have been opened and the dishes have been washed, it's time to accept the fact that that it's just about over for this year.
But Christmas doesn't have to end at this point. Because we can take the spirit of the season with us, and maintain it throughout the upcoming new year! If we can all extend the principles of generosity and benevolence beyond the boundaries … (20 comments)

My Christmas wish to all: Peace. Love and Joy! - 12/25/09 06:18 AM

It’s early Christmas morning in Newnan Georgia. It rained all night, which was kind of nice as we were snug and cozy inside as the torrents of water pelted the house..
Christmas Eve was a little different for us because we generally have overnight guests, but this year it was just me and the wife which was actually a very mice change. We couldn’t remember that last time we had a romantic Christmas Eve alone together!
Now is my quiet time to reflect and remember. It’s very calm and peaceful this morning. It won’t be long before my meditations will be … (27 comments)

The "Ghost of Christmas Past" isn't frightening at all. As a matter of fact, he is a welcome visitor! - 12/24/09 06:15 AM
One thing that I like about Christmas is that it always takes me back to the days of my youth. After all, Christmas is an especially happy time for children and many of our best childhood memories occurred during the December holidays!
What I remember most as a small child are the ‘bright lights" on Christmas morning. I'm talking about those banks of spotlights that dad used to shoot his home movies of us coming down the stairs to open our presents.
I believe that a lot of people my age have 8mm film of themselves covering their eyes  and waving … (28 comments)

Understanding the new Internet and discarding the “old” ways of doing things can dramatically increase your web visibility. - 12/23/09 06:50 AM

The Internet has evolved dramatically over the last ten years. It has been transformed from a mammoth file repository into something much more ethereal and interactive.
There are still those that are locked into “old-school” thinking about static websites and work constantly on schemes designed to attract more visitors. The battle for recognition was always an uphill campaign, as the Goliaths of webdom had invested millions and had taken control of the medium.
But something very interesting has happened along the way. It seems that the focus of both web surfers and search engines has shifted from Internet “places” to … (69 comments)

Sometimes the best laid plans are set asunder by unforeseen circumstances and there’s nothing left to do but buck up and deal with it! - 12/22/09 06:43 AM
Yesterday, there were some tell-tale sneezes. Last evening, my throat felt “cottony.” And during the night, the congestion started building in my chest and I started aching all over.
Christmas is three days away and it seems that I’ve picked up the bug that has been going around the office for some time. By Friday morning, based on the experiences of my friends, I will have a full blown cold.
But I can’t stop December 25 from coming and I won’t “wait until next year!”  Sick or not, I will fulfill my holiday obligations so that we can all enjoy nice … (38 comments)

This is the hardest week of the year to work! But work we must because that’s what we do. - 12/21/09 06:41 AM
It’s always extra tough to schedule work when Christmas is on a Friday. This of course means Christmas Eve is on Thursday, which translates into a very short and frenzied work week.
And the things that need to be done are often more exacerbating because a needed vendor or contact is on vacation or out of the office preparing for the holiday. It’s a game of cat and mouse between now and January 4th.
Oh yeah, that’s another thing, Since New Year’s Day falls on a Friday there are two weekend days before offices open on the following Monday! So it’s … (25 comments)

To all of those that have been affected by the recent snow storms…I feel for you, I really do. - 12/20/09 09:36 PM
Snow storms have left affected communities with a major dilemma …getting rid of it!
Although we rarely get snow in middle Georgia, we occasionally get enough to know that is it both very beautiful and quite a nuisance at the same time!
And when you start measuring snow in feet instead of inches, you’ve got a major snow removal problem on your hands. Municipalities can run up some huge fuel and overtime expenses trying to deal with the excess of white stuff!
And with local budgets already suffering from decreasing revenues, a really bad winter can be a budget breaker. And … (27 comments)

The dream of home ownership still exists and still makes sense …GOOD sense! - 12/19/09 05:18 PM
The are a lot of misconceptions about the current state of the real estate market. Many are led to believe that money is not available for the purchase of a home, or that a large down payment is needed to make a purchase.
Nothing could be farther from the truth. There is plenty of money available for “qualified” borrowers.
Buyers don’t need a lot of cash for a down payment, but they do need a good credit score! There are also requirements for verifiable income without a disproportionate amount of debt.
And the best part about being qualified to purchase a … (57 comments)

Service with a smile no matter what the situation can really send the right message! And it can go a long way towards inspiring real confidence and trust! - 12/19/09 06:49 AM
Last week our office became part of Better Homes and Gardens Real Estate Metro Brokers. And since that is a completely new brand, the logistical changes that had to be implemented are dramatic.
Yesterday our office was scheduled for a sign swap. A new brand necessitates all new signs, riders, apparel and marketing items. The swap should have been relatively routine but Mother Nature had other ideas.

Does the nine to five job really exist anymore? How many of us are actually working “banker’s hours?” - 12/18/09 07:02 AM

There was a time when a job consisted of a five eight hour days, Monday through Friday. But as our society has evolved, it seems that less and less workers face regular schedules each week.
Of course, independent contractors set their own hours. And in today’s economy, that generally means working eighty or more hours in an attempt to get a forty hour paycheck!
Then there are those that work for retailers and restaurants. Some are open twenty-four hours, seven days a week and worker’s schedules are adjusted weekly to meet the requirements of the employers.
Many employees also work … (30 comments)

Deck the halls and all that stuff … the home stretch has begun! - 12/17/09 07:05 AM

Wow, December is racing along at an astonishing pace, Christmas Eve is a week from today and there’s precious little time left to complete any unfinished holiday chores.
This is also the “point of no return” for a lot of the activities and tasks that we have planned. We are at the point where if it doesn’t get done in the next day or two it will probably have to “wait until next year!”
And although we have reached the annual Christmas “event horizon,” the fact of the matter is that it’s not all that important to get every hall … (21 comments)

Change is never easy, but it is often for the better. Why it's always better to give it a shot than to give up! - 12/16/09 07:05 PM
It's never easy when you are forced out of the familiarity of your comfort zone to face the unknown. Fear and apprehension are often associated with facing adjustments in the way we conduct our business.
But when faced with these challenges, we only have two options. One is to give it a go and the other is just to give up.
I have always believed that it is better to try something new and fail than it is to not try at all. And while new policies, procedures, and methods might seem overwhelming at first, only time will tell if the … (18 comments)

In both comedy and sales, timing is everything! And knowing your audience is an essential element of salesmanship. - 12/16/09 07:03 AM
sakHave you ever relayed a really funny incident to a third party after the fact, only to get a blank stare instead of a chuckle? In most cases, the awkwardness is covered with the cliché: “oh well, you had to be there!”
The fact of the matter is; that sometimes it is not the material, it’s the skill in the presentation. You have to know when to pause, and when to deliver the punch line.
The same thing is true in sales. You need to hone your skills, know your material, and deliver the message with the appropriate cadence for maximum … (18 comments)

In the early 1970’s, we had a dream. And now that it has come true, I wonder if it has become a nightmare. - 12/15/09 07:07 AM

In 1971, at 4 A.M. in the morning, I was working on a keypunch machine in the bowels of the Computer Science Building at Carnegie-Mellon University. It was a tedious process to write a computer program, as each punch card carried only a single line of code.
After the finished cards were entered into the reader, there would be a long delay as the mammoth IBM 360 labored under the workload of jobs awaiting execution. During that idle time, discussions naturally ensued among the students watching the lone line printer and waiting to see the finished product of their efforts.

When you live your life in a fishbowl it is inevitable that someone will always tap on the glass! - 12/14/09 07:26 AM

I have written over a thousand blog posts in my two year writing career, and have laid my soul bare in a public forum. The journal of my trials and tribulations is available for anyone that cares to read it.
Like anyone else, I have my ups and downs, and because I am passionate there may be extreme emotions connoted in my musings that can at times make a reader uncomfortable.
And that’s okay. I want a reader to get more than just mere words from my articles. I want to evoke feelings, and to continue to explore the human … (33 comments)

My computer‘s hard drive failed a month or so ago. So as a short term solution, I worked from a home back-up computer and I also borrowed a laptop from a friend until I could purchase a new computer.
And now that I haveaquired  a new laptop, I’m trying to synchronize the files on all three systems so I can return the borrowed laptop to it’s rightful owner! The trouble is trying to figure out where I put everything and how to easily transport it to my new computer.
It sounded easy, but I have been working on it since early … (22 comments)

Outdoor Christmas lights. There are good years and bad years! What’s the status in your neighborhood? - 12/13/09 07:18 AM

Over the years, it has not escaped my notice that the quantity and quality of outdoor holiday displays vary from season to season. Some years are just better than others.
It is not unlike the color change of autumn, in which a variety of external forces affect the brightness of the tones and the palette of the hues and how long the leaves will hang on to the limbs!
Likewise, the deployment of Christmas lights is often affected by weather, scheduling conflicts, illness or finances. Sometimes, it just a lack of time or ambition!

It’s Friday, it’s the holidays, and all is right and good with the world. - 12/11/09 06:52 AM

I have resolved to enjoy the upcoming weekend. And although I have a few work chores to do, I am not going to listen to the news or study financial reports.
Instead, I’m going to attempt to relieve the stress of everyday life by taking some time to enjoy the season with friends, music, and some good cheer. And as trite as that sounds, I am looking forward to it as much as a child does to opening presents on Christmas morning.
Here’s something I recently found out: Just because we work in real estate does not exempt us from … (27 comments)

Deadlines, deadlines, deadlines! Seems that there are so many these days! - 12/10/09 06:50 AM
It seems that my world is controlled by deadlines. Of course, you expect that in the real estate business. After all, “time is of the essence” and it is an inherent necessity in moving a transaction along.
Then there are the bills to be paid. And although I have always paid promptly, the penalties for late payment have become more severe these days, with merchants and vendors trying to maintain a constant flow of cash.
Not to mention the laundry list of household and garden chores that have to be completed within a specified time before “aunt Mary arrives” or “while … (20 comments)

Breaking through the blues requires the right mindset. In the realm of real estate, dispelling negativity with optimism is more than just spin! - 12/09/09 07:20 AM
The real estate business is still as volatile as any time in history. In some markets, there is an oversupply of homes that will take months, if not years to absorb. Consumers are faced with even more choices when they are considering a real estate purchase, making each transaction more agonizing and time-consuming.
But unlike any other kind of investment, real estate has the unique quality of usefulness. Unlike stocks, or gold, or foreign currencies, the owner of real property has the right of use and quiet enjoyment of the investment. And since you must live somewhere anyway, that is a … (18 comments)

ERA United Realty merges with Metro Brokers and becomes the largest real estate broker in the State of Georgia: Better Homes and Gardens Real Estate Metro Brokers! - 12/08/09 07:39 AM
In dramatic and celebratory manner on Monday December 7 2009, the four offices of ERA United Realty merged with the twenty-five offices of Metro Brokers to become the largest real estate company in the state of Georgia.
But the even bigger news delivered by President Kevin Levant at the Cobb Galleria to the 2000 associated agents that were present was that the entire company had affiliated with the Realogy brand Better Homes and Gardens Real Estate!
The new operating name of the business is "Better Homes and Gardens Real Estate Metro Brokers." And while that is a mouthful, it says a … (24 comments)

Newnan Railroads: The Norfolk Southern “Ghost Train and Google” - 12/06/09 07:05 PM
This is a true story about one of our Newnan Railroads. I have lived in my current house for nearly nine years which is about a mile or so from a Norfolk Southern railroad spur line to Senoia. And since we have lived here, about once a week just around midnight, we hear the horn of what we laughingly call “the Ghost Train!”
The reason we call it the ghost train is that we have never actually seen a train on the track. We have only experienced the spectral strains of the horn as it passes in the wee hours of … (24 comments)

Some simple Sunday thoughts on a winter’s morning. - 12/06/09 07:06 AM

It is a wonderfully chilly morning here in Newnan Georgia this morning. The scene outside the windy of frost covered plants and roofs are a visual reminder that we are moving deeper and deeper into winter.
But the house is snug and warm and the coffee is hot, and it’s a great day to be alive. And even though I have a lot to do today, I will savor all of the little nuances that make each day special and different,
I am grateful for every minute of time that I am allotted, for the affections of my loved ones, … (27 comments)

The role of maintaining tradition is not one that should be assumed lightly. After all, we are now the keepers of holiday continuity. - 12/05/09 07:46 AM
It seems like the words “holiday” and “tradition” are often used together, and for good reason. A lot of our actions and activities are controlled by underlying tenets that have been inculcated into us from the days of our youth.
And in most cases, those traditions were passed to our parents from their parents, and to them from their elders. That is, in effect, the definition of the word tradition.
And while some of them might seem silly on the surface, it just wouldn’t seem like the holidays without them. And when performed, they bring a special kind of inner peace … (27 comments)

The shortest days of the year are also the fastest. Where does the time go? - 12/04/09 07:00 AM

As we approach the winter solstice, the number of hours of daylight each day is dwindling down to the shortest day of the year. And although there are still twenty-four hours in a day, there doesn’t seem to be enough time to do all that we have to get done.
Holiday shopping, seasonal social functions and traveling make extreme demands on our time, and we really are forced to cram many additional functions into our already busy schedules.
As a result, the days just seem to whiz on by as we set ourselves into a frenzied blur of motion in … (20 comments)

Now all we need is some snow and I’ll get that Christmas Card photo I have always been wanting. - 12/03/09 05:25 PM
Christmas is three weeks away, and I am ready for it. Every detail has been carefully planned and executed to perfection. But there is always one thing missing on Christmas in Newnan Georgia ….SNOW!
I was raised in Pittsburgh Pennsylvania, and there were plenty of times that the fluffy stuff lay on the ground on Christmas morning.
And although it has snowed in Georgia many times in the thirty-six years that I have lived here, I have never been able to capture a good snow photo with the Christmas lights aglow.
Who knows, maybe this will be the year but I’m … (19 comments)

If you want the rumor mills working overtime, all you have to do is delay getting the correct information to the intended parties as soon as possible. - 12/03/09 06:34 AM
It’s no secret that we live in a fast paced “I want it NOW” kind of world. The ability to deliver important information in a matter of seconds is now imbedded in our culture. And when information is of an extremely significant nature, it doesn’t make any sense at all to delay its delivery unnecessarily. And the worst thing of all that you can do is to announce that critical information will be delivered at some point in the future in a formal venue. Announcing an “announcement” only leads to speculation and conjecture, often with catastrophic results. The delay in communication … (26 comments)

Be careful what you wish for … or the penning of another self-fulfilling prophecy! - 12/02/09 07:07 AM
I had no idea when I wrote this post “The month of December usually means one thing … more real estate business!” that it would have such a surprising aftermath. Since that article was published, my phone has not stopped ringing, and it’s all new business. My partner and I are having a hard time handling all of the requests for information and potential property showings. And while at first you might think that it is strictly coincidence, it is not surprising if you consider the combination of the cyclical nature of the business intertwined with an outstanding Internet presence. Earlier, I wrote a post about our blog legacy I wonder what the archeologists and anthropologists of the future will think about all of the information that we are creating. What does it say about us?
One of my regular readers, Gary Waters made this astute comment: “Our information left behind will be one heck of a time capsule. Imagine if Henry Ford had blogged!” That comment really got me thinking. If I could read the blog of ANYONE in history, who would it be?

History is a peculiar subject because it is created every single day. There are new epochs being added to the archive of civilization at an explosive rate as populations surge and recording technology is proliferated across the globe.
And we are leaving plenty of artifacts and data for future archeologists to study. At no time in history has the ability to document detailed descriptions of daily drama been available to so many observers.
We are creating an immense archive from various and diverse viewpoints that will allow future generations to understand every facet of our human journey in the early … (23 comments)
