I have played the guitar since high school, and that was a long time ago. Music has changed a lot since the late 60's, but there is one genre that remains fairly consistent year after year ... and that is holiday music.

Now before anyone chastises me and says that it's "Christmas" music, please understand that not all holiday music is Christmas music. As a matter of fact, most of the songs that we often associate with "Christmas" make no reference to Christmas at all!

Some common examples are "Jingle Bells. "Winter Wonderland" and "Frosty the Snowman" which make no reference to Christmas whatsoever. Most holiday revelers would also be surprised to note that "Deck the Halls" falls into that non-Christmas category and is actually based on a pagan ritual.

Even Christmas songs themselves fall into two subsets of holiday music, as there is both secular and religious music. This offers an ecumenical opportunity for a wide variety of celebrants with different religious affinities. Some might offer that it's the best of both worlds.

As for me, I prefer the more ancient carols in their original languages. "Adeste Fidelis," "Stille Nacht," and "In dulci Jubilo" are among my favorites.

Of course, those songs weren't all THAT old when I was in high school!

A view from a different perspective … or how first impressions can be misleading

Don’t get me wrong. First impressions are very important. We all have a tendency to draw a conclusion within a few seconds of a first encounter.

So it is very important to get off to a good start. But that does not eliminate the need to look a little closer and get all of the facts before jumping to a conclusion.

And it doesn’t make any difference at all whether we are talking about meeting new people, buying real estate or eating a fine meal. The first impression will only last as long as it is supported by the deeper reality!

First impressions should be enticements but not cover-ups! Because once the appetite is whetted, anything less than expected will be a disappointment!

Is panic and frustration part of the holiday fun? If so, I’m in for a boring season!

Unlike many years in the past, I started my holiday shopping and decorating early and I am essentially “done.” I did a little here and there, and now the house is ready and all I have left to do is mail out my cards which are already stamped and addressed.

But instead of feeling smug and satisfied, I’m really quite bored. It seems that not having the underlying pangs of panic takes away from some of the holiday “excitement!”

There is such a thing as being over-prepared. It’s not my nature. Back in school, so long ago, my assignments were finished minutes before they were due. I have always possessed a last-minute personality that pushed deadlines t0 the limit.

Even today, my days are prioritized by urgency, with the most pressing matters getting attention. Working under pressure makes you feel alive!

Maybe I’ll get lucky and one of the cats will knock the tree over. Now THAT would be exciting!

The long term effects of bad credit will haunt us for years. Facing some future realities that require action NOW.

We all know about the record rate of foreclosures and short-sales. And while these particular kinds of transactions have created short-term chaos in the real estate market, there is also a long-term ripple effect that will affect sales for years to come.

And that doesn't just apply to real estate sales. The loss of access to credit for millions of Americans over the next 3-7 years will have a devastating effect of sales of all kinds, as many consumers will be forced by necessity to make all purchases with cash.

Shoppers that previously had thousands of dollars of buying power will be reduced to practically none, and as inventories build jobs will continue to be lost.

There has to be a way to reconcile the fact that previously good borrowers were caught in an incurable situation. There needs to be a way to repair the long-term impact of those people that just didn't have any other way out.

For now, I don't have any solutions to offer. But I know that the problem needs to be addressed now before it's too late.

There is too much at stake to ignore it.

I have one of those fancy-smancy coffee makers that grinds the beans and brews the coffee automatically.

Of course, you have to set it up each night which requires loading the grinder, filling the water, replacing the filter and setting the carafe in place. It's a task that I have come accustomed to doing, and the grinder doubles as an alarm clock when it roars into action in the morning.

However, this morning I overslept a bit. And when I reached for the coffee pot and it was empty. A quick analysis revealed that I had made a fatal error:

I did not hit the "program" button which is the last step in the process.

And while that is a seemingly minor detail, it derailed the entire coffee-making/waking up on time process. One little omission is now going to affect my entire day.

Paying attention to details is important, because although we can do NEARLY everything correctly when conducting business or doing a task, one little slip up can cost us. And it's a shame to lose all of that hard work because of a single omission.

Now if you'll excuse me, I think that my coffee is ready ...finally!

It’s not just that the upcoming festivities require actual preparation and make real demands on our already precious time, it’s also that we all tend to slip into some kind of alter ego personality, much more easy-going and relaxed and ready to savor life.

It’s a pleasant time of year that makes the onset of winter more palatable, and a time that we can reconnect with family and old friends and maintain those relationships in a very personal way.

And the best part of it is that we all have a built-in excuse for running a bit behind on our ordinary mundane duties:

Tax credits and higher priced homes sales. Coincidence? I think NOT!

I know that my personal experiences are anecdotal, and I am a firm believer in statistics, but I have seen a dramatic increase in the amount of activity on listings priced over $200,000 since the new $6500 tax credit went into effect November 7th.

In one case, a beautiful home that sat for months almost unnoticed suddenly had two acceptable offers within a few days of each other. And the number of showings has nearly tripled in this range.

Could this be the kick in the pants the market really needed to jump start itself to a recovery, or merely a result of some pleasant fall weather? Only time and complete data analysis will tell the true story.

But for now, I’ll just enjoy the boost in business …whatever the reason!

Even though most of their compatriots have succumbed to shortening of the days and brisk gusts of wind, there are always a few stragglers that just won’t give up!

And although it’s the middle of November and we had a tropical storm that blasted though earlier in the week, there are still some small pockets of resistors here and there.

But the clock is ticking and time is running short, but as long as there are colored autumn leaves still hanging in there, I’ll keep the camera by my side. I shot this beautiful maple at the Male Academy Museum in Newnan Georgia this afternoon.

I suspect I’ll keep up the “hunt” until Thanksgiving!

We ate at one of our favorite lunch spots the other day. The reasons that we like this place in particular is that they serve great home-style food, have friendly service and are very reasonably priced.

And because we eat there often, our expectations are pretty high each time we visit. Because we are now “regulars,” we look for the staff and owners to not only maintain the level of excellence to which we are accustomed, but to also go beyond the ordinary and exceed our expectations!

But when you keep raising the bar higher and higher, the chances are that at some point you will miss the jump. Maybe it was just a bad day, but the last time we ate there we were disappointed. Perhaps they had problems with equipment or employees, or maybe it was the fact that our expectations were just too high.

The same thing applies to OUR businesses. While we strive to provide service beyond what is expected, there will be times when we fall short. It doesn’t mean that we are lazy or uncaring, it’s just that we have stretched ourselves too thin and that while our spirits may be willing, the actual constraints of time and other resources may preclude us from a record breaking performance.

It happens to the best of us. We just have to get up, dust ourselves off, and get ready for the next jump!

Everyone wants to be heard, but sometimes you have to take your turn at listening!

I meet with a bunch of friends every other Friday night at a local hangout for some good guitar picking and singing. And it’s pretty casual. We show up when we can and just play whatever songs we feel like playing and it’s all great fun.

But I have noticed something that seems to happen every time we play, and for lack of betters words I will call it the “volume syndrome.” It’s occurs when each player decides that their instrument should be heard over and above all of the others.

And so, after every song, they adjust the volume control ever so slightly in an effort to stand out just a little bit from the crowd. It’s a subtle difference, but an increase nonetheless. The problem is that EVERYONE does the same thing.

The result is that over the course of the evening, there is an ever constant increase in amplitude until the point when music is so loud that nobody can hear anything!

The point of all of this is that although we each want to be heard, we can’t LISTEN if we are all trying to dominate the session at the same time. How much better it is when we occasionally “turn it down” so someone else can shine for a few moments, and then we have the opportunity to excel when it’s our turn!

And if we are heard, and if we are good, the others will want us to “play the lead” a little more often

I am often distracted by simple things. The way a leaf dances in bright sunlight or a flower blooming late in the fall. I find beauty in the ordinary and uniqueness in the commonplace.

Sometimes I see the world in little pieces rather than in its entirety. A smeared palette of many mediums and colours that can be twisted and turned and blended each and every day.

And often this world of nature occurs in our own yards! There is no necessity to travel hundreds of miles to see nature in all of its glory!

I am grateful for every precious moment that I spend studying the splendor of creation. It’s good for the soul.

Some interesting Coweta Fayette Real Estate facts for October 2009!

October 2009 was a good month for real estate sales in Coweta and Fayette Counties.

County-wide, in Coweta County the total number of real estate sales was up 0.8% in October, the only positive gain in 2009 so far. The previous best month had been June, which experienced a 3% decline in sales from 2008.

In Fayette County, October was also the best sales month in 2009 so far, with a 5.3% increase in sales.

Our Newnan ERA United Realty office closed more sides in October 2009 than any other month in the last two years.

And although this anecdotal information is only one statistical point in the entire data set of all local real estate sales, it is still an indicator that at least one real estate office is enjoying robust sales.

And November looks pretty good so far! It’s still a great time to buy, with low interest rates and unbeatable prices!

Questions and answers about the ancient art of auctioneering. It’s not as mysterious as you think!

Yesterday, I got to spend five hours driving through the rains of tropical storm Ida on my way to join some fellow auctioneers for a continuing education class in Cleveland Georgia.

And although I could have taken the class online, I chose to make the trip to in order to see old friends and to make some new ones. These classes are more like class reunions, and we spend a lot of time catching up and listening to each other’s war stories revolving around the ancient profession of auctioneering.

Some of my readers were surprised when I mentioned that I was an auctioneer, and in the comment section asked some specific question about the profession that I would like to address now.

The first question is “how do you become an auctioneer?”

The answer is not so simple. It depends on where you live. Each state sets its own requirements for licensure, or some states have no license laws at all. In those cases, county or municipality governments may control who may perform an auction.

In Georgia, an Auctioneer’s license is a professional license, administered by the secretary of state. It requires 80 hours of pre-license training and successfully passing an examination.

Another question had to do with “auction verbiage,” and is that part and parcel of being an auctioneer?

It’s called “the chant,” and it indeed an integral part of auction. Some auctioneers are so good at the chant that they are hired by other auctioneers to “call” their auctions. The chants can be almost magical, and can inspire bids when properly performed.

Our venerable instructor, Charles Gay, who is also the chairman of the Georgia Auctioneer Commission, has an underlying tone in his voice that cannot mask his skills in the chant. It’s almost mesmerizing.

Another question asked was “can you sell anything or just real estate?”

An auctioneer in Georgia can sell anything that doesn’t require additional licenses. For example, to auction real estate, you must have both an auctioneers license and a real estate broker’s license. To auction used cars, you need an auctioneer’s license and a used car dealer’s license. Other examples are firearms and livestock, which have additional legal prerequisites.

Other that that, I can sell anything at auction such as antiques, tools, and other general merchandise. I can perform business liquidations and estate sales, and court-ordered disposals.

Estate sales are good, because I can sell the real and personal property, a form of “one-stop full service!”

In my continuing quest to educate myself I will be continually educated today!

I'm off to an early start this morning because I have to be in Cleveland Georgia (about a two hours drive) by 9:00 A.M. today for an all day continuing education class.

And although I have plenty of C.E. real estate credits, this eight hour course is required to maintain my Georgia Auctioneer license. Auctioneer licenses in Georgia are renewed every two years, and I definitely don't want to give mine up for not meeting the licensure requirements.

So I'm in for a long day of driving and learning, and naturaly, it's supposed to rain a lot and that should make the ride more interesting during Atlanta rush-hour traffic.

But I'll be seeing some old friends of mine in the auctioneer community, and it will be fun catching up with everything that is going on throughout the state. So I'm really looking forward to the day's activities!

There's just one problem though:

When you get in a room full of Auctioneers, it's hard to get a word in edgewise!

Giving veterans their due ... it takes more than lip service.

November 11 is Veteran's Day. It's a day to honor the living veterans that are currently serving or have served in the past.

How do we properly honor those brave men and women that risk everything to defend and preserve our nation? They place themselves in harms way under the most adverse conditions and complete their assigned missions with courage and conviction.

And let's not forget the families of our soldiers. They give up their loved ones as they are deployed overseas and live every day under the pall of potential catastrophe. Families are separated during the children's formative years and it really takes a toll on the spouse left behind.

Here's an idea: At this time, we have a lot of empty houses in this country that are owned by the government. And while there are some minor incentives for veterans to purchase the properties, it's time to really give them a break.

They need to be given credits for purchase based on years of service and priority in the bidding process. I think that $10,000 per year of active duty would be a starting point, but I'll support anything that properly rewards them for all that they have risked. I would also like to see disabled veterans getting free houses.

Why not? Who else is more worthy to benefit from these incentives?

And to all of the veterans reading this, I thank you for your service. And I appreciate your sacrifice from the bottom of my heart.

Historic structures in the Cataloochee Valley, Great Smoky Mountains National Park.

The Great Smoky Mountains National Park enjoys a rich history of prior human habitation within the contemporary park boundaries.

Unlike the first national parks that were established in the West on lands already owned by the United States Government, the Great Smoky Mountains National Park was assembled with the purchase and condemnation of lands owned by private residents and a collection of lumber and mining companies.

Although most of the structures inside the park boundaries were razed at the time the park was created, a select few were allowed to remain as living museums of the historic human heritage of those that lived and worked here prior to the national park establishment.

The photos depicted here are of historic structures currently maintained by the National Park Service in the Cataloochee Valley. At one time, over 1,200 people called this place home.

And they are a testament to those hard working property owners that gave up their land, voluntarily or otherwise, to forever preserve the magnificent beauty of the Great Smoky Mountains!

When I was a young man, I was plagued by cluster migraine headaches. These episodes were so debilitating that recovery often took days. Even after the headaches ended, I would feel like I lost a fist fight and took a good pounding.

The doctors said that this was because my brain was literally bruised from the attacks, and that all I could do was learn to cope with the disorder. Fortunately, I became very adept at using beta blockers when I sensed a swelling behind my eyes and was able to squelch the onset of the worst part of the migraine.

It would stop the problem in its tracks!

For many years, I had no more episodes. However, recently, the headaches have started occurring again. And they are getting progressively worse. I don’t know if it’s the result of stress but it looks like I’m going to need medical treatment again. Since the beta blockers worked before, I’m going to try them again to head off the attacks before they explode in my head!

In business, there are also preventive measures that we can take to avoid disasters down the road. When we sense that initial pressure of something going awry, we can move quickly to squelch the problem in its earliest stages.

By doing so, we can eliminate the painful results of negligence and the debilitating effect to our bottom line!

And stop the problems in their tracks!

It often seems that I do not have my priorities in order. I work many long hours and sneak in a few hours of “relaxation” in here and there, but even during those supposedly rest times, work is swirling around in my head.

The world is a big and beautiful place, and I have seen very little of it, as I prefer to remain in close proximity to home. It always seems that the simple everydsay tasks preoccupy my time!

And there are a lot of things that I have “put off until next year” for over twenty years now, and I really need to reevaluate my thinking. I am in the autumn of my years and the leaves are beginning to drop!

So I have decided to take some action and modify the game plan. From now on, I’m going to live life to the fullest!

Starting next year, of course!

Foreclosures drop and building picks up in Coweta County in November 2009! A Coweta county real estate report.

It appears the Coweta County real estate market is showing some signs of recovery. The number of foreclosures advertised in the Newnan Times-Herald for November 2009 is 185, down from 207 in October and a record 265 in September.¹

In addition, requests for on-site environmental health evaluations is up nearly 20% from a year ago, indicating that there is a modest increase in building activity, These factors, combined with new federal tax credits for home purchaser, could help to stabilize the local economy.

And while these improvements may only be baby steps in the right direction, they still tend to reduce the slippery slope to something a little more manageable!

Coweta enjoys low property prices, and combined with low interest rates and new tax credits, there has never been a better time to purchase a home in the county. If you are considering a move to the Atlanta area, be sure to include Coweta County and Newnan on your list of possible places to relocate.

House payments under $500? It’s happening more and more often these days.

It used to be that if a caller to the real estate company indicated that they wished to purchase a three bedroom, two bath home and keep the monthly payment below five hundred dollars we used to ask this question:

“What kind of tires do you want on that mobile home you just described to me?”

And that was back in the mid 1980s! Now, in the year 2009 as incredible as it seems, the combination of low real estate prices combined with excellent mortgage interest rates have many homebuyers purchasing property with mortgage payments at or below $500 per month.

Even more remarkable is that these purchasers are buying homes at or below ONE YEAR’s equivalent of their annual income. We have even sold a few houses to individuals who paid more for the most recent vehicle they purchased.

The bottom line is this: real property has never been more affordable. Anyone that is currently renting that is in a position to purchase should take advantage of this window of opportunity.

Because it will not remain open forever!

For a lot of us, the last few years have involved a lot of “changing on the fly” and many of our business practices have been reactive and not proactive.

But the market has settled down somewhat, and while it is not the robust market that we would like, at least we have a pretty good idea of what lies ahead and can plan appropriately.

So with less than two months to go in this year, it’s time to get started on those business plans for next year.

This year's event will be held at the old freight depot in downtown Newnan from 6-9 P.M. on Tuesday November 3. Tickets are $20 and there will be a cash bar available. Price includes catered heavy hors d'oeuvres, appetizers and desserts.

My camera is broken, there’s a nail in my tire, and I’m typing this on a borrowed computer. Nothing lasts forever, but could you give me just one more year?

My formerly trusty camera has been acting up lately. There are some issues with the Nikon bayonet mount that is affecting the auto-focus and the exposure of the image.

Now I am the first to admit that I am pretty rough on my cameras, but I had hoped to get more than three years from my Nikon D80. I have been eyeing a new camera for some time, but I want to buy it because I WANT to and not because I HAVE to!

The same thing happened with my computer. There were enough warning signs, an error message here, a power supply issue there. All were minor things that I ignored until all of a sudden … poof … and the machine was gone.

I am still using a computer that I borrowed from a friend who oddly enough keeps giving me coupons for a new one! I wonder why she keeps doing that?

Yesterday I noticed a nail in my tire. Great, that’s all I need. But for whatever reason, I can’t seem to learn from experience. As long as the tire is holding air, I’ll probably ignore the problem. Of course, inevitably I will have a flat tire and wonder why I didn’t take care of the nail sooner.

Putting things off that you know you should address now almost always leads to more trouble down the road. I don’t know why, but I keep trying to get just “one more day” or “one more week” from items that are not designed to last forever.

Some would call me cheap. Others would call me lazy. I call it just me being me!

Okay, you’ve had a full day already to get over the time change so wake up … it’s NOVEMBER and 2009 will be gone before you know it!

Amidst the flurry of activity surrounding a rainy Halloween and the autumnal changing of the clocks back to standard time, another milestone slipped in almost unnoticed:

It’s already November!

And besides the stack of monthly bills to pay, we are winding down toward Thanksgiving. And Christmas is less than two months away!

2009 has been tempestuous and trying, but it’s zooming on by like nobody’s business. And here’s something even more shocking:

We are nearing the TENTH anniversary of the Y2K celebration. Wow, has it really been ten years? It is almost unfathomable.

Wow, I never thought that I would make it this far. Now I have to figure out what I’m going to do for the next ten years!

When did Halloween get to be such a big deal? I guess I just don't get it.

Let me state this right up front. I am not a fan of Halloween. I never have been, not even as a child.

The concept of extorting candy in lieu of some horrible consequence seems incongruent with most of my upbringing, but it was presented to us as appropriate for one night a year so I accepted it on those terms.

However, the holiday has been transformed from a single night of revelry into an entire month of celebration. My neighbors have numerous decorations including "Halloween Lights" which have been alit all month. It's a far cry from the simple Jack-o-lanterns of the past.

And speaking of pumpkins, it is no longer satisfactory to cut simple diamond-shaped mouths, noses and eyes. Pumpkin carving is now an art form requiring a steady hand and hours of patience, of which I possess neither.

I am not a ghoul, but I guess that I just don't get it. But my message to everyone else is: have funand above all be safe.

And please keep an eye out for the kids. It's their night!
