Today I had the pleasure of joining a roundtable discussion with other Coweta County real estate agents and mortgage professionals.
The discussion centered around price stability and the availability of financing, both of which are key issues of concern in the county, as they are intrinsically linked to one another.
It was agreed that now is one of the best times to buy, due to both historically low sales prices combined with rock bottom interest rates.
The panel also determined that the impediments to recovery are low appraisals, new mortgage regulations and compliance issues, documentation requirements, and lack of consumer confidence.

After several years of economic corrections, the Newnan Georgia real estate market seems to be gaining some momentum.
And a lot of the increased activity is coming from outside the county and even more from outside the state of Georgia. Many transferees that are heading for the Atlanta metropolitan region have heard about Coweta County and the tremendous real estate values there!
As a result, the inventory available in July 2010 is about half the number of homes that were available just one year ago. And diminished supply and steady demand is tending to stabilize prices.

Although yesterday was a national holiday in honor of Dr. King, and despite the fact that our Newnan real estate office was officially closed, the place was teeming with activity.
Agents were scrambling about with clients and offers and getting ready for property showings. It was actually much busier than a normal weekday.
I had at least five phone calls from new prospects, and we are going to show property to two of them and one was referred out.

It appears the Coweta County real estate market is showing some signs of recovery. The number of foreclosures advertised in the Newnan Times-Herald for November 2009 is 185, down from 207 in October and a record 265 in September.1
In addition, requests for on-site environmental health evaluations is up nearly 20% from a year ago, indicating that there is a modest increase in building activity, These factors, combined with new federal tax credits for home purchaser, could help to stabilize the local economy.

We are having our busiest month of the year selling Coweta County real estate. So far, in the first week of October, we have closed more homes than the entire month of August. And there are plenty more scheduled to close this month.
There are few places in the country that offer such a high quality of life with such a low threshold of real estate pricing. The American dream is alive and affordable in Coweta County Georgia!

It was a perfect day in Newnan, Georgia. Yes, it is indeed the first day of Spring, but that is an arbitrary word assigned to the day during which a specific astronomical event occurs. But that in itself, did not make the day perfect. No, it was a perfectly crisp, cool and clear day following rainstorms that cleansed the air of particulates and pollution! The sun shone gloriously, and late in the afternoon, I turned off the computer, left the office, and headed for downtown Newnan.
