real estate: “Chasing” inexpensive properties for sale in search of a dream home can be like going around in circles. - 01/14/12 08:36 AM
As a result of readily accessible information about property listings, many buyers like to search listings based on one criteria: PRICE And we do have many value-priced properties for sale in Coweta County Georgia. And buyers want to see all of these properties in hopes of finding the “perfect” combination of price and livability. The problem is that many, many buyers are looking for the same thing. And so the good properties sell very quickly. As a result the casual weekend property seeker is very unlikely to stumble upon the right house at the right price. A good real estate agent

real estate: Some thoughts on Real Estate and Natural Law on the last business day of 2011. - 12/30/11 09:50 AM
Today I will be closing out fiscal year 2011 for my business. And while the numbers were not completely disappointing, the amount of stress and hardship really was not commensurate with compensation. Which begs the question: “WHY?” Why indeed. The real estate world has become one of complete chaos. There are those that follow the rules and those that don’t. And even when there are no shenanigans afoot, new twists and turns tend to wreak havoc on EVERY transaction. It is a natural law that entropy will continue to erode stability. Order will continue to deteriorate with each passing moment. We

real estate: Goodbye old friend … I will miss you and all of the real estate adventures we had together! - 11/17/11 09:03 AM
I just got a call from the salvage service that will be picking up my trusty old Toyota Tacoma today. Although we had a wonderful eleven years together, we made our last real estate run a few short months ago. We were on the way to meet a mold inspector at a property, but we never got there. Fate and a Ford intervened, and my beloved pickup truck was pronounced dead at the scene. Fortunately, my injuries were somewhat mitigated as my friend absorbed the brunt of the assault. It could have been much, much worse. But today it’s the “end

real estate: The time of year when working until “dark-thirty” isn’t so bad! - 10/05/11 08:32 AM
You can really sense the hours of daylight waning now. It’s a little harder to get out of bed before sunrise, and the entire world seems to be moving at a slower pace. In the real estate business, we often work until it gets dark. As a matter of fact, in the Summer time the majority of property showings occur after 6:00 P.M. Now we have to squeeze as much in to the limited hours of daylight as possible. And it won’t be long before we revert back to Standard Time which really slams the door on evening showings. But I

real estate: You don’t stop playing if they’re still dancing! - 09/18/11 09:01 AM
I play guitar in a band that performed at a benefit for the American Legion in Opelika Alabama last night. We were supposed to do two one hour sets but ended up playing nearly twice that long. The reason: people were still enjoying the music and dancing up a storm! So we played on until everyone went home satisfied. Selling real estate business is a lot like playing live music for an audience because it is a “people” business. The first impression is the most important, because if you don’t put your best foot forward, you’ll lose them right away. After

real estate: Will real estate ever regain its allure? Some still see ownership of real property as the American dream. - 09/04/11 09:20 AM
We all know that the economy is cyclical. And since the founding of the nation, for every economic downturn there has been a subsequent recovery. But this one is a little bit different, because more was lost than money. Along with the billions in dollars in equity that evaporated, confidence in the stability of real estate as viable housing alternative has also dissipated for many would-be homeowners. When I started in the real estate business, I always made the declaration that I did not “sell” houses, because they sold themselves. Everyone wanted to buy a house. Even people that owned houses wanted

real estate: Continuing education without the credit. We get it every day. - 09/03/11 04:00 PM
Over the last few years, the real estate business has become quite insane. What was once a fairly straightforward “cut and dried” process is now more of a free-for-all, with new rules, regulations, procedures and requirements every single day! Clients often act surprised when we run into a “new” situation that has never popped up before. They assume that a seasoned veteran has seen and done just about everything that can possibly occur in every transaction. If experience is the best teacher, I have learned more over the last two years than in any other point in my life. The “School

real estate: Coweta County Schools open Monday August 8. How will that affect the real estate business? - 08/05/11 08:28 AM
Coweta County Schools will open for the new school year on Monday August 8. The kids seem to go back to school early around these parts, and as real estate, we are often asked about how “back to school” affects real estate sales. Back in the day, there was a noticeable up and down cycle relative to the school term. Activity would peak in the Summer and then taper off once the new school year commenced. However, in today’s world of instant communication and readily available information, sales remain somewhat level throughout the year. Oddly enough, if we have a “peak”

real estate: Are there too many variables in real estate transactions that make the process too unappealing to consumers? - 08/04/11 08:00 AM
There was a time when buying and selling real estate was easy. A buyer looked at a few houses, picked one, the seller signed the contract and we closed in a month or so. It was a straightforward process and it took something momentous to derail closing. I remember losing two deals early in my career. One was because the subject house burned to the ground, and the other was because Republic Airlines went out of business and my client was suddenly out of a job. These days closing a transaction is like walking on eggshells. Even the slightest misstep can

real estate: “It isn’t happening here so I’m not worried about it!” Short term indifference can have long term consequences. - 07/15/11 08:09 AM
Real estate is local. That statement is as true today as it ever has been. Every region has its own local economy, quality of life, and amenities that attract potential residents and retain those that currently reside there. But we live in a mobile society, and the notion of economic immunity can lead to disastrous consequences down the road. There are times when economics are so compelling that even the strongest markets will eventually suffer. When other areas of the country are offering the same product with similar amenities for a quarter of the price, lower costs of living, and lower

real estate: Do you get worried when everything is too quiet? - 05/17/11 09:59 AM
Real estate is a fickle consort. There are some deals that demand your constant attention on nearly an hourly basis! They seem to hang balanced on the edge of a precipice where the slightest ill breeze will topple them into oblivion. And then there are those deals in which you hear nothing. Everything is “fine” or “moving along.” And you want to relax, but you can’t. Because there is something very unnerving about a deal that is going along too smoothly or too quietly. It makes you wonder if anything is happening at all. The truth is that a lot of

real estate: Real estate work was hot, hot, hot in Newnan Georgia today! - 06/22/10 08:16 PM
With temperatures in the 90’s and very high humidity, Summer is in full swing in Newnan Georgia. But working in real estate was even hotter today for agents at my office, as the air conditioner cried “uncle” and decided to quit working. And as the temperature rose inside, so did the frenzy of activity. Everyone was up for the challenge. After all, our clients come first and if that means if we have to work in the heat, so be it. Fax machines faxed, copiers copied, and printers printed continuously as the offers and signed contracts made their way from office

real estate: It's like a fourth holiday in a row … except for the fact that I am working! - 12/27/09 04:18 AM
It’s a little unusual when Christmas falls on a Friday, because from Christmas Eve through the weekend there isn’t a lot happening. That is, unless you’re a real estate agent trying to “beat the clock” on properties that are under threat of foreclosure. “Time is of the essence” never has more meaning than when trying to keep a listed property off the courthouse steps on the next first Tuesday of the month. And with the New Year’s Holidays intervening, there’s even less time than usual. So we’re off to the races, and hopefully we can put a deal together

real estate: Breaking through the blues requires the right mindset. In the realm of real estate, dispelling negativity with optimism is more than just spin! - 12/09/09 07:20 AM
The real estate business is still as volatile as any time in history. In some markets, there is an oversupply of homes that will take months, if not years to absorb. Consumers are faced with even more choices when they are considering a real estate purchase, making each transaction more agonizing and time-consuming. But unlike any other kind of investment, real estate has the unique quality of usefulness. Unlike stocks, or gold, or foreign currencies, the owner of real property has the right of use and quiet enjoyment of the investment. And since you must live somewhere anyway, that is a

real estate: Despite what you might think, the real estate agent is working harder than ever to make the deal happen, and is earning every penny the hard way! - 05/28/09 07:52 AM
There is a common perception that the real estate agent has a lot less work to do today, thanks to technology and the Internet. Buyers are able to "shop" online and easily identify properties that nay be good prospects to purchase. But if you were to ask any real estate agent this question: "now that the Internet allows buyers to find their open houses, isn't job of the real estate agent much easier?" you mighty be surprised at the answer. Many deals are constantly under assault by any one of a number of issues that seek to interrupt the process. Delays

real estate: Getting the week off to a good start! Today I rest, but tomorrow it's back to work! - 03/22/09 06:49 AM
It's Sunday morning, and I'm looking forward to another busy week in the Newnan Georgia area. Real estate has been picking up lately due to both the seasonal cycle and also new incentives for buyers. Spring is typically a good time to sell property. Pleasant weather and spring blooms enhance the desirability of nicely landscaped homes. Houses just look better this time of year, before the heat of summer begins to scorch the greenery. Combined with tax incentives for first time buyers, there seems to be a lot more activity than the same period last year. The phones are ringing with

real estate: Real Estate Auction in a Slow Market! - 02/18/08 08:50 PM
Is auction the solution in a slow real estate market? Many sellers think of auction as a possible solution for marketing their properties, and in many respects, they are correct. What they do not realize, is that the less robust the market, the less chance they have for a successful auction. Why? The first reason, is that in a market flooded with foreclosures and REO properties, the terms and conditions of auction may not afford the best purchasing opportunity for the buyer. There are plenty of alternative properties available for purchase, allowing purchasers to negotiate both price AND terms! Another

real estate: Coweta County Georgia Real Estate Trends - 07/10/07 06:47 AM
2007 was an interesting year for real estate sales in Coweta County, Georgia. Many factors have contributed to the decline. In simplest terms, the supply of real estate for sale far exceeds the demand. However, many factors have contributed to the decrease in demand for property, many of which have been overlooked. Here are some reasons why the market has declined in Coweta County: 1) Price. Hurricane Katrina place a tremendous demand on the supply of building materials, and costs skyrocketed. Much of the three to five year upgrade market was eliminated, Why would anyone pay more for a smaller house with
