Boyd Texas is located in Wise County on State Highway 114. Boyd is 7 miles south of Decatur and North of Fort Worth.  The area was settled in the early 1890s as farmers made use of the fertile land along the North Fork of the Trinity River. Originally the area was called Greasy Bend as the area was known as a place where hogs were fattens. As with most small towns in the late 1800s and early 1900s the railroad had an impact on the town. In 1893 the Rock Island Line tracks came to the town. The town was then named Parkhurst in honor of Mr. Parkhurst, an official with the railroad. After the railroad came to town the next big event was the opening of a post office in September 1893. Because of a town with a similar name, Park Springs, it caused some confusion adn the town's name was changed to Boyd in honor of another railroad official, H.S. Boyd. With its close proximity to Dallas and Fort Worth, Boyd is now a bedroom community. Still, Boyd has a small town atmosphere and there are many small farms in the country side near Boyd.

When in Boyd be sure to take a little drive in the country and eat at The Wild Onion Steak House located at 4299 Knob Road, Springtown, TX. My favorite meal at the Wild Onion is to start out with the Wild Onion blossom as an appetizer and the House Special Chicken Fried Steak, which I think is about the best Chicken Fried Steak in North Texas. Enjoy your visit to Boyd, Texas and delight in the Chicken Fried Steak at the Wild Onion. Be sure and tell them Dusty sent you. Saginaw, Texas is located in Tarrant County it was named in 1882 after Saginaw, Michigan. The city of Saginaw is 10 miles north of downtown Fort Worth. Saginaw was settled before the Civil War. Around 1936 the Burrus Mill  and Elevator Company located in Saginaw. At the time the  Burrus facility was built it was the largest grain elevator in Texas and the second largest in the nation. Its first manager was. Lee O'Daniel, later governor of Texas and a United States senator. Saginaw soon became a residential hub. It is now one of the areas of high growth in Tarrant County.

 

Decatur is a growing city just north of Fort Worth and North West of Dallas is fast becoming a place for Metroplex Commuters to live.

Decatur is the County Seat of Wise County. Decatur is named after Commodore Stephen Decatur, Jr. He was an American Naval Officer notable for his heroism in actions at Tripoli, Libya in the Barbary Wars and in the War of 1812. Wise County was established in 1856. A cant phrase of gamblers is "Eighter from Decatur, County Seat of Wise" it is a phase that according to local tradition was coined by a railway construction worker in the 1882. You may still here that phrase at dice tables around the world. Decatur is not only known for the gambling phase but it home to the Caddo and LBJ National Grasslands, a haven for hunting, fishing, horseback riding hiking, camping and bird watching. One of the well known businesses in Decatur is James Wood Auto Mall. If you take a drive to check out Decatur be sure to eat at Sweetie Pie's Ribeyes  on the Square. When you are in Wise County you will surely notice all the drilling activity. Most of the active drilling rigs are drilling for natural gas in the Barnett Shale. You may want to drive 10 mile west and discover Lake Bridgeport. Have a good trip and if I can help with any real estate in Wise County just let me know.

One of the services I provide is performing Broker's Price Opinion for Banks and Mortgage Companies. When a borrower is behind on their mortgage payments the mortgage company or bank will have me drive by the home. Usually without the borrowers knowledge and check out the home including taking an exterior picture. I then compile a Comparative Market Analysis for the mortgage company. In a typical month I will perform 70 to 100 Brokers Price Opinions (BPO). The bulk of the work comes in during the first few weeks of the month and they slow down toward the end of the month. December was an unusual month; it went out like a lion. I got slammed the last week of the year with about 40 BPOs to perform. I hope the mortgage companies and banks were just trying to catch up and it is not an indication of more foreclosures. In our Real Estate business besides selling in the regular real estate market we list and market foreclosed homes for Banks and Mortgage Companies. The first week of this year we received 5 additional listings and 3 of those were in one day. The housing market from my perspective appears continue to be soft. If you are buying a home, it is a buyers market. The Dallas Fort Worth Metroplex has been on a building boom for years. According to the news, new home sales are down. That means inventories are up. With new home sales slowing down many builders are offering more incentives than usual. It some times makes it hard for the owner of existing home to compete with the builder. This in turn makes the Days on the Market (DOM) longer than sellers are use to. As the market slows down and it takes longer to sell a home, some home owners do not have the staying power to outlast the market and end up losing their home through foreclosure. Often, with the right Realtor a home owner in trouble can work out a short sale. This is where the mortgage company agrees to take less than is owed on the home. Short Sales can work out to benefit the home owner if they are handled correctly and can often give the owner additional time to sell their home before foreclosure. I see 2007 as being a year that the Dallas/Fort Worth housing market  will continue to see new homes built and foreclosed homes records broken. Real Estate Investors may be the winners in the housing market this year.

My hope is that whatever your position is in real estate that 2007 turns out to be your best year. I always remember what my dad says "The Deal of a Lifetime Comes Every Week in Real Estate"
