Screen your renters properly. This is number one for a reason. If you rent your home to the wrong person, nothing will fix it. Make sure the home looks great BEFORE you put it up for rent. property management: Listen, is identity theft for real? - 04/27/07 01:19 PM
Absolutely. As you know, I work in residential property management. We process hundreds of applications to rent every year. A large number of them have suffered from identity theft in one form or another. I received this in an e-mail from a friend of mine, and thought I would pass it on. Simple, common-sense, useful, money-saving, headache-preventing, time-saving advice. Granted, it's allegedly from an attorney, but try to set aside your prejudice for just a couple minutes. Besides, attorneys are a necessary evil. ---Begin e-mail--- ATTORNEY'S ADVICE -- NO CHARGE Read this and make a copy for your files in case you

property management: How to rent my home in Santa Clarita - 04/26/07 01:49 PM
This is purely an informational post for people who are looking rent out there home. Specifically in Santa Clarita, CA, but some of the tactics will work anywhere in the country. This post DOES NOT contain information on how to properly screen tenants, how to pull credit, criminal, and eviction history, how to verify income, employment, residency, late rent payments, property damage history, or the many other factors that need to be considered when renting a home. It only contains information on how to get some phone calls on your rental. Again, most of the information here is designed specifically for Santa

property management: EXTRA! EXTRA! Active Rain Strikes Again! - 03/31/07 01:12 PM
So, I have been a rainer (actively) for about a month. I never really believed that I would get any leads. Frankly, I joined to increase my search ratings. Then, one day, I read Jeff Turner's blogs and realized how selfish I was! Since joining, I have realized many benefits of raining that I hadn't even thought of. I have benefited immensely from the knowledge gained by reading other people's posts and comments. I have made new connections all across the country. And, as of yesterday, not only did I get my first lead, but I also had an old friend

property management: Ok, so something cool happened today! - 03/22/07 06:04 PM
I am an active rain newbie, but I am jazzed about being a part of this great community! I have to share with everyone what happened this week... Our local Chamber of Commerce called about a week ago and said that they wanted to do an article on our company. They are doing a special edition of the Valley Business News that is going to be only about real estate and wanted to highlight our company in the property management portion. That is cool enough in itself. Anyway, the editor called and wanted to get our rates to publish in the article.

property management: Should I rent out my home in the Santa Clarita Valley? - 03/21/07 07:10 PM
I often get asked by clients what the rental market is like here in Santa Clarita. This post will attempt to answer that question. The rental market in the Santa Clarita Valley is VERY STRONG. It has been for the last couple of years. I personally believe the reason for this is the change in the resale market. Now, I understand that is a pretty broad statement, so I am going to try and breakdown the change in our resale market and how it has impacted the rental market. 1) The resale market has softened. One of the consequences of this is

property management: Do you truly put your clients' needs first? - 03/12/07 12:22 PM
"I always put my clients' needs before my own." "You are #1." "I'm not #1, you are!" "I strive for QUALITY, not QUANTITY." "Working for people, not commissions." Do these sound familiar? These phrases can be seen on billboards, bus benches, in newspaper ads, real estate magazines, on the back of business cards, and many other places all across the country. In fact, you can substitute these in one form or another for just about any service industry out there. I know that these, for the most part, reflect how I would like to see our company run, and probably most

property management: I felt a strong urge to puke. - 03/09/07 07:27 PM
This little story, as bad as it is, is why I have a job at Classic Property Management. If you are a realtor and you are "dabbling" in leasing or management, you may want to think again. It might not be worth it. SHE CAME INTO MY OFFICE WITH A FRANTIC LOOK ON HER FACE. She said to me, "I accidentally opened this" and hands me a letter. As I read it, I knew that I shouldn't have. It said, "Mr. _______, we have not received any payments since you first purchased your home. Your 3rd mortgage payment is due
