      <title>Fraser Valley Real Estate Stats for November 2009</title>

&lt;p class="MsoNormal"&gt;&lt;strong&gt;Fraser&lt;/strong&gt;&lt;strong&gt; Valley&lt;/strong&gt;&lt;strong&gt; Real Estate Board Stats for November 2009&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&#160;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;Well as expect we hit another sales record this month with 1,522 sales which was a 200% increase from the same month last year (This is where we all say WOW). We are down a little bit from last month by only about 10% but that is to be expected as we head toward Christmas.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&#160;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;The major cause for this abnormal market activity is continued low interest rates, with this November being the 2&lt;sup&gt;nd&lt;/sup&gt; busiest in the last 10 years.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&#160;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;Prices are on a slow rise, but keep in mind that 70% or all homes sold (detached, townhouses, condos) and 46% of detached homes sold for under $500,000, which is real a testament to the affordability that has arrived in the market place.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&#160;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;The average days on market where 56 days for detached homes, 46 for townhouses, and 58 days for condos, which is what you would expect for a balanced market place.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&#160;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;I know you are thinking what kind of market are we in and if you look on page 9 of the pdf link you will see we are right around the buyers market/balanced market.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&#160;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;If you also look at page 11 on the pdf you will notice that the gap between condo prices and detached home prices have separated quite a bit over the last few years and the look to be continuing in that direction. So if you are currently looking at moving into a bigger home or even just to a detached home, if you would like more information on what it would take to move up to a detached home let me know.&lt;/p&gt;

      <description>&lt;p&gt;Hey guys, once again Northview Community Church's big NBC (Night Before Christmas) production is upon us in full effect with cue to cue rehearsals starting tonight and running through to Thursday and public shows starting on Friday Dec. 4.&lt;/p&gt;
&lt;p&gt;This is a great opportunity to come out and see a real great show for a 10th of the cost of what a public venue show might cost of this caliber.&#160;&lt;/p&gt;
&lt;p&gt;Ticket's are only 10 bucks and you have to buy them in advance at Northview's church office Monday-Friday 930am-430pm. It is on Downes Rd. in Abbotsford, BC just east of Clearbrook Rd.&#160;&lt;/p&gt;
&lt;p&gt;You won't want to miss it this is the final NBC after 20 years they are shutting it down. This will be my fifth year involved in the music end of things and am really looking forward to wrapping up an era of great shows and great opportunity of out reach.&#160;&lt;/p&gt;

      <title>British Columbia's Fraser Valley Real Estate Stats for October 2009</title>
      <description>&lt;p&gt;I was sitting around yesterday and was going through some of the Fraser Valley Real Estate Stats for the month of October and I suddenly realized that I don't think I have ever posted the stats or drawn attention to some of the high lights of the month in Real Estate.&#160;&lt;/p&gt;
&lt;p&gt;I had lost sight that content is still king and there are lots of you out there that are interested in the information, so I thought I would bring the Fraser Valley Real Estate stats to you, I will do my best to high light some of the key notes, as well as attach a link for you to see the full stats package for the month.&lt;/p&gt;
&lt;p&gt;All comparisons unless stated other wise are comparing to the same month (October) of last year to this year. Let's begin are quick and effective summary of the Fraser Valley Real Estate stats.&lt;/p&gt;
&lt;p&gt;A noticeable change in sales activity has occurred to the tune of a 122% increase, which in anyone's book is staggering, and with a decrease in inventory by 25% we can already see signs of a move to a balanced market place. In other words everybody wins if you can believe that, although a balanced market typically doesn't last terribly long this is pointing at some level of stability before it either starts to climb again or make a correction. But with inventory on the decrease all signs seems to be pointing upward. With a rebound in price by about 4.7% we are back on the rise, even though it is quite slow and steady.&lt;/p&gt;
&lt;p&gt;We still haven't recovered the totally amount of adjustment yet but it is only a matter of time before we rise back to where we where.&lt;/p&gt;

Real Estate is driven by the agents not the company we are all independent contractors and I think this might be the first company to realize this. This is also a big reason for a lot of things that happen the way they do at a KW office.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;The idea that we would rather walk away from a deal then just doing it to make the money is a huge testament to me and the people around because at the end of the day reputation is very important at least to me it is. To have a company support that is huge.&#160;&lt;/p&gt;

      <title>Values? What's that? Part II</title>
      <description>&lt;p&gt;If you have been reading along over the last number of days you know I have been talking about my company Keller Williams Realty and there MVVBP which I feel has some significant impact in a positive way on their agents, their image, and the company as a whole. Please refer back a few posts to understand the definitions.&lt;/p&gt;
&lt;p&gt;I am continuing along the Values today, I am going to clump a few together because they really go together and we can stream line this a bit.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;em&gt;We believe our associates should be treated like "stakeholders".&lt;/em&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;em&gt;We believe stakeholder companies always measure profit or loss, open the books, and tell the truth.&lt;/em&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;em&gt;We believe profit matters.&lt;/em&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;These things fit into the company values because we at KW are a profit share company and for that to work effectively these 3 things have to be in the value system because this is what makes this works.&#160;&lt;/p&gt;

&lt;p style="text-align: left;"&gt;I think how ever since we are an agent centered company that really feels that the company is built around the agents (which it is) than to give us the option to see how our office is doing and to really lead with revenue because profit in any business should be and is important.&#160;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;If we really want to succeed we need to do this our selves as agents and if that is the case then we should want a company that does the same and empowers us to do the same.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Being a stakeholder in the company also gives us a voice and a knowledge of what is happening. Other places a lot of times the owners just make decisions and that is how it is no matter what the rest of the office things. Well at KW it isn't like that because the agents are highly valued and given the option to be involved.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;These like I said before revolve a lot around the fact we are a profit share company and if anyone else tells you that their company does this too I would be a little bit nervous because as far as I know KW is the only RE company that has a tried, test and real stories of the&#160;profit share system that is helping agents across North America build wealth and passive income that they can one day retire on.&#160;&lt;/p&gt;

      <title>Values? What's that?</title>
      <description>&lt;p&gt;If you have been reading my last few blogs I have been spending some time on talking about my company &lt;a href="http://www.kw.com" target="_blank"&gt;Keller Williams&lt;/a&gt;. Taking some time to dig into the MVVBP if you refer back a few post you will see what that all encompass.&#160;&lt;/p&gt;
&lt;p&gt;Today we start the bit about Values and this might be a few different posts because this is where we get into some of the meat and potatoes.&#160;&lt;/p&gt;
&lt;p&gt;There are about 7 statements of values and the first one is one that really sets apart the company from the rest.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;em&gt;God, Family, then Business&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;A company that is willing to put those 3 things in that order is a company I want to work for. I am not saying that all the associates are Christians or that you have to be, but putting something ahead of business especially since we have all put it the other way before is important.&lt;/p&gt;
&lt;p&gt;To be quite frank if you are a believer and aren't working for this company then it is time to do some serious research for a number of reasons and if you aren't I would still encourage you to check it out and see what KW has to offer.&#160;&lt;/p&gt;
&lt;p&gt;Don't worry it isn't a bunch or weird Christians it is a bunch of weird Realtors who love there job, and families and so forth.&lt;/p&gt;

      <title>The Vision Set Out Before Me</title>
      <description>&lt;p&gt;I am back again today and continuing my post's on the &lt;a href="http://www.kw.com" target="_blank"&gt;Keller Williams Realty&lt;/a&gt; MVVBP (if you would like to know more about what that acronym means feel free to refer back to &lt;a href="http://activerain.com/blogsview/1250649/the-start-of-a-journey" target="_blank"&gt;"The Start Of A Journey"&lt;/a&gt; and that hopefully will lay it out for you in more detail there.&lt;/p&gt;
&lt;p&gt;Today I am talking about the first "V" which stands for Vision Statement, which can be a whole host of things to different people but what it really comes down to is what you want to be and how you want to be perceived and valued and so forth.&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;KW Vision Statement&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;em&gt;To be the real estate company of choice.&lt;/em&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&#160;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;This is something I think deep down we all want for our selves if we personalize it to read "To be the Realtor of choice" I think tends to make it a easier to connect with some times, right?&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Well I know I want to be the Realtor of choice in my local market place and since the internet and social marketing plays such a roll today in business I figure I would love to be the information source for Fraser Valley, BC, Canada, North Western part of North America maybe even North America one day. But since we need to build in baby steps I will start with Abbotsford.&#160;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;This statement is on that allows you to dream BIG and set BIG goals. As a company KW wants to be the company of choice.&#160;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;This usually gets discussed on only one side of the coin but today I wanted to bring both sides to you, that being that they want to be the company of choice for Realtors but also the company of choice for the public when they need a Realtor and a answer about Real Estate and don't know anyone the first place they would call is a KW office in there area. That is what this vision statement really means to me and I am sure that's what the company means with it too.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;I know I want to work for a company that forces me to dream BIG and think BIG. I WANT TO BE THE REALTOR OF CHOICE IN MY AREA. DO YOU?&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Remember even if you don't have a vision statement for you self take some time to think about it. Make sure you can really by into it.&lt;/p&gt;

      <title>The Mission In Mind</title>
      <description>&lt;p&gt;Yesterday I talked a bit about how I was going to spend the next number of days writing about something called the MVVBP which stands for Mission Statement, Vision Statement, Values, Beliefs, and Perspective.&#160;&lt;/p&gt;
&lt;p&gt;I know you may ask what does this have to do helping me, well let me tell you. Through this next number of post my hope is that I can show you some of what a &lt;a href="http://www.kw.com" target="_blank"&gt;Keller Williams&lt;/a&gt; Office provides to its agents, and not just in leads but in self worth and positive growth in a industry that can some times be very dismal.&lt;/p&gt;
&lt;p&gt;Today's part of the MVVBP is the Mission Statement, I am sure you all know what that is and some of you might even have your own personal Mission Statement for your own Real Estate Practice.&#160;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;strong&gt;KW's Missions Statement&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&lt;em&gt;To build careers worth having, businesses worth owning, and lives worth living.&lt;/em&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&#160;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Now I know personal I heard this when I first joined and it stuck with me for a while and then like most things it takes a bit of a back seat to what is going on currently in life. As I was sitting in a training meeting a few weeks back this was brought up again as a reminder to all of us what KW really has in mind for all of it's agents. I mean really if we can't do this or aren't empowered to do this we never will and it will just become another job and we might as well go find something else to do, right?&#160;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;As I wrestled with this idea and realizing that I personal can adopted that mission statement for my self and my business it really gives a since of purpose to what I am doing and why I am doing it. I think this really gives me a since that KW really wants me to succeed and grow my business into something worth while to me.&#160;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;I haven't had much experience working with other companies but I will tell you this KW's owners want to help grow the company and they do that by helping the agents grow.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;I am working at building my career in Real Estate right now and one day it will be a business and I am positive it will be worth owning and my life will will totally have purpose and meaning.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Keep in mind there is a lot more that goes along with this mission statement that helps to add to different parts of the mission statement.&#160;&lt;/p&gt;

      <title>The Start Of A Journey</title>
      <description>&lt;p&gt;Hi, I was sitting in an office meeting today and our OP (operating principle) was touching a few things that my company (&lt;a href="http://www.kw.com/kw/aboutus.html" target="_blank"&gt;Keller Williams Realty&lt;/a&gt;) is all about and since we are all about acronyms and things I will use it and then explain it.&lt;/p&gt;
&lt;p&gt;He was talking about the MVVBP we have which is our Mission Statement, Vision Statement, Values, Beliefs (Rules), and Perspective. I felt as thought I should really dig deeper into this for my self to really think about what these things mean to me and how it affects my workplace and why it is that I choose to work at Keller Williams Realty.&lt;/p&gt;
&lt;p&gt;So over the next number of days I will be writing about these specific parts of the MVVBP to break it down for you so you can see and hopefully feel and understand what it is that makes Keller Williams so special. There is no better place to be and hopefully by the time I am down with this journey you too will know more about Keller Williams Realty and we as international company stand for.&lt;/p&gt;
&lt;p&gt;Whether you are a new agent or a seasoned veteran you will want to stay tuned for what is coming.       <title>Back in the Saddle</title>
      <description>&lt;p&gt;I am finally back in the land of written blogs, I have been work on video blog things for the last few months and have taken a bit of a break from writing. Not that my writing was ever any good but hopefully there was some information gleaned or a fun story read here at my blog.&#160;&lt;/p&gt;
&lt;p&gt;Anyway I just wanted to let you all know that hopefully I will be back on here on a more regular basis again. If you are curious as to what I was working you can always go check out &lt;a href="http://askchris.ca" target="_blank"&gt;askchris.ca&lt;/a&gt;&#160;to seem my Real Estate Q &amp;amp; A via video, feel free to leave your comments and suggestions.&lt;/p&gt;
&lt;p&gt;Our local market place here in the lower mainland and the greater Vancouver area has picked up substantially, so much so we have had some of the best months ever. Prices are still flat, activity increased and inventory slowly going down.&#160;&lt;/p&gt;
&lt;p&gt;Did we really hit the bottom or was it just one of those false bottoms like they theorize about? We will just have to wait and see.&#160;&lt;/p&gt;

      <title>Pro Water Ski Tour Coming to Abbotsford...FINALLY IT'S BACK</title>
      <description>&lt;p&gt;That's right Abbotsford is going to be hosting the pro water ski tour again this year&#160;presented by Malibu Boats. It has been at least 8 years since the last time it has come to town and since most people that are involved in this sport want to see it grow, what better way to do that than by bringing in some professionals and making a weekend event out of it.&lt;/p&gt;
&lt;p&gt;So that's what is going to happen. Sept 18-19, 2009 at Albert Dyck park near the airport we can expect to see the likes of Chris Parrish, Jamie Beauchesne, Will Asher, Seth Stisher, Karin Nowland, Regina Jaquess, and the list goes on, so com prepared to see some great skiing, have a lot of fun, and probably get a chance to meet and greet a lot of these great pro's that we only ever see on TV or &#160;the internet.&lt;/p&gt;
&lt;p&gt;Come on out and support this great sport, look forward to seeing you all there, I should have my video camera there to do some vblog and such so it should be good.&lt;/p&gt;

      <title>Is Capital Punishment the Answer?</title>
      <description>&lt;p&gt;This debate will never end and usually gets some what heated. I know how the US feels about this, I grew up there and I think a lot of how I feel about this subject matter has to do with the up bring I had in the US.&#160;&lt;/p&gt;
&lt;p&gt;Canada abolished the Death Penalty July 14, 1976 not saying weather this was a good or bad thing. What I want to know is what you think about it.&#160;&lt;/p&gt;
&lt;p&gt;There are arguments on both sides of the debate like acting as a deterrent, weather or not they should be publicly viewable, among other things.&lt;/p&gt;
&lt;p&gt;There are even things written about cost effectiveness of Capital Punishment vs. Life in prison without parole.&lt;/p&gt;
&lt;p&gt;We in Canada don't seem to ever let people serve out there life sentences, we are so happy to give them parole and let them re-offend.&#160;&lt;/p&gt;
&lt;p&gt;The "faint hope" Clause is currently under review and looking like it will be removed finally making it much tougher for people convicted of 1st degree murder to get parole hearings and parole.&lt;/p&gt;
&lt;p&gt;There is definitely a time and place and obviously you need to read about what criminal activities you would need to commit to get the death penalty or Life without parole before you start getting all humanitarian on us.&lt;/p&gt;
&lt;p&gt;I am at a point where I am getting sick and tired of all the killing in our area especially when you hear about innocent people getting killed just because there job happened to take them where illegal activity was taking place next door. We have gone soft in Canada, I think with the increase in drug trade and other criminal activity we need to rise up, because if we keep bending over, it will just keep happening.&lt;/p&gt;
&lt;p&gt;It's time for Canada to rise up and make people that can't live with in the laws of our land to pay for what they have done. So far victims and the familys have been crapped on by Canada's Criminal Code.&lt;/p&gt;
&lt;p&gt;I am just saying, maybe it's time for a change. What do you think?&lt;/p&gt;

      <title>David Suzuki says "Eat Locally" Well Here Is Your Chance</title>
      <description>&lt;p&gt;I was sitting around with some friends of mine the other day and one of them happens to be one of the Krause's who is part of &lt;a href="http://www.krausebrothersfarms.com/" target="_blank"&gt;Krause Berry Farms&lt;/a&gt;&#160;and we where talking about farming and so forth and something in the conversation really caught my attention and thought it would be worth while mentioning.&lt;/p&gt;
&lt;p&gt;I am still fairly new to the idea and consept of this but since people are so into saving the planet and helping keep our local communities growing and making life sustanable this seems to be one easy step in the right direction.&lt;/p&gt;
&lt;p&gt;The idea of eating locally or even growing your own food seems to be a hot topic in the farm community as well as with naturalist and so forth.&lt;/p&gt;
&lt;p&gt;The idea here is that you go pick your own fruit or go to the local dairy farm and get milk or raise a couple cows with a few people and then raise your own meat and so forth.&lt;/p&gt;
&lt;p&gt;So here is my plug for Krause Berry Farms here in Aldergrove, BC. It is one of the few U-pick sites left in the valley with most being harvested by machine. Why not do your own part to support your local farmers as well and eat locally and look at what all BC agriculture has to offer, be sure ot check out Krause Berry Farms online to see when the open and what is in season.&#160;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-weight: bold;"&gt;They are about 2-3 weeks away from opening day&lt;/span&gt;, it is something you won't want to miss. So get out there and pick your own fruit.&#160;&lt;/p&gt;

      <title>Why Your Realtor Should Be Using Social Media</title>
      <description>&lt;p&gt;I was sitting down having coffee with a friend of mine &lt;a href="http://www.owengreaves.com" title="Owen Greaves Blog" target="_blank"&gt;Owen Greaves&lt;/a&gt; who happens to be heavily involved in social media, technology and IT strategic planning for business. We got to talking about how in all reality most business over the next 3-7 years will move to online at home business, this is will exclude big box stores like wal-mart, best buy, etc. just because your overhead is lower and people just naturally go to the Internet anyway.&lt;/p&gt;
&lt;p&gt;86% of home buyers start there search online, the stats might have even climbed since the last time I looked, and a large number of sellers look online to determine what there home might sell for. So this is where my article really begins.&lt;/p&gt;
&lt;p&gt;If you are interviewing agents for the job of selling your home or trying to find a agent to help you find a home. You need someone who is using these tools. If you aren't familiar with them or don't use them your self, don't worry they are still extremely important to the sale of your home or helping you find a home.&#160;&lt;/p&gt;
&lt;p&gt;Real Estate is largely based on the size of network that a person is connected too, in Abbotsford, British Columbia (my local market) has 500 Realtors in it at this time, which is great because 92% of homes sell because of agent connections, mostly through other agents. This 92% also includes personal network, and referrals. This is why using social media to grow ones business is absolutely vital in this market place.&lt;/p&gt;
&lt;p&gt;Ask your agent if they are activley using tools like &lt;a href="http://www.twitter.com/chrispenner" target="_blank"&gt;Twitter&lt;/a&gt;, &lt;a href="http://www.facebook.com/profile.php?id=723155363&amp;amp;ref=profile" target="_blank"&gt;Facebook&lt;/a&gt;, &lt;a href="http://www.friendfeed.com/chrispenner" target="_blank"&gt;Friendfeed&lt;/a&gt;, &lt;a href="http://www.youtube.com/user/extremerealtor" target="_blank"&gt;YouTube&lt;/a&gt;, &lt;a href="http://www.askchris.ca" target="_blank"&gt;Blogging&lt;/a&gt;, etc. because if they aren't they are already behind the 8 ball. If you want your home exposed to the mass in a hurry and bring the the ability to have your home found 24/7 this is the only way to do it.&#160;&lt;/p&gt;
&lt;p&gt;If you don't think internet and social media is important in the sale of your home. Guess again and ask your agent when the last time they sold a home off of a newspaper ad, why tell your Realtor to spend your hard earned dollars on print advertising, when they could be using it to get your home sold.&#160;&lt;/p&gt;

      <title>Private Waterski/Wakeboard site in Abbotsford</title>
      <description>&lt;p&gt;Well it seems my post on private water ski site development really draws a lot of people in so I figured I would let you know that there is a facility in Abbotsford which promotes and offers a great place for you to call your own skiers paradise. It is called the Fraser Valley Water Ski Club other wise known as Albert Dyck Park right near the airport.&lt;/p&gt;
&lt;p&gt;With the lake being sunk in about 8-20 feet depending on the water level it provides just about perfect conditions all day, every day. Which for most people that ski is just perfect, you are also welcome to wakeboard however the primary focus is on water skiing. Rightly so because to ski requires much calmer waters to complete an enjoyable set.&#160;&lt;/p&gt;
&lt;p&gt;So for more information on FVWSC click &lt;a href="http://www.fvwsc.org/" title="Fraser Valley Waterski Club" target="_blank"&gt;here&lt;/a&gt;. There is all kinds of information on how to become a member or find out about drop in days. It really is the place to be if you want to ski, ski, ski and learn and be part of a group of other passionate skiers.&#160;&lt;/p&gt;
&lt;p&gt;So be sure to go check out Fraser Valley Water Ski Club for your self this summer and join in the action.&lt;/p&gt;
&lt;p&gt;Now the real question is for the people who already are excited about having a place to come ski on good water almost all year, how about living on a lake that is of the same quality or better and being able to walk out the back door to the lake.&lt;/p&gt;
&lt;p&gt;This is where my mission really begins, by finding out what the interest and motivation is behind the people. They have done this all over the southern states and it seems to me to be a great idea. Only trouble is here in the lower mainland we seem to be locked in with mountains, water and ALR land. But in the event that 50-100 acres or more becomes available I think developing a site for this would be EPIC.&#160;&lt;/p&gt;

&lt;p&gt;Buyers love independence. It seems these days the former glory of having your own personal representative has become a lot like flying in coach.&#160; You can't miss first class if you have never seen what goes on behind the private curtain.&lt;/p&gt;
&lt;p&gt;While First Class passengers enjoy wider seats,&#160; fresh fruits, ample snacks and a complimentary&#160;glass of chilled sparkling champagne along with&#160;personal service....passengers flying in coach, are almost always tightly cramped, herded on and off the plane like cattle, given 3 peanuts and are charged for a 1/2 glass of luke warm cola.&#160; They both ultimately get to their destination right?&lt;/p&gt;
&lt;p&gt;The same is true when&#160;shopping for a home.&#160; One can drive aimlessly for hours stopping at ones that peak their curiosity and try to reach an agent who almost always has voicemail on their call sign number. Most homes found in this manner will be out of the buyers price range.&#160; Flyer boxes are almost always empty-so in the end, you have little to no information on a home you may truly be interested in buying.&lt;/p&gt;

&lt;p&gt;The buyer can then get a good idea of what is available, that matches their individual criteria, and appointments can be arranged to preview the homes in person.&lt;/p&gt;
&lt;p&gt;REALTORS&#174; can also access tax&#160;information, disclosures from sellers and provide important&#160;information before a buyer makes an offer.&lt;/p&gt;
&lt;p&gt;Once an offer is made&#160;the Realtor&#174; acts as liaison between the buyers and sellers and&#160;helps to facilitate a meeting of the minds (negotiations) Additional addenda can be added if necessary, and once&#160;presented, accepted declined or a counter offer is made, the Realtor&#174; will see that all forms are properly filled out and executed and all deposits accounted for and delivered.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;SURVEYS, INSPECTIONS AND DEADLINES ...OH MY&lt;/strong&gt;&#160;&lt;/p&gt;
&lt;p&gt;Your Realtor's duties include scheduling all surveys, inspections, and meeting all deadlines on your behalf. Moving you closer to closing. They also do follow up to ensure the lenders have reviewed and delivered the closing documents so that the transaction closes smoothly.&lt;/p&gt;

&lt;p&gt;SIGNS OF OPTIMISM IN FRASER VALLEY REAL&#160;ESTATE MARKET&lt;/p&gt;
&lt;p&gt;(Surrey, BC) &#8211; Fraser Valley REALTORS&#174; credit first-time homebuyers, low interest rates and greater overall confi dence in the housing&#160;market for an increase in sales on the Multiple Listing Service&#174; (MLS&#174;) in March.&lt;/p&gt;
&lt;p&gt;The Fraser Valley Real Estate Board reports 1,006 sales were processed in March, refl ecting a 24 per cent decrease compared to the&#160;1,315 sales in March of last year, however, a 48 per cent jump from February&#8217;s 682 sales. March is the fi rst month to surpass one&#160;thousand sales in the Fraser Valley since July of last year, refl ecting more typical March sales totals last seen in the early 2000s.&lt;/p&gt;
&lt;p&gt;Paul Penner, President of the Board, confi rms real estate activity has picked up. &#8220;REALTORS&#174; are seeing the return of first-time&#160;home buyers who have been waiting in the wings for the last few months, and homeowners responding to the opportunity to buy-up&#160;by moving from a condo to a townhome or a townhome to a detached house. Homes with a lower price-point are attracting more attention.&lt;/p&gt;
&lt;p&gt;&#8220;With current interest rates and price reductions, buyers are looking at monthly costs that are 20 per cent less than they were a year&#160;ago. In Fraser Valley, that&#8217;s a $780 per month savings on a mortgage for an average detached home.&#8221;&lt;/p&gt;
&lt;p&gt;Property selection continues to moderate from the record levels of over 12,000 active listings reached in September 2008. The Board&#160;received 7 per cent fewer new listings in March compared to the same month last year &#8211; 3,028 compared to the 3,277 last year &#8211; taking&#160;the total number of active listings to 9,832, an increase of 14.7 per cent compared to the 8,570 active listings available in March of&#160;last year.&lt;/p&gt;
&lt;p&gt;Residential benchmark prices, the value of a &#8216;typical&#8217; Fraser Valley detached home as determined by the MLSLink&#174; Housing Price&#160;Index (HPI), decreased 10.6 per cent compared to March 2008, however, increased slightly, 0.7 per cent, for the second consecutive&#160;month. The benchmark price was $459,841 in March 2009 compared to $514,616 last year. As well, detached homes sold on average,&#160;10 days faster in March than they did in February.&lt;/p&gt;
&lt;p&gt;The HPI benchmark price of Fraser Valley townhouses decreased by 10.3 per cent in one year, going from $329,859 in March 2008 to&#160;$295,809 in March 2009, while the benchmark price of apartments decreased by 10.8 per cent going from $254,664 in March of last&#160;year to $227,188 in March 2009.&lt;/p&gt;

      <title>Why I Choose to Sell Real Estate</title>
      <description>&lt;p&gt;I know this could seem a little bit different than normal but I feel it is time to share some of who I am and why I do what I do. I hope you enjoy this piece and hopefully it gives you a little insight into who I am too.&lt;/p&gt;
&lt;p&gt;Why I choose to Sell Real Estate besides making a living is to help people (you the reader). Most people will tell you they do it for the money or they love real estate its self. But I do it because I love people, the excitement and joy that comes from helping someone find a home that they can live in, enjoy, and raise a family is unexplainable.&#160;&lt;/p&gt;
&lt;p&gt;I do it because the opportunity I have to impact people (you the reader) in Abbotsford in a positive way, and help them achieve there goals is a blessing. When I have the opportunity to help people discover what is really important and help them walk through the process of deciding whether to sell or not sell and whether to buy or not to buy is really a chance that I have to guide and encourage them through the biggest financial purchase they will ever make.&lt;/p&gt;
&lt;p&gt;I don't want to belabour this point for a long time, so in short I do it for the people, to actively pursue helping others achieve their dreams and goals in the field of Real Estate, giving them them the home selling/buying experience they have been looking for.&lt;/p&gt;

      <title>Why an Honest Realtor is Worth...</title>
      <description>&lt;p&gt;...Well it depends if you listen or not. Honest Realtors can make a difference of epic proportions to your bottom line.&lt;/p&gt;
&lt;p&gt;Allow me to explain, I will try to be as brief as possible so you can get on with your day. Having a Realtor that tells it how it is and is brutally honest with you is what you want, because if you where going to sell your house and one Realtor came in and said that you should list your house at $400,000 even thought you though it was worth $460,000 and you interview another agent and they say sure we can list it at your price and doesn't say anything else. You are going to end up loosing that $60,000 and most likely more especially in a declining market.&lt;/p&gt;
&lt;p&gt;I don't know how many times I have said it and I guarantee all Realtors have said it as well. "You have to price ahead of the market, because at this point in Real Estate, you are either on the market or in the market". You have to be in the market to sell. So next time you think you know more than the professional. It might be time to listen, and self discover and have a great agent help you find out if this is a good time to sell or not.&lt;/p&gt;
&lt;p&gt;Having a Realtor that will tell you the brutal honest truth about pricing is an agent you want to hang on too because they will save you money.&lt;/p&gt;
