We agents need to keep our buyers interested in purchasing now more than ever.  Even though the tax incentive has gone away, buyers need to realize that mortgage rates keep threatening to climb and they will not be able to afford the home of their dreams unless they get going.  That should create a new urgency in and of itself.  Aside from that, now that the "swarm" is not happening, sellers should be willing to entertain offers knowing the spring inventory will be building up again giving buyers an added edge that may even amount to a better deal than the tax credit.
