There where no land sales reported to the MLS for Polk County Tennessee this month (March 2009) and only one in March 2008. All market price ranges are in a less than market balance. The only market segment that is fairly healthy is 70k-110k. If you want to sell in this market look at the number of months of Inventory it will take to sell the homes already on the market and decide the following 2 things; Do I need to sell or can it wait, and if I do need to sell when? If your home is in say the 150k-170k range and if you need to sell in 3 months then you had better price your home as the very best priced (0 comments)

If you look at this report it will give you a real feel for how the market is not only local but that different price ranges are completely different in relation to competition and demand. A normal market is where there is 6 months or less of inventory. Looking at the chart here you will see that under 150k dollars the market is actually quite good considering. It is slow but not terrible under 180k but above that price range things get ugly and fast. There are a couple isolated bright spots in the upper price range. There has been some (0 comments)
