When I was a kid I used to watch the Popeye cartoon on TV. (To be honest I don't even know if it is on anymore or if the strip even runs in news papers.) Anyway, one of the cartoon's secondary characters was named Wimpy. While Wimpy was a sweet harmless loveable oaf, he also had a problem... he had a "jones" for hamburgers. Hamburgers! Hamburgers! Being a stager can put us in a "funny spot" with sellers. After working in a seller's homes and transforming them in ways they never consider... sellers REALLY starts to TRUST us. Stagers need to be very careful. While you may be asked... a stager should NEVER suggest what a property should be listed for or sold for. Determining pricing is the Realtors job. So, while it is not our job to advise a client on pricing of their homes... this information is good to know and understand. Basacilly, if asked, I ALWAYS advise a seller to listen to and trust in the professional advise of a Realtor. Here are

Active Rain has given me a platform from where I can share my voice. So I get a LOT of stagers asking for my advice, my help, my thoughts and I am honored and humbled... and a bit frustrated. I am “frustrated” because I see a huge need and want to help. There is so much that can and needs to be done, but right now our "industry" has been less then united or responsive to each other. While many stagers talk a lot about cleaning, depersonalizing, decluttering and rearranging a home, which ARE important aspects of what we do, there is another area a GOOD stager will focus attention on and find solutions for... home repairs. Much like a buyer, the moment a real estate stager steps into a house they are looking for problems. We have trained our eyes to look for those items and areas in a house that need tending and mending. Why? Because quite often a seller no longer sees the issues we see... the owner/seller has become so accustomed to and accepting of the property the way

In my blogs I have tried to teach that since staging is all about FIRST IMPRESSIONS then the stager ought to leave you (the realtor or the home seller) with one... a good first impression. EVERY representation of us and our work ought to follow the base principles of our work... clean, organized, and beautiful. I've said that if a stager can not even do that in their business card, portfolio or in their website... why would you think that they can in a property they are preparing for sale? I wrote my last blog "Quasimodo Kristal... the Hunch Back Realtor of Notre Denver " for two reasons. First I wanted to entertain a bit, but second was to make a point. The point I wanted to make was that in ANY media over time it becomes harder for one's message to be heard. And as wonderful as Active Rain is and has been, it will be increasingly difficult to cut through noise and stand out as more and more people join and start sharing in their own blogs. In today's age, where it seems like it is all about hard core marketing, sometimes what is forgotten is that marketing is ultimately about building authentic relationships. A simple thank you card can so easily begin or solidify a relationship... IF one writes and formats the note's message correctly. Here are some simple tips that I follow... Write from the heart... don't try to sell ANYTHING Make it personal... refer to something ONLY you and that person know and share Write something that you think will make the person smile or chuckle The card is to THANK and ONLY SINCERLY thank... it is not a camouflaged sales pitch

I feel compelled to yap a bit more on my blog from yesterday. First, keep in mind that what I have to say is just my opinion based on my observations. But after yesterday's insightful comments from Kristal Kraft, and Geri Sonkin I was inspired to do some more sleuthing to back up my comments. First... yes, there are organizations that accredit, certify or wave some sort of magic wand and turn people into "staging professionals" with some alphabetic mambo jumbo acronym they can put on a business card.
