Maryland 2007 Year End Real Estate Market Report
Here is the year end market report provided by the Maryland Association of REALTORS®. Although every county but 1 saw a double digit decrease in homes sold from 2006, the average change in sale price from 2006 did not fair so bad. For example Frederick Real Estate average sale price was $348,654 down only 3.1%. Washington County Real Estate was on the high end of decreased sales price for the state, down 6.6%, but not as much as I suspected it might be. Exactly half of all Maryland Counties had a positive change showing that Maryland wasn't hit too hard by the slow housing market.

Currently there are still 1117 active residential listings and 105 under contract with a Frederick Maryland address. For all of 2007, 1608 homes sold, having an average sales price of $329,362 and average Days on the Market for the property of 113 days. The lowest sold property was for $115,000 and the highest at $1,642,500. The # of sold units is down considerably from the past few years.
Although the average sales price is only down just under $10K from 2006.
