hagerstown real estate: Govt Property Flipping Rule has been suspended - 06/18/08 08:16 AM
The government has temporarily suspended a rule which imposed a 90-day waiting period before foreclosed homes can be sold to receive government loans.
This 5 year rule intended to deter property flippers has been suspended for one year to help speed up the sale of foreclosed homes.
This should hopefully lessen the excess of the home inventory out there.

I get this question often when I have a client looking to purchase waterfront property. This is also important in other areas that may not be as obvious. Even some of the smallest of streams can cause flood situations.
So where do you find this information? Well sometimes it is mentioned on a listing of a property for sale although this isn't always the most accurate means to determine this fact.
I have found that the FEMA site offers a good resources where you can just enter in the address to determine the flood status. It will give you a specific zone and legend … (2 comments)

hagerstown real estate: New Increase in Maryland Nonresident Sellers Withholding Tax - 06/11/08 10:08 PM
I have just heard that nonresident sellers will see an increase in the witholding tax effective July 1st 2008.
The withholding tax for nonresident individuals selling Maryland real property will increase from 6.75% to 7.5%. The rate for nonresident entities remains the same (8.25%).
Therefore if a settlement occurs on or after July 1 st the higher rate now applies.
This is important information to know and pass on to your non-resident sellers.
