timberland appraisal: Timber Cruising with Speed and Accuracy! - 05/25/17 11:24 PM
FAQ  How do you Measure and Appraise these Large Forests so Quickly and Accurately?
 The quick answer is Statistics.
The Foresters at Woodland Management Service do Appraise forests of all sizes ranging from individual urban trees to large tracts as large as a half million acres.
Considering that it takes a day to measure and appraise a group of trees in a yard you would think that it would take weeks to measure a forty, or decades to measure a large half million acre tract.
Luckily for our clients, as the properties get larger, our samples get smaller.  On very small properties where the diversity … (1 comments)

timberland appraisal: Columbia County Wisconsin; Forest Land Report March 2017 - 03/26/17 11:49 PM
Columbia County Wisconsin, History, Waters, and Naturalists Meet
Our earliest Explorers were excited to find a narrow strip of land where the current city of Portage is located, this portage between the Fox and Wisconsin Rivers was significant since it joined the Great Lakes and the North Atlantic with the Mississippi and the Caribbean.
Later influential Naturalists also found this area significant and we have two renowned environmentalists at each end of the county with John Muir's boyhood home just to the north in Marquette County, and Aldo Leopold's sandy farm just across the river on the west.
When Aldo Leopold wrote 'A Sand County … (4 comments)

Forests & Wildlife on the Beautiful Bluffs of La Crosse County Wisconsin
137 Thousand Acres of Forested splendor can be found in La Crosse County stretching from the Mississippi on the west side and up onto the bluffs and Coulees as you move eastward through this popular county.
The Coulees in this area of the state are an area where the glaciers bypassed and  we find extensive Oak forests on the hills with farmland in the valleys.  This all adds up to some prime habitat for Oak loving wildlife like Whitetail Deer and Turkeys.

timberland appraisal: Selling Forest Land; A Success Story - 01/12/17 11:36 PM
These Mistakes Could Cost You a Forest Land Sale
A story about why a potentially valuable chunk of Forestland did not Sell, or nearly did not sell.
One thing that we have learned over the years is that some agents know how to sell forestland and others just don’t get it.
Those who don’t get it will price the property low to start with, put minimum effort into marketing the property, like posting it on the MLS and their own website, and then wonder why it is getting lots of traffic but not selling.
Recently one of these agents who … (12 comments)

timberland appraisal: Keweenaw County Michigan; Forest Land Report January 2017 - 01/07/17 04:20 PM

Keweenaw County, Forests, Wildlife, and Mountains of Upper Michigan.
People don't generally think of the Midwest as a place with mountains, but if you have ever tried to inventory the mountains of Upper Michigan you would testify that we have a few.
Scenery in every direction is a good way to describe Keweenaw County, I highly recommend a visit here to see the endless views, beautiful waterfalls, immense forests and wild creatures.
Upper Michigan is one of my favorite places with cool summers, snow filled winters and some of the best Sugar Maple in the world.

Recent Land Sales 20 acres or larger in Portage County.
Many have been wondering how land sales have been going in Portage county this past year, well the statistics are out.
This past year we had 24 parcels 20 acres or larger sold with the average being just over 40 acres, and an average sales price of $2900/acre.
More important for many though is the fact that there are currently 33 parcels of land available for investment in Portage County.
Give me a call when you are ready to explore these or any other Forest Land Investments throughout Wisconsin and beyond.

timberland appraisal: Frozen Highways of the North - 02/14/16 03:38 PM
 Frozen Highways of the North
It is nice the way that God carves out these networks of highways through the forests reaching so many of the remote locations that we need to go in order to do our jobs.
And even more, He even freezes them down well so that we will have a good solid surface for speedy travel.
I know that many are anxiously waiting for spring, and there are nights when I too get weary of 30 below temps.
But when the light of day arrives, I am just happy as can be that we have plenty of frozen roads, rivers and … (17 comments)

timberland appraisal: Lonely Outpost in the Northern Wilderness - 02/14/16 03:33 PM
Lonely Outpost in the Northern Wilderness
I sent my camera along with Nick yesterday as he was cruising some timber along the Canadian border.
Expecting him to get some nice vista shots across the Rainy River into Canada, instead he returned with a couple dozen pics of trees, trails and other interesting sights.
This one caught my eye as I wondered what a Border Patrol or RCMP Officer would have to do to get assigned to this lonely outpost with temps nearly 30 below and windchills compounding this.

timberland appraisal: Ashland County, 440,000 Acres of Forest & Miles of Shoreland! - 02/14/16 11:43 AM
Ashland County, Wisconsin 440,000 Acres of Forest & Miles of Shoreland!
Ashland County with it's location on the south shore of Lake Superior's Chequamegon Bay holds a lot of history for Wisconsins early people, including the Ojibwa Indians and French explorers.
One band of Ojibwa people still live here and own a significant chunk of forestland here, but most of this land is off limits unless you have permission to be there.
The French explorers have been long ago replaced with loggers, hunters, tourists, and many others who come here to enjoy and work in the woods.
It is a great place to … (2 comments)

Burnett County Wisconsin; Forests, Wildlife and Land, Market Report January 2016
Burnett County is just up the road from where I grew up and is famous for its Wildlife and Recreational opportunities.
The Forests, Rivers, Lakes and Wildlife of this county make it a hot-spot for people from the Twin Cities (Minneapolis and St Paul) with a short drive from the big city to a rural forest paradise.
Some of my early experiences here included trips to see the wildlife at the word famous Crex Meadows Wildlife area and taking annual canoe trips down the Namekagon and St Croix rivers.

Langlade County Wisconsin; Quality Northern Hardwoods & Wildlife
We at Woodland Management  Service first worked in this beautiful county over 25 years ago while cruising timber for Georgia Pacific and we have worked for many other companies and individuals here since that time.
From the start I was impressed with the largest Kettles I have ever seen and a great deal of top quality trees within them.
Our clients at Woodland Management Service own large acreages of forest land in this county and they are pleased with the plentiful wildlife and quality timberlands here.

timberland appraisal: Porcupine; a fellow with very few friends in the Forest - 12/23/15 04:23 PM
Porcupine; a fellow with very few friends in the Forest.

Tonight I came across a batch of photos that one of my Foresters sent to me about a month ago from Eau Claire County Wisconsin.
So many animals of the wild are stealthy and elusive leaving as few tracks as they can and try to keep the environment clean in their wake, but not our friend the Porcupine.
You can generally spot a Porkie den tree from a hundred feet away, with it's dirty well used trail and telltale pile of extruded sausage type droppings piled high and flowing out the door.
As a forester and general fan … (12 comments)

timberland appraisal: Water Quality on Forest Lands; Best Management Practices - 10/04/15 01:13 PM
Water Quality on Forest Lands, Best Management Practices
We do a lot of Audit work at Woodland Management Service, generally for Investment groups and stock holders of corporate lands.
Recently my son Nick was doing a different kind of audit, he was  leading a team of multidisciplinary professionals who are auditing some State and County lands for Water Quality BMP's or Best Management Practices.
BMP's are important in that they help us to manage our forests in a way that will have a positive impact on the forest as well as the soils and waterways that inhibit the forest.
Twenty years ago, I got involved … (10 comments)

Lake Superior, A Great Place for a Summer Forestry Project.
We have been working hard in the Stevens Point, Central and Western Wisconsin areas lately and though cooler than many parts of the country it has been too hot still.
So it was nice to finalize an agreement today with a long term client from Michigan's Upper Peninsula on a project that should take us most of the month of August.

Forests, Wildlife, and Recreation of Michigan's Upper Peninsula.
Upper Michigan is one of my favorite places with cool summers, snow filled winters and some of the best Sugar Maple in the world.
With over 9 million acres of forestland, and not that many people, this place is a real treasure.

This place may be a little tough on the deer with deep snows and less food than we see in Wisconsin or Lower Michigan, but you will find more of some of the other wildlife species like Bears, Moose, Wolves and much more.
I am always impressed with the quality … (7 comments)
