Achieving success in the selling game requires some preparation and knowing your buyers is an important step! There are two types of buyers right now – one that wants to squeeze every last dime out of the price and options – a bargain hunter, whether they are looking for an investment or residence. They are less emotional about the process – just out for the best deal.

There is such a wealth of information on the internet, through websites, blogs . . I get great ideas and when I'm stumped - it's the first place I look. So frequently I see a blog or photo and say - wow -- I've got to remember that . . . and then when the situation arises, I draw a blank! Usually when I'm looking for a solution for a problem I search online and after some time find what I'm looking for and I find at least two other great ideas I want to remember! Recently I came across some photos online that really made me sad -
Why . . .??? Because the realtor hired me to do a consultation and the house really looks like this. Evidently when the property was updated on the MLS recently the photos were incorrectly loaded -- though I've contacted the agent - it remains on the MLS wth the old photos.
Now the after photos were taken with my little camera . . . think how great they would look with professional photography like this! Here's how I want my staging to be (15 comments)

Most of us still can remember how hard it was to sit down and concentrate on filling out our active rain profile -- lurking in groups and viewing blogs. Then - the all important first post - how long it took and how difficult it was! Well - you can only imagine how difficult it is to be a newbie this weekend. My partner and a true professional with lots of patience has been trying to nagivate the above . . . and has encountered enough problems to make most of us quit and wonder why anyone would ever post to (5 comments)

When placing your house for sale, what's the most important strategy before listing? Cut the clutter! Make sure you put your best square footage forward -- show every inch to it's best advantage and you'll be steps ahead of the competition. This house was listed as it is shown here in the before photos, and the clients were reluctant to declutter as their realtor advised. The listing agent then asked us to provide a staging consultation. We provided the owners with a detailed list -- lots of low and no cost recommendations. The after photos are how the home looks now on the MLS. It (12 comments)

Maybe it's because I'm on the hunt for new countertops that these caught my eye . . or maybe it's because they are an envinromentally friendly products and that's important to my family . . . maybe its because they are made in the Willamette Valley - I love supporting local business too . . . or maybe because they are fabricated off site, appear to be of quality and are absolutely gorgeous! What do you think?

This beautiful home languished on the market for 15 months prior to staging. The owners had contacted us about staging but didn't feel they could afford it and the MLS photos did it no justice. With 85% of all buyers looking first on-line when they choose homes to see in person - how important is a great on line presence? We think it's essential!
About four months after our first consultation, the owners decided to try staging. The furnishings and accessories we brought in made the rooms come to life and the owners were amazed at the transformation. (17 comments)
I Need My Privacy! (or How to Frost Windows For Nearly Free) - 12/03/08 02:52 PM
Imagine a lovely front entry door -- it's so important to creating a great first impression! But, what if the window is covered with a piece of poorly hemmed fabric - taped to the inside of the door . . . This is what I saw yesterday at my staging consultation. Not the first impression I want any home for sale to make! The Challenge: The owners have no money for improvements door is a metal door the room really needs the light this window offers the owners need the privacy of having the window covered What's your recommendation? Frost those windows!! (16 comments)
