mls photos: Real Estate Agent - I'd like to recommend you but . . - 08/22/09 01:36 PM

Dear Real Estate Agent –
I’ve enjoyed getting acquainted with you and think you have a great many admirable qualities that home sellers will find important.  Perhaps your attention to detail, negotiation skills and networking abilities set you apart from other agents, and I should start referring clients to you.  I know you have lots of experience and vast areas of expertise.  Yes, your personality is fun, witty and entertaining, but your real estate photos online are killer.
Killer in a bad way.  They kill any thought of me referring business to you and are an example of what … (22 comments)

mls photos: It Time to Straighten Up! - 05/24/09 05:39 AM
Ever look at photos where the floor isn't level - hmmm is it the photo or is the house not structurally sound?  Or noticed a doorway that is at an angle in a photo that you thought would be perfect?
So often when I'm taking photos, I tend to lean to the left or the right - it's a minor lean, but obvious when I'm editing photos and so annoying when everything else in the shot Is great.  I've tried to line my shots up so doorframes are straight, etc, but sometimes when using a wide angle lens it's difficult for … (20 comments)

mls photos: What Can I Tell From YOUR MLS Photos? - 05/19/09 07:50 AM
Won't you look at this listing and see what you think?  I get this request frequently as do most stagers from agents and home sellers.  When we get these requests I usually go onto the MLS or Trulia and look at the photos and a couple of comparative properties, and try to zip out a response within 15 minutes or so of my initial impressions.   BUT -- when I received a request this week it took me quite awhile to really be able to analyze the property -- why?  Here are the MLS photos - what do YOU think?

mls photos: Do Your Photos Make the Grade? - 02/03/09 04:07 PM
We all hear over and over again that 85% of all home buyers look first on the internet, yet  I continue to be amazed at the poor photos that are on the MLS.  In the following example, you may think that the realtor photos are pretty good . . until you see the professional ones.  A house even may be staged -- but it won't look fabulous unless the photos are top notch!
Tim Downin is in the Willamette Valley - Oregon area and does fantastic work!  I give Tim an A on his work in this comparison and the realtor a B.  If you … (14 comments)

mls photos: Pro Photo New Year Offer! Make Your Listings Shine in 2009! - 01/01/09 12:13 PM

With over 80% of home buyers shopping online first for real estate - it's vital to create an image that will make your listing appealing and a "must see".  Staging is an important component of preparing the home for sale, but if the photos aren't top notch - staging efforts are diminished.
This new year offer from Miraculous Memories is an incredible deal -- for $50 per listing!
Think of how pleased some of your existing listings would be if you gave them a call and told them you were hiring a professional photographer to highlight their home this month … (6 comments)

mls photos: Preparing Your Home For Sale - Small Changes = Huge Results - 08/03/08 11:55 PM
Recently we visited a home that had been on the market for some time and the realtor and owners were frustrated that it was not getting any showings.  Here are the photos that were on the MLS:

The listing realtor provided a staging consultation.  We worked with the sellers on decluttering, paint colors and more -- these are the photos we took the next week.  I think they speak for themselves!

From orange walls and dark lighting to soft buttercream paint and hardwoods continued into the living room.  I'm not fond of the white curtains, but could not … (16 comments)
