Just taking a break from cleaning and thought I'd get a "before" and "after" posted.  This was my daughter's room and while she moved out, much of her stuff did not!  I remembered to take a few pics right before I put the mattress frame together.

home staging: Good Grief! We've Got A Lot Of Crap! - 04/27/09 05:54 PM
This past weekend began the removing things from walls and giving them designations - "garage sale", "keep", "donate" and "trash".  We went from room to room writing down what needed to be done in each room.  Some rooms will be quick; just a matter of thinning out our "stuff", others will need some spackling and repainting (what comes from hanging many pictures and other decorative wall decor).  By Sunday evening I had more in the "garage sale" pile than the "keep" pile!  Right now the "keep" pile comprises family photos.  I am reminded of George Carlin's "stuff" skit as I go through everything.

Nope, this post isn't about a client or a home staging consultation.  My husband and I have decided that it is time to put our house on the market and look to down-size.  Is it going to be emotional? White ~ it can conjure up cool, clean, fresh, and sterile visuals.  White is usually thought of as a cool or cold color.  Sometimes it's thought of as no color.  Hard to figure then why paint manufacturers like Benjamin Moore and Sherwin Williams have about a hundred colors between them in the white family.  Just like any other color, white can have other colors within it - blue, yellow, pink, gray, etc.

You may recall I wrote a post about a $1.3 million dollar vacant I staged in East Moriches in September of last year.  It had been on the market vacant for over a year and a half.  The broker held an open after the staging, the weekend of September 20th.  I would periodically check our MLS to see if it was still on there and last night it was not!
I sent an e-mail to the realtor asking if it had sold or gone into contract.  She replied this morning that it is in full contract!

The third in Kathy Nielsen's series on favorite room transformations - this time Favorite Bedroom - is a little harder decision than the previous rooms, because I have a few I really liked.   This master bedroom was from condo models I did in May-June, in a senior community. 
Part of what made this one of my favorites was that I was able to be involved in choosing the paint, flooring, cabinetry (in the adjoining bathroom) and tile selections.

home staging: Halloween On Long Island ~ Haunted Houses - 10/22/08 12:17 PM
As my birthday is on Halloween, I have a special interest in the goings on at this time of year.  While I love the idea of Haunted Houses, I tend to stay away after losing my voice from screaming one year.  At this point in my life, my age is about the only scary thing I can handle on Halloween. 
Most of the Haunted Houses listed are not suitable for small children (unless you want to be up with them for nights on end), but there are other events they will enjoy.

home staging: Home Stager Fees Are Tax Deductible - 04/02/08 10:03 AM

I came across this article this morning from The Kansas City Star that says Home Stager fees paid directly by the Homeowner are tax deductible.  To summarize, it is considered "advertising fees" and falls under allowable selling expenses.  However, while the stager's services are deductible, expenses for repairs, maintenance or permanent redecorating of the house are not.
Homeowners should check with their tax professional.

I saw my title for this post on a sign outside one of our local firehouses - "Winter is here, keep fire hydrants clear".  This is really an important message, and I was thinking that most people really don't think about the fire hydrant that is on their property.  We all want to clear the driveways and walkways, and get back into the warmth of our homes.

January - Remove your holiday decorations by the second week in January.  Nobody wants to see icicle lights or reindeer on your lawn in February, whether they be your neighbors or prospective buyers.
February - Apply a fresh coat of paint to any rooms that need it.  This is one of the least expensive ways to add a change to the inside of your home.
March - While Spring cleaning, move some things around from collectibles to furniture to give you a fresh perspective and appreciation of your belongings.
