CreekStone Homes: Computer warning... - 03/31/09 09:03 PM
I'm sure you've seen it all over the news, but tomorrow is supposed to be the biggest computer melt down since the year 2000.  So just to pass along to all my fellow bloggers watch out for the The Conficker worm.
So make sure your anti-virus is up to date, and don't open any strange e-mails and you should be fine.  I envy all the Mac users as they never seem to have trouble.  I really just need to invest...

CreekStone Homes: Common Loans and Terms...and their meanings #1 - 03/30/09 03:44 PM
With all the scuttle butt about lenders making bad loans, the sub-prime market, credit scores falling, and all other craziness that is going on.  Here are some frequently used terms when buying a new house.  Before you pursue a new home be at least pre approved if not pre qualified (find the difference below) for the best barging power.  Don't fear the builders lender, in most cases they are there to hep with the transaction not hurt.
Pre-ApprovalWhen you work with your lender to get pre-approved, you are getting an indication of how much money you will be eligible to borrow when … (0 comments)

CreekStone Homes: 10 Negotiating tips when buying from a builder. - 03/30/09 08:11 AM
During this housing down turn many potential home buyers and Realtors see an opportunity to negotiate with sellers.  While being true some thing need to be clear.  On a resale home if it is priced right to begin with the seller won't have much room to negotiate with a potential buyer.  The seller still has fees and loans to pay off.  On the new home side, things are similar.  The builder has construction loans to pay off, commissions to pay and sometimes "back end participation" to the developers as well.  While a couple of years ago builders could price the home … (0 comments)

CreekStone Homes: Handling contract cancellations. - 03/26/09 10:09 PM
What ever happened to the days when signing a contract meant something?  I actually sold a home today in a blizzard. Only to get a call later in the evening and be told the other 'offer' the people made, on another property, was at first denied, but that today the other seller had reconsidered.  Now they want out of my contract so they can go buy the other house.  To say the least I'm dumbfounded, I feel like these clients are just shopping for the best deal.  I don't take things like this lightly, as we do have a legal binding contract.  Don't … (0 comments)

CreekStone Homes: Prospecting VS Marketing - 03/18/09 12:32 PM
Often we use the terms Prospecting and Marketing interchangeably.  I think this is a big misconception among Realtors and New Home Consultants alike.  Let's clarify:
Prospecting is beating the streets, calling people in you data base, and cold calling (oh not that), and visiting with people you know.  With the expectations that you will see immediate results and possibly close a transaction.
Marketing is spending money to get your name out there, consistently.  Marketing cost money and will not produce immediate results.  If the money you spend isn't producing results maybe we should all get back to grass roots and doing … (0 comments)

CreekStone Homes: Vote Yes for Jobs Now - 03/15/09 09:03 AM
While in Colorado Springs our economy is slowly growing due to the Military Bases locating troops here, that's not all Colorado Springs can rely on.  We need to vote yes on the Jobs Now initiative.  Jobs Now will bring more jobs to Colorado Springs.  Colorado Springs has no dedicated funding to bring jobs to our community.  Colorado Springs is not competitive with other communities our size.  Dedicated funding can be used for business to expand or bring new companies to Colorado Springs.  Jobs Now is not a tax increase.  Jobs Now will use existing funding to expand job opportunities.  The funding … (2 comments)

Not only do we have Blog sites, flickr, linked in, face book, twitter, etc we also have cell phones.  Just ablut all cell phones have camera's, texting, instant messaging etc.  So here's the story:
I followed up with a Realtor yesterday and she informed me our homes weren't on her clients list~drats.  I informed her that her client was on my list however.  So I know they are out looking at homes so I quick snapped a cellphone picture of a home they haven't looked at yet and sent it to the agent's cell phone with a question mark.  I did get … (0 comments)

CreekStone Homes: Thank you Brian Williams - 03/07/09 04:21 PM
CreekStone Homes wants to thank Brian Williams NBC New Anchor for his plea to the American People for 'Good news.'  I like that he is willing to go on a limb and report on some of the stories that people have sent in, there is still good out there, this is America after all.  Night after night of hearing the same garbage is just damaging.  Damaging for the American people, our psyche, our spirit ,our drive.  I don't think we need to hear it over and over.  We know things are tough all over, cars, homes, retail, ect.  no need to … (0 comments)

CreekStone Homes: Time Flies! - 03/07/09 03:57 PM
Wow,  I moved out to Colorado Springs 5 years ago to work for CreekStone Homes.  Since than my little girl has started Kindergarten, and I had another little girl.  I've made lots of money and than not so much.  I was a Chef in a former life, Real estate has been very interesting.  I wouldn't change it though.  Helping people find a 'Dream Home' (or in one case a 'Dream Bathtub') has been a lot of fun.  I was going to write this and remind people of the time change but as soon as I started I realized I've been in … (0 comments)

CreekStone Homes, Inventory Price Reductions. - 03/01/09 05:03 PM
So I was paying Realtors, 6% on some homes marketed heavy, called, visited and....  Sold one to a nice couple with out an agent?!?!  So I think, that didn't work, and I'm back to the price factor.  10 inventory homes reduce for March in all CreekStone Homes communities in Colorado Springs!!  The prices will be as low as I can go and still make $10 or $12 bucks, so I don't believe we will be taking the famous 'offers' I know this is my offer! I don't want to hear, at Richmond, or at Classic, or at DR Horton... I say "why … (0 comments)

In like a lamb. - 03/01/09 04:37 PM
March is here, like a lamb.  Activity is still there but I believe people are waiting to see what in the world is going on.  I don't believe we are going to be saved in any way by our government, and if we do we need a higher power to help us.  As I see it, free houses, free cars, free health care, who needs a job than?  We can sit idlyback and get tax breaks and handouts! What happened to hard work?  If we make light bulbs that never ran out the spin would be 10,000 out of work because GE … (0 comments)
