How could you not spend the early morning hours watching William & Kate's marriage in England. It was beautifully executed from all standpoints including:
- The fashions: I love to see the hats. Most stylish: Victoria Beckham; most traditional: Camilla Parker Bowles
- The organization and crowd control: It was made to look effortless.
- "The Kiss": we were treated to TWO
- "Hunk" of the day: Harry (wow), and he looks like fun too.
- Most "put together": The Queen.
- Most beautiful (besides the bride): Her sister, Pippa. Absolutely stunning/simple dress.

With rain still coming down much of the time, and the temperature in the 50's, how can you tell that it's spring? Because a robin couple has been building their nest right outside of my office window for the past three days. For two days it rained cats & dogs and the two birds brought bunches of moss to the nest area rather sloppily, I thought, but what can you do when everything is dripping? Rethink your sales price every three months - 04/19/11 11:54 PM
It doesn't matter how long the listing period is, it is good to talk to your clients every three months about the listing price. If it hasn't sold, what more can we do to make it sell? Right now it's spring and maybe we need to give the home a little more curb appeal by putting flowers in the front yard. Or whatever...

No, I don't mean Activerain, but RAIN, endless rain. When you show property after days of rain, and it's still raining when you show it, all the little scars and warts of the home tend to show up.  Here is a short list of "blemishes" you don't notice on a normal day:
1. How well the gutters work; are they correctly installed and do they drain well?
2. Smoothness of the driveway; is it puddling here and there?
3. Puddling on the grounds; where does the rain drain off the property?

A property owner has gotten in touch with me about listing his property. That's when I got to thinking: why am I particularly excited about this listing:
1. The property has location-location-location (and that should almost be enough, right?)
2. It has recently been remodeled so it will show well.
3. It will be priced right, the owner is motivated.
4. My Internet marketing is in place so it will be easy to incorporate it with my other listings.
5. Timing is perfect; it's spring and buyers are starting to look. Yes, the weather makes a huge difference in our market.

Why buyers and sellers should not meet - 04/10/11 03:27 PM
Although sellers have to fill out the Property Questionnaire and otherwise let the buyers know what is "wrong" with their properties, there are other areas that can be ticklish. Not only that, but if you stand between them when the seller says these things, you are in my opinion, obligated to CORRECT the seller.
For example, the seller in ordinary conversation might say things like:
 
"It's a very safe neighborhood" - an actual no-no for a Realtor. How can you guarantee that?
"We have not had problems during the rainy season" - when in actuality there may have been puddling, but … (2 comments)

I must say that I have not been watching this show except a few minutes here and there. It brings back memories of the Arthur Murray studios which enticed you to come in for one free lesson, hoping you would sign up for a full course. But then disco came on the scene and that was a whole lot more fun; everyone could look good, all you needed was to be able to move to the beat. US Hwy 101 shut down, rerouted through the glorious Mt. Shasta area - 04/04/11 12:27 AM
It's tough to get to Carmel from Crescent City when the main traffic artery, US Hwy 101 down the west coast is shut down at Garberville to all traffic. A huge slide that covered the entire highway and buckled the roadway itself had been the result of some very wet weather in these parts this spring. So, rather than take the arduous 299 east from Eureka,  I decided to take US Hwy. 199 northeast to I-5, then go south. This added about another 1-1/2 hours to my already 8 hour drive, but, hey, it was Sunday, and the weather was terrific.

Today I received a call from a potential client with whom I was in touch with pretty much every day over several days and then...nothing. I had left a message a week ago to see what she had decided and she did not call me back. And then I got busy with other calls, other clients, my own personal life, etc. I decided to get in touch with her Monday, it's right there on my day planner!

This is the day that we play tricks on our nearest and dearest. It's a time honored tradition that we do so.
Many tricks come to us spur of the moment, but some are elaborately planned out. Often they include icky things like fake spiders and dog p..p, other times something that is cooked, but not the way you thought. Again others include mechanical items that don't work right, or, in this day and age, messages in emails or photos sent from iPhones that are beyond the pale.
