A beautiful day to drive down the west coast - 04/29/12 07:13 AM
Yes, today I will be driving about 750 miles down 101 for about 8 hours to Carmel-by-the-see. Yikes, you say, but just think of the wonderful way to see spring in all its glory. It's rhododendron time, California poppies, and lupins; the rivers aren't swollen so will be nice and clear. Usually I drive by about two elk herds within the first couple of hours. And, of course, going over the Golden Bridge is always a thrill.
What am I doing writing this blog when I should get an early start? Not today, today I want to get there about sunset because … (4 comments)

Craigslist when you have a high end rental - 04/27/12 06:41 PM
Do you place an ad in the local paper when you have a high end rental? This costs you quite a bit of money and is not as efficient as Craigslist.
Craigslist readers are from all over the country as well as locals. AND IT IS FREE.
I placed a notice on Craigslist a few days ago about my rental on Ocean Avenue in Carmel-by-the-Sea. It links off to www.93921.com on which I put more photos and information. I've had an incredible number of hits on the website, and several solid possible rentors have applied.
Needless to say, my landlord client is … (4 comments)

Agents, how do you value vacant residential land - 04/20/12 06:05 PM
Had a call today from someone who was doing an appraisal for a lender. I gather the lender wanted to know how far off the current value is and their loan of the property. We had a great chat. Seems that he had called other brokers in my area. All of them referenced MY last vacant land sale, the only true "comp".
Interestingly, in the absence of comps (except mine), everyone had a different opinion as to how to value the property. One last twist, there were TWO pieces of land, one was about 3 acres, the other 6 acres, both in … (6 comments)

Rain, rain go away way...a rainy day blog. - 04/19/12 08:18 PM
Although it's been very rainy here for the last week or so, I do try to "put myself together" before I leave the house. That means I try to get my hair not to frizz up with the dampness and wear some businesslike clothes when I go to town. Even when I showed some vacant land up on a hill a few days ago, I tried to look as professional as possible while I felt I was drowning in the driving rain. Until this morning...
This morning I said "oh forget it" and threw on some old duds, no makup, no … (10 comments)

How to show hillside vacant land in driving rain. - 04/16/12 04:35 PM
This blog, written after several hours climbing around a hillside to show a parcel of land in driving rain and low clouds, is a little tongue-in-cheek but still offers some good advice.
1. Start the day with a good breakfast. You and your clients will burn a lot of calories.
2. Wear waterproof outer wear and bring a pair of extra shoes. No, galoshes won't do, you need boots with track on it much like good tires.
3. Good tires on your car; 4-wheel drive is suggested depending on whether you want to actually drive onto the property. I kept mine parked … (1 comments)
