cristal drake: Fullerton Real Estate - So Why do I need to Qualify with the Seller's Bank Too? - 11/04/10 09:59 PM
If you are a buyer that has made an offer to purchase a bank owned home (also known as an REO) chances are you have asked yourself that exact question. As a potential home buyer, you are already pre-approved with your own lender (at least I hope you are)who has patiently explained to you the programs, options, rates and the entire loan process. I mean it was tough enough to go get him/her everything she needed in the first place. Your head is spinning, you are swimming in a sea of numbers, payments and costs all after giving up your most personal information, the information that you

cristal drake: Earth Day Around Fullerton - No, this is not a blog about turning off the lights and carrying a canvas bag! - 04/22/10 09:35 AM
Every year there are some pretty cool lists that start floating around for Earth Day. We are reminded of everything from carrying a canvas bag, turn the lights out, re-use, recycle, etc... Those things are cool but here is a list of cool things to do around Fullerton for Earth Day! Project Green Fundraiser and Earth Day Fundraiser at Fitness Pizza in Fullerton - I stumbled accross this one entirely by accident but glad I did because it looks like a good one! Come out and support the Boys and Girls Club at ZPizza. Every in store purchase will earn a

cristal drake: Do The Hard Thing - 05/26/09 09:59 AM
"Do The Hard Thing"...These are the words echoed by my son's high school football coach. When faced with choices in life the hard one is typically the right one. I started to think of how many ways this was true. Eating healthy: Boy, this is a hard thing; especially when it is more expensive, and it takes more effort. Thinking about parties and the availability of food that is not so good for us, doesn't it seem like it is always there? But eating healthy keeps us thin and lean...better in the long run. The easy choice is eating poorly...well, you know how

cristal drake: Please! Ask For the Business...And say, "Thank You". - 12/01/08 08:02 PM
Asking for business...Are some people afraid to do it? If you have a service to offer, then surely someone will need it right? Do you want people to think that you don't want their business? They will if you don't ask for it! Why is it that some people that have a service to offer act like they are doing you a favor by performing the service for you? I run into people all day long that perform some sort of service; from lenders to inspectors to appraisers to just about everything in between. Most of the time I am floored that they

cristal drake: Open Letter to REO Listing Agents - Do You Believe In Karma? - 09/26/08 03:41 PM
September 26, 2008 Some Reo Listing Agents 417k Mostly So. Cal Could Be Elsware, USA Dear Mr./Ms. REO Agent, I know you are busy but please spare a moment to read my letter. Like many other agents, I represent a lot of buyers. For me, they are primarily first time home buyers that have scrimped, saved and are willing to take the leap into home ownership. Most homes in and around the $400,000 and less in my area seem to be Bank Owned. They are often times in terrible disrepair or have multiple offers before we can even get to them. We

cristal drake: What Do You Expect From Your Chamber of Commerce? The Fullerton Chamber Of Commerce is Here To Serve YOU! - 08/19/08 10:04 PM
I have always tried to keep my business in the city I live in. Years ago when I moved to the City of Fullerton, I called up the Fullerton Chamber of Commerce and had their business directory sent out. Since then I have used it to find the businesses to handle almost all my needs. What better way to find a vendor/contractor that is accountable and gets involved in the city they serve? Not too long ago I recommended to a friend that was starting a new business to get involved in the Fullerton Chamber of Commerce too. She tried it

cristal drake: You'll Never Believe What Saved Me While on Vacation! - 08/16/08 12:55 AM
No, I didn't have to get saved from a shark attack while on my beach vacation. (Though I did panic and empty the ocean by screaming "SHARK" when I spotted a dolphin fin about 30 seconds after my son had freaked me out with a shark story.) Yes, I was totally embarrassed but that is a whole other story... Anyway, try as we might, Realtors never truely get to go on vacation. For the most part I had planned it well. I had a great voice mail message instructing callers depending on their needs. Thanks Tina for fielding most of those those calls! I brought my computer

cristal drake: Does It Sound To You Like Realtors Are Speaking a Foreign Language? - 07/30/08 12:54 AM
About a year or so ago I was rattling away on the phone and when I hung up my son was like, "MOM! You are driving me crazy with all the 'LTV this and Fico that', I know you are talking about work but I have no idea what you are saying!" Tonight I was thinking how I must sound to clients. In that case I was talking to a mortage broker, so he knew what I was saying but I started to think that maybe sometimes my clients don't! I apologize for anything that I may have or still might say

cristal drake: So What's All This Talk About SHORT SALES? What Does It All Really Mean? - 07/29/08 11:03 PM
Buyers and sellers have heard the term "Short Sale" but quite often, they aren't really sure what it means. Here is the definition per my Real Estate Dictionary (8th Edition): Short Sale - A sale of a property which includes some forgiveness of debt by the lender under a mortgage or trust deed. The amount of a debt forgiven may be considered income to the seller and taxable. So what does that really mean? Basically, a short sale is where the bank agrees to take less than is owed on a home when it is sold. Most of the time when

cristal drake: It's Concert In The Park Time In Fullerton, CA - Enjoy a FREE Evening of Music Under The Stars! - 07/18/08 08:09 PM
I pulled into my neighborhood late on Wednesday and the street was full of cars. I sort of wondered what was going on because there were people all over my usually quiet neighborhood. Then I realized,"it must be Concert in The Park time!" I love summer and one thing I use to love to do when my son was little was to pack a nice light dinner and head down to the park to see whatever band was playing. He would run around like a maniac and I would relax on the grass to listen to the music. Well, it's that

cristal drake: Some of My Best Practices; They're Really Pretty Simple - 07/17/08 12:43 PM
In the past couple of days, I have two friends of mine (both are in lending) ask me about some of my best practices. It was funny because I never really thought about it. I rambled off a few things that I do an my basic concept of how to do good business. Then I really started thinking about it and this is what came to me: Come From Contribution - So many people are just asking for business. But what have you done to earn it? I try to give every chance I get. I give people tips or ideas,

cristal drake: Getting in The Loop! Map of The Fullerton Loop Trail Systems - 07/06/08 07:39 PM
Recently I wrote a blog about how much I love walking my dog on the Fullerton Loop. The loop is a series of trails that winds through a good majority of Fullerton. Though a lot of people have heard of it, many people have asked me how and where to get on the loop! It can be a little confusing but here is a rough map of the major trails that comprise the loop. One of the main entrances is behind the Fullerton Court House on Vally View and Harbor, just north of Downtown. There is plenty of parking at the

cristal drake: My New Addiction; It is NOT Active Rain and I Don't Have to Go to Italy For It! - 06/21/08 07:31 PM
I have some friends that for the past five years or so have gone to Italy every summer. I haven't been able to make it to Italy with them but one thing they constantly raved about (amongst many) was GELATO! I guess you had to try it to understand it. Lucky for me, I didn't have to got to Italy, (though that would have been nice) It came to me, right here in little ol' Fullerton! Frati Gelato Cafe opened late 2007 and I really didn't pay much attention to it until I was recently at the new Mercantile Flea Market
