You are showing your buyer a potential home and all of a sudden you see it....The "drive by"...It has happened to every agent at one time or another.
When I am with my buyers, it is all about them.  It is their time, their potential home and their tour.   I am on the hunt for my buyers at all times and when a great new listing that is priced to sell comes up, you know that we are going to high tail it over just as fast as we can!  Good homes that are priced to sell still do!

People are always asking me if it is a good time to buy or sell.  My answer is usually, "Well, do you need a place to live or do you need to move?"
I have a lot of buyers that are really nervous about buying for fear the market may go down.  I also have sellers that are afraid to sell because they are hoping it will come back up.

I am dealing with the unfortunate task of having to evict a family from their once happy home.  This just breaks my heart but as the listing agent for the bank, my first task is to make sure it is vacant so that we can put it on the market.  I need to get it sold so the bank can re-coup some of their losses.

Down Payment Assistance Programs for First Time Home Buyers - In and Around Fullerton, CA.
I have a great lender that I work with that is a wiz at finding ways to help first time home buyers.  She, like me, loves Fullerton and helping buyers realize their dream of homeownership.
She recently started searching out programs for some of my buyers and found a lot of options for down payment assistance.  There was one thing that surprised both of us; FULLERTON does NOT offer a down payment assistance program!

I have been really watching the single family homes in Fullerton and Brea in the 400k range and guess what?  They are moving!
There are a number of reps in my office that have first time home buyers and the homes are getting multiple offers on them before they can even show their buyers.  Some have been on the market for a very long time and some for just a few days.  They are having to act quick!
