fullerton reo: Multiple Offers? How to Get Yours Accepted! - 04/30/09 09:17 PM
If you are a buyer or buyer's agent and have been looking for a starter home in the Fullerton area in the past few months, you have most likely felt the sting of rejection.  It may have happened multiple times.
You are not alone!  With fewer homes coming on the market than coming off, inventory is shrinking. It is not uncommon to see multiple offer in the first couple of days...one Orange County home had over 130 offers!
So, what do you do?  Well, unless you are a cash buyer, you are at a slight disadvantage but that doesn't mean you … (8 comments)

fullerton reo: Orange County Listing Receives 130 Offers... - 04/30/09 05:50 PM
Any decent listing in Orange County is receiving multiple offers within days on the market...but 130 with only three days on the market?  That has got to be some kind of record!
A fellow Realtor in my office had a buyer for that property.  It was listed in the $380,000 range.   Sure, it was a little low for the neighborhood and the max offer her buyer made was mid $400,000.  Her buyer got beat out by a much stronger offer.  The following was the listing agent's response:
"The seller has accepted another, stronger offer. If that deal falls through, you may … (2 comments)

fullerton reo: I'll Take the High Road and STILL Get the Listing! - 12/18/08 03:08 PM
Those who know me know that I am a big believer in karma.  Some people think it is hokey but I think you can do the right thing and be an effective sales person!  It has worked for me for years! Here is a little story that has a karmic ending.
I entered into a relationship with an out of area agent to help her market a great home she had listed in the charming neighborhood of Golden Hills in Fullerton, CA.  We agreed that I would do the marketing, signage and showings while she handled the paperwork with the bank (short … (68 comments)

fullerton reo: Regular Sale - Short Sale - REO - Corporate Owned - What does it all mean to a Buyer? - 12/06/08 10:26 AM
Let's face it; buying a home is the single largest investment that most people will make in their lifetime.  It is scary and overwhelming at times!  There are so many terms and types of listings!  Do you know what they all mean?  Make sure you have a good buyer's agent that does!
According to my handy-dandy Eighth Edition Real Estate Dictionary, here are a few terms, their meaning and what they potentially mean to you; the buyer!
Regular or Equity Sale- (Ok, this one is not in my dictionary) but this is a traditional sale in that there is a seller … (3 comments)

fullerton reo: Getting Responses from Mega REO Agents - My Letter worked! - 10/13/08 10:36 AM
Not too long ago, mostly out of frustration, I wrote an open letter to the Mega REO agents.  It was not slanderous or mean, but more a request to help us out and I actually received a response! Here is the letter to bring you up to speed.  It is a quick read if you would like to start with it. Open Letter to REO Agents - Do you Believe in Karma?
Sure, I received lots of great comments from my Active Rain friends but to my surprise, I received an email from a Mega Agent not affiliated with Active Rain.  … (15 comments)

fullerton reo: Are Banks Selling Defaulting Loans to Other Banks to take the Loss While the Other Bank Profits? - 09/17/08 12:51 PM
I was privy to an interesting conversation yesterday and am trying to find out more information so take it for what it is worth.  Basically this is how the scenario went and is an example of what might be going on.
Bank of A has a $200k loan that is defaulting.  They in turn sell it to W bank for $.20 on the dollar or a $200k loan for $40k.  Bank of A takes the $160k write off and W Bank turns around and sells it either at Trustee Sale or as an REO for $100k.  W bank makes a $60k profit … (18 comments)

fullerton reo: Question: How Do Listing Agents With Continually Full Voice Mail Sell Homes? - 08/15/08 09:41 AM
Answer:  Because a tenacious agent like me will eventually track them down; Or could it be because of crazed house hunters?
In the Fullerton, CA area (like many other's I am sure) bank owned properties are highly sought after because the perception is that they are a great deal.  Well, these great deals often come at a large cost...That being that you often get beat out quickly, even if the agent isn't giving the property proper representation!
Yesterday, my client and I found an adorable bank owned home.  I called the agent early in the morning to get the combo (per … (9 comments)

fullerton reo: Are We Sitting Under An Avalanche of Foreclosures Waiting To Bury Us? - 05/07/08 02:19 PM
In North Orange County CA, and especially in Fullerton, CA, I have noticed that things are really starting to pick up.  I have buyers that are looking to buy and it seems like the good homes are going quick in the first time homebuyer range.
I have noticed the investors coming out and making all cash offers knocking us out of the game quite early.  Some people are saying that we have hit the bottom!  A girl would think so when she has lots of buyers, most of which are first timers that are getting beat out left and right!
It seems like … (8 comments)
