April stats look an awful lot like March stats. There are 1122 homes for sale, 189 contingent sales, 325 pending sales, and 187 homes sold with average days on market of 180 and a median sales price of $200,000. For bank owned homes there are 77 for sale, 75 pending, and 72 sold. The average days on market was 84 with a median sales price of $165,000. There are currently 1147 homes for sale (up quite a bit from January), 198 contingent sales, 345 pending sales (way up from January), and 128 homes sold in February 2010. The median home price was $193,000, up a little bit from the median sales price of $182,950 in January 2010. 
Of the 128 homes that sold, 50 were bank owned (39%) and 28 were short sales (22%), so 61% of the sales were distressed properties. The median sales price of the bank owned homes was $171,250 and the median sales price of the short sales was $186,250. The median sales price of … (0 comments)

I checked and double checked the numbers for January because they were significantly different than the previous few months have been. There are 916 homes for sale, 152 contingent sales, 224 pending sales, and only 124 homes sold in January. Not only were sales down, the median home price was down to $182,950. It's important to note that only 11 homes sold over $500,000 and not a single home sold over $1,000,000. In December 2009 18 homes sold over $500,000 and 4 of those were over $1,000,000. November was a great month for sales. There were 1210 homes for sale, 216 contingent sales, 288 sales pending, and 203 homes sold. The median sales price was $235,500. Compare these numbers to November 2008 when we had 1961 homes for sale, 59 contingent sales, 126 sales pending, and 69 homes sold. The median price was $284,500. Although the median price was lower in November 2009, nearly 3 times as many homes sold as in November 2008.

A recent article in The Bulletin indicates that the local real estate market may be shaping up for recovery. The number of homes for sale is roughly 50% off its peak of August 2007. Low home prices, low interest rates, and the tax credit incentive  have all contributed to the increase in home sales. An inventory of 6 months is considered to be a balanced market. Anything less signifies a seller's market and anything greater indicates a buyer's market. During the month of October there were 1275 homes for sale, 239 contingent sales, 352 homes pending, and 210 sales. The inventory is down and the sales are up compared to the last few months. In fact, the last time we saw this many sales in one month was towards the end of August 2006 when the market started to cool. Roughly 250 properties were taken off the market last month. Each quarter the MLS compiles year to date sales statistics that compare the current market to previous years. The 3rd quarter statistics have been released. The MLS breaks the statistics into groups including single family homes, townhomes/condos, manufactured homes, single family homes on acreage, manufactured homes on acreage, and bare land/lots. For this post, I focused on single family homes and bare land/lots. In summary, the number of single family homes sold in Bend is up 20.39% compared to this time last year but the median sales price is down 29.1%. During the month of September there were 1543 homes for sale, 264 contingent sales, 328 homes pending, and 173 homes sold. Sales were up in September compared to August but the number that really stood out to me was the number of homes pending. Pending sales are way up. I think it's probably first time buyers trying to close in time to get the $8000 tax credit. Most of the pending sales are in the $200,000 - $250,000 price range and within that range, the majority actually fall between $200,000 - $225,000. However, pending sales over $500,000 are also up. There are currently 1546 active listings, 236 contingent sales, 211 homes pending, and 153 homes sold in August 2009. The median sales price is $225,000. I think it’s interesting that there are 326 homes for sale under $200,000 yet that’s not the most active segment of the market. The majority of the sales are over $200,000. Affordability is an issue in Bend. Now we have homes available for less than $200,000 but buyers are focusing on the higher priced homes. We even have about 100 homes for sale under $150,000.

To summarize, there are 1789 homes for sale, 236 contingent, 297 pending, and 158 homes sold in June. In the MLS, when I run the stats for more than one type of property (residential, multifamily, etc) it doesn't allow me to choose a residential subtype (townhome, manufactured, etc.) and it automatically includes properties like time shares and manufactured homes being sold without the land. I don't like to include those properties in my statistics so this time I ran the residential statistics separately from the multifamily and farms so I could eliminate the time shares and other subtypes. Better late than never eh? There are currently 1834 homes on the market, 129 are contingent, 203 homes are pending, and 110 homes sold in March. The majority of home sales were in the $150,000 - $300,000 range. One big change was that 11 homes sold over $500,000 compared to only 4 in February. Of those sales over $500,000 2 were bank owned and 3 were short sales. Of the 64 homes that sold in the $150,000 - $300,000 price range, 32 were bank owned or short sales.

78 homes sold in January (compared to 77 in December), 126 are pending, 65 are contingent, and 1830 are currently for sale. Surprisingly there are more homes on the market than there were in December.
None of the three homes that are pending in the higher price range are newly pending. In the $950,000 - $999,999 range, the home is a 3400 square foot riverfront home just north of downtown that has been pending since September 16, 2008. Today was a day for statistics, a class I didn't particularly enjoy in college. Real estate statistics are a breath of fresh air compared to epidemiological statistics. How is the Bend real estate market? Well, that depends on whether you are a buyer or a seller.

November was a slow month with only 69 homes selling compared to 132 home sales last November. There are still a lot of short sales and bank owned properties getting attention but they're not the only homes selling.   
The home that sold for $150,000 was not a short sale or banked owned property. It was a 3 bedroom/2 bath, 1108 sq. ft. home in NE Bend with a motivated seller that priced their home well and it sold in 48 days. That sales price equates to $135/sq. ft. bend real estate market: Deschutes County "Real Market Value" vs. Sales Price - 11/10/08 07:59 PM
I recently performed a CMA for a homeowner and determined a list price in the $225,000 - $250,000 range. The homeowner was surprised the value was so low because her most recent tax statement provided a "real market value" (RMV) of $290,000. She was under the impression that the RMV that the county assigns is fairly accurate and occasionally, even low. She is certainly not the only homeowner that believes this to be true.

October 2008 statistics have been compiled. The first thing I noticed is the number of homes on the market is 2031, down from last month by nearly 200 and down about 430 from July 2008. Of these active listings, about 200 are short sales or bank owned properties and 41 of them are listed at $200,000 or below. In fact, I have some buyers at this price point and it's very difficult to find a home for them that's NOT a short sale or bank owned. Yes I've been a total slacker when it comes to posting the real estate statistics and I apologize. Because of that you get a double whammy - August and September stats all in one post. For me, business picked up a lot in August and September so I was not surprised to see that home sales overall in Bend were up in September.
