home sellers: One of my pet peeves - Bad MLS photos - 08/03/09 05:00 PM
If your home is currently for sale and you have it listed with a real estate agent, do yourself a favor and either pull up your listing on the public MLS site, Realtor.com, etc. or ask your agent to email you the client detail for your home. It's really important that you know how your agent is marketing your home and that you know what home buyers see when they view your home online. Nearly 90% of home buyers are using the internet to shop for homes. The National Association of Realtors asked those internet home buyers which features they found most valuable and

home sellers: Should You Accept a Contingent Offer? - 09/24/08 06:45 PM
As a seller, there are several different contingencies buyers might throw at you but one of the most common is an offer contingent upon the sale of their home. If you as a seller receive a contingent offer, at the bare minimum, the buyer's house should be listed in the MLS. You should ask your agent to put together a CMA (comparative market analysis) for the potential buyer's house. Is their house priced aggressively? Are homes selling in their neighborhood? Remodeling Magazine's annual "Cost vs. Value Report" is out! If you're thinking about remodeling or updating your home before putting it on the market, find out which projects will give you the biggest return. A common misconception is that you will recoup all your remodeling costs and then some. When looking at the national cost recovery rates for various projects, only one recouped more than 80% of the cost, and that

home sellers: Does this seem unethical or is it just me? - 01/31/08 07:34 PM
Wednesday morning I called the owner of a listing that came up as expired in the MLS. He agreed to meet with me so I dropped off my prelist packet that afternoon and made an appointment to meet the owner at the house Thursday at 4:00pm. This morning, the day of the appointment, I was working on a CMA for the property so I pulled the house up in the MLS and much to my surprise the status had been changed back to active. I was shocked obviously (why things like this still shock me in this business I don't really

home sellers: Happy New Year! Important Info For Out of State Sellers - 01/05/08 11:34 AM
Happy New Year! I hope you all had a wonderful holiday season. Mine was a bit extended, but I'm finally ready to get serious again. Back to work! In the spirit of the new year, let's talk about a new Oregon Law, House Bill 2592. This law, effective January 1, 2008, will affect all non-Oregon residents selling property in Oregon and/or sellers that will not reside in Oregon after the close of their property. My understanding of this law is that at closing, the escrow agent is required to withhold a portion of the seller proceeds for income taxes. The amount withheld will
