Two close calls, possible delays in closing in one week -Oh No! - 07/30/09 11:27 PM
A year ago, people were buying homes with $1500 in the bank total.  These days you will practically need a retina scan and a DNA sample to get to closing.  Have you noticed that it is becoming more and more difficult for the most qualified buyers to get a loan.  More documentation, multiple verifications of funds. 
This week, I have two extremely well qualified buyers who have been on the verge of not closing.  One couple who has 10% down on a 300k deal, plus savings for closing costs.  The lender is asking for 6 months reserves in their checking account, because … (8 comments)

Today was a beautiful summer day in Austin. I have family in town so we did some of the typical tourist activities.  We got up early this morning and went for a run at Town Lake (aka Lady Bird Lake).  The trail loops around the lake that runs through downtown.  It's a great place to take your dogs for a run, because they can jump in the water if they get too hot - or just because they like to jump in the water.

Circle C Ranch is a master planned community in Southwest Austin, with homes built from 1989 to newer sections under construction today.  If you want to live in a community minutes from downtown, shopping, and great restaurants, this is a great place to call home.  The neighborhood is known for its exemplary schools, Olympic sized swimming pool, golf courses, veloway ( a safe place to ride your bike/ roller blade, etc.), and acres of dedicated greenbelt.  There will soon be a new Alamo Drafthouse near the entrance of Circle C at Slaughter Lane and Loop1 (Mopac).  We already have a Waterloo … (0 comments)

Heathcare Plan Propsed- Will it help realtors? - 07/23/09 02:26 PM
Like many of you, I watched the health care speech by President Obama last night.  I currently have an individual plan through Humana, paying approximately $330 per month.  I am wondering if this new plan would help me?  For so long we have tried to get a group plan for realtors in the US, and every year the insurance company lobbyists win.   One of the biggest expenses for realtors (women) who have individual plans (not through a large employer), is maternity coverage.  My Humana plan does not cover that.  In fact, it would costs between $8,000 and $15,000 to have a … (2 comments)

Austin Real Estate Market Statistics - 07/23/09 01:29 PM
ABOR has just posted the market stats for the Austin real estate market June 2009. 

The overall market is only down 4% from June 2008.  Our market has been steadily improving from the beginning of 2009.  In some parts of town, we are experiencing multiple offer situations.  Especially in the under 400k price range.  This is partly due to the $8,000 tax rebate incentive from the government to first time home buyers. 
Overall this shows a healthy market for Central Texas Real Estate.  Great news for Austin and the surrounding communities!

Barton Place Condos are almost finished - 07/22/09 01:49 AM
As I was out and about today I drove by Barton Place condos on Barton Springs Road.  They are almost complete and couldn't help myself from daydreaming about a simpler life in a condo next to everything I love in Austin.  Walking to outdoor restaurants, and the outdoor crepe vendor, snow cones (can you tell that I love food?), Zilker Park, hike and bike trails, and on and on.  I really love this location!  The only problem is that my 3 large dogs would be pretty mad about losing their very big backyard and squirrel chasing routine.  So, I will save … (0 comments)

Austin Texas Energy Audit Information - 07/21/09 01:50 PM
The city has mandated that we have any an energy audit performed on every home that is sold withing the city limits.  The only exceptions are homes less than 10 years old at the time of sale, and homes that have been remodeled and given a certificate by the city that they pass the audit. 
This is called the point of sale energy audit ordinance in Austin.  it went into effect June 1st 2009.  If you do not have the audit done prior to the sale of your home you can go to jail and receive fines by the city.

I know that when we as realtors first learned that our sellers would have to get a home energy audit before they could sell their homes, we were worried about the price.  How much would this costs our sellers?  I have been pleasantly surprised that the cost is typically less than $400.  I have recently had a great experience Quality Home Inspections - Joey Biddle.  Their prices and quick scheduling have been wonderful.  You can reach them at 512.894-0404

Hill Country Galleria is a nice asset to West & SW Austin communties - 07/19/09 11:25 PM
It sure is nice to have the new Hill Country Galleria close by on a nice summer evening.  The outdoor shopping mall is home to some nice outdoor cafes and all sorts of hip boutiques and typical mall stores.  There is even a movie theater located in the middle of it all.  I went out for a nice dinner tonight, sat outdoors at the Iron Cactus, then walked up and down the promenade  to burn off the dinner before going to see The Proposal.  I was just thinking to myself how lucky we are to have such a nice place to enjoy … (0 comments)

Austin is hot again, not only is the temperature 104 degrees outside, but so is the market.  I have been working with several buyers in Southwest Austin who are looking for great homes to buy.  We are making offers on homes, but end up competing with other buyers for the same home.  Basically, we are looking at the homes as soon as they hit the market.  If they are good homes - in great condition & highly desirable, we are making full price offers or close to it.  In the last week, 2 of the buyers have been able to "win" … (3 comments)
