Austin Rebate Programs to Save Money Fall 2009 - 08/25/09 01:10 AM
The Cash for Clunkers program just ended, but may get a chance to take advantage of another round of rebates this fall--this time by replacing your old appliances.
Part of the stimulus package Congress approved earlier this year included $300 million for the Energy Efficient Appliance Rebate program.
By buying a new energy efficient appliance you could get a rebate worth between $50 to $200. Here's a list of the appliance categories that will qualify:
· central air conditioners
· heat pumps (air source and geothermal)
· boilers
· furnaces (oil and gas)
· room air conditioners
· clothes washers

Hot Tips for Cool Closings - 08/21/09 12:16 AM
I recently asked one of my favorite title representitives for some good advice for a smooth closing.  She said:
"As notaries we are required by law to see a valid photo ID for anyone whose signature we acknowledge.  If this cannot be provided we are unable to notarize the documents therefore they cannot be recorded.  All this to say - it is imperative that sellers and buyers bring proper identification with them to the closing.  Normally it's in the form of a current Driver's License but a Passport or other official photo ID can also be used."

Circle C/ Legend Oaks Areas are Smoking Hot - 08/09/09 04:07 PM
Weather in Austin has been over 100 degrees lately.  Real Estate in Southwest Austin is also smoking hot.  The inventory is lower than normal because people are buying homes in the Circle C/ Legend Oaks/ Western Oaks corridor.

I have been showing homes in Barton Creek over the last few days.  There are several neighborhoods in this resort community that wraps around the Fazio golf courses.  There is the Governor's Hill Condos, which are really full size houses on zero lot lines.  Many of them have negative edge pools overlooking the canyons.  There is a moderately priced neighborhood called Wimberley Lane.  Homes here start just over $600k.  There is the North Rim, which is only a few homes that sit on 2 to 7 acre lots, starting over 2M.

We just had new stonework done to our flowerbeds at our home in Southwest Austin.  We had to immediately find a good landscaper to complete the job.  After meeting with several people, and going over plans and prices, one stood out from the group.  She is Jodi Phillips with Morningstar Landscaping.  She made the process easy and effortless, and came up with a reasonable budget.

Southwest Austin Stonework - I would highly recommend! - 08/06/09 01:07 PM
I just had stonework completed in Southwest Austin by Senon's Masonry.  I called 5 different people , 2 didn't bother to return my calls.  I got estimates from the ones who did, and I checked out their work from previous jobs.  We decided to go with Senon, and I am so glad that we did.  They finished in 2 days, and it is top quality work.  The price was reasonable and I would highly recommend him to others.  I am planning to have him do the flagstone around our future pool too.

November 30th Deadline on 2009 Tax Credit for Buyers: What does it mean for Home Sellers? - 08/04/09 07:03 PM
