Home Mortgage Customers Beware! You're Credit Information May Be Sold! - 11/30/06 07:51 PM
When a prospective borrower fills out a 1003, their credit gets pulled. When this happens it creates a mortgage credit inquiry event to be flagged on the borrower's credit record. Now what happens from there has some troubling aspects. First of all, the lender who is initially seeking your business is paying for the credit report that triggers the trigger putting his very own mortgage customer on the open market to be sold as a credit trigger lead for profit to his competitors. Second, it is yet another in the endless examples of how an individuals privacy is ignored every day. The credit bureaus (1 comments)
Explanation on the Lease Option To Buy - 11/29/06 08:49 PM
When a renter signs a lease with an option to purchase a property for a specific price within a certain time frame, that is called a lease option. In most lease-option situations, a portion of the rent is applied to a future down payment. Lease options are most popular among buyers who don't have enough funds for a down payment and closing costs. At times a lease option can be used to help renters or future purchasers out until they regain some control on their credit rating. Credit issues are the main reason people can't just purchase a home themselves in today's (1 comments)
Understanding the "Limitations of Liability"on Home Warranties - 11/28/06 02:25 PM
Today the regional director of HSA Home Warranty for our area spoke at our Tuesday meeting regarding HSA Home Warranties as well as home warranties in general. Probably one of the most misunderstood areas of this warranty is what is covered and what is not. First of all, a home warranty covers the Mechanical Items of a home. It does not cover drywall, wood molding, a porch step to use a couple of examples. Pre-existing Conditions A home warranty is not going to cover something that already had a problem before the buyer bought the house. What this means is, if a furnace (3 comments)

Is It A Great Time to Buy? - 11/26/06 09:55 PM
Lately we've heard several different prospectives on the real estate market. Some news articles say we are in a housing bubble. Others report about the down market, more talk about this being a buyer's market. We hear about foreclosures and the list goes on and on. So what is the truth? Some of what we hear is true for all markets. Such as, mortgage interest rates still being at an all time low. Everyone from California to Florida to New Hamphire would have to agree that interest rates a low at the moment for mortgages. (If anyone thinks back to what interest rate (0 comments)
Some Facts about Thanksgiving - 11/22/06 02:16 PM
Did you know that before there was an official day for Thanksgiving that many ancient farmers would hold Autumn Harvest festivals and celebrations? You can look back in history and find different cultures such as the Greeks, the Romans, the Hebrews and even the Egyptians had these festivals for various reasons. The first winter (December 1620) for the Pilgrims was devastating. At the beginning of the following fall, they had lost 46 of the original 102 who sailed on the Mayflower. While many had died by the following fall of 1621, the Pilgrims celebrated with a festival for having a prosperous harvest. (0 comments)

What makes you different? - 11/09/06 12:19 PM
There's several real estate agents, loan officers, home inspectors, etc. in the industry these days. What I keep hearing over and over from motivational speakers is the theme of standing out from the rest. So the question for today is . . .What makes you different? Why would a prospective client choose you? Without first having the answers to these questions for yourself, it'll be impossible to convience someone else. Then, after you know what makes you different, you have to provide an atmosphere where trust can develop and show these qualities for the world to see. Albert Einstein is quoted as (1 comments)

Could selling your house be like Dating? - 11/04/06 05:15 PM
Most people know what it's like to go on dates. If the date sounded like someone you wanted to meet and impress, you'd clean your act up, maybe put one of your better outfits on, get a hair cut or any number of things that made your appearance look better than the norm. Now think, why did you do this? Well usually because you wanted that "someone" to get a good first impression of you, right? You wanted them to finish out the date and hopefully there would be more dates. To be honest, that's what its like when you go to sell your (2 comments)
You Have Your Moving TO DO List. . .Did you remember to add "change the locks?" - 11/04/06 06:50 AM
When you purchase a new home, there's so many things to remember to do, don't let changing the locks be one of them. It's a good idea to do this because you never know who may have a key. Sometimes, the previous owner did not change the locks adding to the "Who has a key to my home" worries. It's just too dangerous these days to take a chance. We read and hear about the crime rate in our area everyday. Let's not be a statistic. It's just good common sense. Also, you don't have to change the hardware itself, you can ask (2 comments)

Legality Concerns for the For Sale By Owner - 11/02/06 11:20 AM
I recently wrote a blog entitled "For Sale By Owner - Do You Have a Marketing Plan?. I wrote the article because I see a lot of For Sale By Owner signs when I'm driving around town these days. And believe it or not, I worry about these homeowners that have chosen to sell by themselves. (Honest, it's not about the money.) What concerns me is that there is a lot of legalities to selling and purchasing a home. In this day and age, it's so easy to get sued for something. As a Realtor, I have to pay for E & O coverage insurance much (0 comments)
