When a prospective borrower fills out a 1003, their credit gets pulled. When this happens it creates a mortgage credit inquiry event to be flagged on the borrower's credit record.  Now what happens from there has some troubling aspects. First of all, the lender who is initially seeking your business is paying for the credit report that triggers the trigger putting his very own mortgage customer on the open market to be sold as a credit trigger lead for profit to his competitors. Today the regional director of HSA Home Warranty for our area spoke at our Tuesday meeting regarding HSA Home Warranties as well as home warranties in general.
Probably one of the most misunderstood areas of this warranty is what is covered and what is not.  First of all, a home warranty covers the Mechanical Items of a home.  It does not cover drywall, wood molding, a porch step to use a couple of examples.

Lately we've heard several different prospectives on the real estate market.  Some news articles say we are in a housing bubble.  Others report about the down market, more talk about this being a buyer's market.  We hear about foreclosures and the list goes on and on.  So what is the truth?

Current Statistics For the Indy MLS Area - 11/21/06 01:39 PM
11/21/06-Currently there are 21,274 Active Listing on the Indianapolis Area MLS.
Since the beginning of November and up until yesterday 1,219 properties have had closings.  Since the beginning of this month 2,570 homes have listed with a realtor/brokerage.  The average days on the market for the Indianapolis MLS area is 111 days.  This incompasses  a very large area.  The average days on the market could be shorter in some areas and longer in others.  It is just an average.

In Central Indiana, our current market is healthy and stable at this time.  We see and hear a lot from the Media that "The Housing Bubble has Burst!"  Here are some facts about our market:

If you live on the North-East side of Indianapolis there's a great website http://atgeist.com available for use.  Tom Britt of Britt Interactive, LLC has created the website and basically oversees the production and publishing of it and the "atGeist Newsletter" available online.

There's several real estate agents, loan officers, home inspectors, etc.  in the industry these days.  What I keep hearing over and over from motivational speakers is the theme of standing out from the rest.  So the question for today is . . .What makes you different?  Why would a prospective client choose you?  Without first having the answers to these questions for yourself, it'll be impossible to convience someone else.  Then, after you know what makes you different, you have to provide an atmosphere where trust can develop and show these qualities for the world to see.

Wheeler Mission Drumstick Dash is Coming . . . An Opportunity to help the Homeless! - 11/08/06 02:35 PM
Many of you may know or have seen the Wheeler Mission in Downtown Indianapolis.  This mission originated in 1893 and has been addressing Indianapolis' poor and needy ever since.  It is a place where the homeless may come to get a warm meal or find shelter for the night.  It also has a food pantry and distributes more than 30 tons of food each year.  While these things are important, their mission also includes helping people change their lives.

A small article in the Indianapolis Business Journal states that KB homes is in default on a senior note.  The company is based out of Los Angeles, CA.  In the Indianapolis area we know them also as Dura Builders which build homes as well as operating a components plant near the Indianapolis International Airport.  In the article it says that in September of this year the company disclosed that sales were down due to greater competition from other builders in the area as well as a change in pricing and orders.

Hamilton County had a Grand Opening for its Noblesville facility which is located at 1721 Pleasant St.

Safety Issue - Rabies in Indiana - 11/08/06 12:38 PM
The state health officials released an article in October announcing the first case of rabies since 1959.  At the time of the release the victim was still alive but on November 2, 2006 Shannon Carroll, a 10-year-old girl died of rabies in Indianapolis.  She had been bitten in June by a bat and hospitalized in October.  While the article did not give her exact home location, it was somewhere in the South Bend area.

The Geist Resivoir is located on the North-East side of Indianapolis on the Marion and Hamilton county line.  Land aquisitions by Indianapolis Water Company began around 1924 and the entire project was finished around 1943. Top 10 Cities in Foreclosures - 11/06/06 09:20 AM
I recently read an article from Business 2.0 Magazine written by Carlene Hawn where she states statistics that name Greeley, CO as the number one city in foreclosures.  It furthur states that .59% of the households in Greeley are in foreclosure. ( WOW!)  The article blames aggressive residential developement along with risky underwriting practices and stagnant wages for the area as the main reasons for this foreclosure problem.
The second city to be high in foreclosures is Detroit, MI.  The statistics show that .51% of the households in Detroit are in foreclosure.  That is up 81% since January.  (81% since January of this year!!!!!) The recent layoffs from the auto industry are … (2 comments)

Living in Indianapolis, Indiana we will experience some cold winter days.  Before they hit, now is the time to make sure your home is ready.  Here's some helpful ideas to prepare your home.

You Have Your Moving TO DO List. . .Did you remember to add "change the locks?" - 11/04/06 06:50 AM
When you purchase  a new home, there's so many things to remember to do, don't let changing the locks be one of them. 
It's a good idea to do this because you never know who may have a key.  Sometimes, the previous owner did not change the locks adding to the "Who has a key to my home" worries.  It's just too dangerous these days to take a chance.  We read and hear about the crime rate in our area everyday.  Let's not be a statistic.  It's just good common sense.

Legality Concerns for the For Sale By Owner - 11/02/06 11:20 AM
I recently wrote a blog entitled "For Sale By Owner - Do You Have a Marketing Plan?.  I wrote the article because I see a lot of For Sale By Owner signs when I'm driving around town these days.  And believe it or not, I worry about these homeowners that have chosen to sell by themselves.  (Honest, it's not about the money.)
