Would You Buy Your Home on EBAY? - 01/28/07 10:16 AM
I believe everyone knows about ebay and many of us have purchased something from this source too.  But how many of us would take the plunge and purchase their next home from ebay?  It's being done.  In fact ebay has a new Market Research Area for buyers and seller to use.
There's three levels to purchase on the market research depending on how many days you would like to have access and how many features for information you will need.
If you do not want the research part, you can just go to the Real Estate section and look through what is offered.  There's … (4 comments)

Do you have a cute pet story? - 01/27/07 09:35 PM
Are you a pet owner?  Pictured to the left is my miniature schnauzer Heidi.  She's been a member of my family since May of 2005 when my husband and I picked her out and brought her home.
I'll never forget her first night with us.  It was time for bed and thinking we would start things right with our new puppy my husband and I put her in her cage with a blanket and her little toy.  (Didn't want to start any bad habits of sleeping in the bed with us. . .which she does all the time now.)  After a few minutes, she … (6 comments)

Five Things That Will Give Your Kitchen More Appeal - 01/27/07 08:37 PM
If you are selling your home here's some tips that will help give your kitchen more appeal.
Give it a fresh coat of paint.  Having a kitchen that looks clean and bright is much more appealing to a potential buyer than one that's dingy from years of cooking, smoke or dust.Clear off your counter tops!  Having clear counters gives a kitchen a more spacious appeal and a neat appearance.Brighten dark corners with additional lighting.  Recessed lighting over sinks and above cabinets is useful and also adds brightness to a kitchen.  Another new trend is pendant lighting.  Visit a home store in your … (2 comments)

Foreclosures Up 36% in the Indianapolis Area - 01/27/07 07:35 PM
Right now we are 3rd in rank according to the Indianapolis Star.  Detroit and Alanta leading the nation at this time.  Last year lenders took back 27,500 homes in the Metro-Indianapolis area and that was up 36% from the year before.  It is believed that lower wages, adjustable mortgages, bankruptcies and taxes are the contributing factors to the increase.  It is said that some of the reasons for this is aggressive lenders and builders that saddle buyers with high monthly payments and do not explain the taxes and adjustable arm differences.

HUD Revitalization Areas - 01/26/07 10:42 PM
When we think of FHA loans most of us leave the details up to the loan officer.  As Realtors, we can help people find affordable housing by knowing where the revitalization areas are in and around our community.  Also knowing about the Good Neighbor Next Door Program as well as the Officer and Teacher Next Door Programs we will be in a position to help prospective buyers find affordable housing while rebuilding our community.  To learn more about HUD and the Revitalization Program visit the HUD.gov website for more details.

Living in Noblesville Indiana - 01/24/07 08:17 PM
North of Indianapolis 20 miles you will find a community called Noblesville.  Walking through the streets of the downtown area will remind you of days past.  Recently added to the National Register of Historic Places Noblesville has a rich past dating back 1818.  Located in Hamilton County the property was originally purchased by William Conner.
There is a 30 acre park which houses Hamilton County's only remaining covered bridge.  The bridge stretches over the White River and is a very fascinating walk through. Restoration of the bridge was completed in 1998. The park features trails, a picnic area, restrooms and canoe launch on … (1 comments)

What I Did to Earn My Commission - 01/20/07 04:55 PM
There's been several discussions about what a Realtor really does to earn the commission that is received.  I would like to share the story regarding my most recent closing.
In October of 2006 I went out on a listing appointment to meet and interview with a couple who's home had expired the previous month before.  I had sent a couple of  expired listing letter's to them and the owners decided it was time to do something about the home and I received a call.
When I arrived Mr. & Mrs. Expired said "list my house and sell it quickly!"  The home was 4 years … (35 comments)

4 Things that DO NOT Effect the Value of a House. - 01/16/07 05:14 PM
The Original Cost of the Home:  Often times when working with a buyer, the buyer is curious at what the current homeowner paid for the home last time it was purchased.  It really does not matter what the last person paid.  If it was bought when it was a sellers market, the current homeowner may have paid top dollar.  If it was sold in a buyers market, the current homeowner may have gotten a GREAT deal.  (But what you paid yesterday has no bearing on what you can ask today.) What does effect the price is what similiar homes in the … (1 comments)

Tips for Holding a Yard Sale - 01/16/07 11:57 AM
Tips for Holding a Yard Sale
Hold a yard sale to reduce the clutter in your home and get rid of items you don't want to move.
1. Check with your city government to see if you need a permit or license.
2. See if neighbors want to participate and have a "block" sale to attract more visitors.
3. Advertise. Put an ad in free classified papers, and put up signs and balloons at major intersections and in     stores near your home.
4. Price items ahead and attach prices with removable stickers. Remember, yard sales are supposed to be bargains, so don't try to sell anything … (1 comments)

Let's Talk About Carpenter Realtors - 01/16/07 11:48 AM
If you live in or are moving to Central Indiana, Carpenter Realtors is a well known name in this geographical area.
Our owner, Tom Prall is a down to earth numbers man that cares about what customers and real estate agents need to be successful in their ambitions and in the real estate market.
One of the ways to be successful at knowing what we need is to begin with market research.  Focus groups were used to descover what home buyers want as they searched for homes on the market.  From this information, systems were set into place in Carpenter Realtors Marketing Programs … (1 comments)

Mold Isn't Always From A Leak! - 01/15/07 09:03 PM
As many of you know, Mold can kill a deal faster than anything depending on the beliefs of the buyer.  Often times a mold is caused from some sort of leak in the home.  The roof, the plumbing or a leak in the foundation area.
I once ran into a situation in an attic where there was too much insulation and it had been placed over the vents.  The attic could not breath and started to build up mold in one area.  Mold remediation did take care of the matter and as far as I know, it has not returned.  Also the … (2 comments)

Heavy Rains and Indianapolis - 01/15/07 07:49 PM
In the last few days our area has received a heavy amount of rain.  Fall Creek twists and turns throughout our area and others.  These are pictures from today on my way home from the office.  The news reports say that this could get worse and possibly freeze in the next few days.

Normally I would see horses out in this field.  (Sargent Rd & Lantern)
