In a recent article written by Matt Woosley, Indianapolis was named as the number one city with an affordable housing market in comparison to median income.
Indianapolis, IN has a Median home price of $112,500.  Its Median household income is $60,383, which give us an affordable home sales rating of 89%.
The second most affordable city to live in is Cleveland, OH and the third is Detroit, MI.

I found another great place to eat in downtown Indianapolis, it's called Bearnos- Little Silcily and it's located at 1 N. Pennsylvania.  Not far from Conseco Fieldhouse, Monument Circle and many other activities in the downtown area.
It's one of Louisville's most popular locally owned restaurants and it's now available here in Indianapolis.  The dining atmosphere is casual and very family friendly.  I even noticed a couple pinball machines in the restaurant.  (Ms. Pac-Man, one of my favorites.)

This circular plaza is often referred to as the geographic heart of Indianapolis.  It encompasses four city blocks that front the circle, Ohio Street to the North, Pennsylvania Street to the East, Washington Street to the South, and Illinois Street to the West.  There's strict zoning regulations in place as not to build buildings that's height might cast a shadow on the Soldiers & Sailors Monument.

Anyone that has lived in this area for sometime probably knows about this "yummy" place downtown.  But if you are just visiting or new to Indianapolis, here's a taste bud adventure well worth checking out and you have a choice between downtown or to the Carmel location.  Either way, make sure you're hungry, there's several choices before you!  (Pictures taken at the downtown location.)

Today's news reports that the land which is owned by California-based Live Nation, is reportedly being put up for sale.   It seems that Live Nation has come to realize the value of the property for potential commercial development.  The 203-acre outdoor amphitheater is surrounded by new development and a sale of the property could mean an end to live concerts at Verizon Music Center.  A sale is not expected until Summer and as new information develops, I will keep you posted.

Christmas is always a great time to drive through the neighborhoods and see what interesting or unique Christmas lights and decorations are on the homes.  On my street, a few of the neighbors have spent a lot of time decorating the fronts of their homes.  Just take a drive down Geist Estates Drive off 75th street during the Holiday Season and you'll see what I mean.

As many of you know, homes are sitting on the market longer.  More people are experiencing their listings expire or being on the market for a year or more.  To combat that, I and other Realtors®. ask for sellers to consider the low end of a suggested listing price or a price reduction.  So often that idea is met with resistance to our suggestion.  I understand the many reasons that it sounds like such an unthnkable request but I'd like to explore some other variables with you.  Please, stay with me on this one.

So many times when I speak to people, whether they are possible clients or people I meet when I'm out and about there's a misconception that a Realtor sets the price of a home when it's listed. 
In reality, it goes back to the market and that "supply and demand" rule.  Most everyone knows, when there's a large demand for something and not much product, the prices will raise but when there's a lot of product and a limited demand, the prices will go down.

Not long ago, I contacted a homeowner about their expired listing.  One of the first questions I was asked by them was whether I really wanted to sell this home or just get another listing. . .  I hadn't been asked this question before but it is a valid one. 
Most homeowners experience a bunch of calls, if the homeowner isn't flagged on the Do Not Call List or letters from Realtors offering to re-list their property.  Sometimes a Realtor will even show up at the front door.
