This chart shows the change in values throughout the country over the course of the past year, 5 years and 10 years.
Some areas of the country are seeing sllight appreciation and some are still in declining markets.
It is always best to seek the advice of a local Realtor when looking for what your housing market is doing.

The housing market still faces many challenges. High unemployment, foreclosures and other distress sales are keeping negative pressure on prices. This of course is good news if you are looking to buy as low rates and lower prices have brought affordability to record levels.How Affordable? -Since 1963, it has cost an average of approximately 43% of 'per capita' or individual income to finance the cost of a median priced home (20% down payment and prevailing 30 year fixed rate mortgage). Traverse City Weekly Market Statistsics for Home Sales - 03/29/11 05:39 AM
Activity was steady last week, as the weather breaks activity will likely rise with most sources projecting a significant rise in sales through the 2nd and 3rd   quarters. One statistic I watch closely is Inventory Supply which has been steadily contracting. Currently in Grand Traverse County off water homes there is a 10.9 month supply which is down significantly from levels one year ago. I also notice more TAAR MLS Talk posts for people seeking specific types of property because they cannot find what they want. Weekly Market Update - February 28, 2011 - 03/01/11 07:32 AM
Overall there are positive signs in the market, the most significant of which is contracting supplies. Inventory levels for off water homes in Grand Traverse County have fallen to a 10.8 month supply which is the lowest level in many months.  This is an important factor to stabilize values. While there is traditionally a large increase in active listings in the spring and the number of foreclosure offerings is uncertain, at this point the trend looks favorable to stabilize values, time will tell.
