buyer brokerage: Searching For A Home (Buyer's Brokerage) - 02/14/09 08:27 AM
Searching for a home can be the cause of a lot of stress for buyers who are unprepared for the realities of the process. I spend a lot of time on-line researching housing trends, building records and permits, certificates of occupancy, market value history, liens, taxes, school districts, crime rates and recreational activities based upon targeted areas my clients express an interest in. I own and maintain multiple websites to make the selection process interesting and help the public start their buying and selling research. I also spend a lot of time jogging and blogging, hanging out in social media and

buyer brokerage: Have You Done Your Monthly Compliance Review? - 02/11/09 06:39 AM
I tend to do this in the middle of the month because it always seems the best time to pause and catch my breath. Instead of wondering what I want to do next, or where I want to be, it's more like I know where I am now and where I need to be going. I figure my self-audit will take about a week because I have to do it in bits and pieces. I never do it all in one sitting because I always find myself remembering something else that needs to be done while trying to fine tune being

buyer brokerage: Club Chaos Eye Candy: The Minions Take Manhattan - 11/30/08 01:43 PM
Cameron Wilson, Elizabeth Weintraub, Richard Weisser, Lizette Fitzpatrick, Poppy Dinsey, Melody Botting and Susan Mangigian have a very interesting collective sense of humor. I love reading their blog posts and enjoy bantering with them across the Blogosphere. They are part of the Active Rain group Club Chaos which was co-founded by three Realtors: Amanda Hall, Melody Botting and Carolyn Tann-Starr. Membership is by invitation only because the members nominate and sponsor other members. We want to grow at a slow, careful pace because our personal relationships matter to us. There is a lot more to us than just a bunch

buyer brokerage: Introducing A. Jin, my client who found my Active Rain blog and hired me from Canada - 10/05/08 09:06 PM
The lovely A. Jin in the main conference room at REMAX People Realty A. Jin contacted me the day she and her lovely family planned to drive to New York City from Canada. After relocating to New York State and settling in Brooklyn on Friday, she made arrangements to meet with me the next day. I picked her up Saturday and we, accompanied by one of her cousins, spent that afternoon and most of the evening together having mad fun chatting about our families and getting to know each other. She discovered the Active Rain Real Estate Network from using

buyer brokerage: I Love Active Rain. I've been discovered by Canadians! What's driving your marketing plan? - 10/02/08 11:55 PM
Just this morning I was commenting to Paddy Pizzapi (in a blog post) that today was going to be an interesting day. Little did I know just how wildly interesting it would become. I took my minions to work today. They braved a brewing storm to do two open houses with their Mama. We got in a little late, played a few games, ran from the Minion Blur's love taps and engaged in Gigglefest. The boys had a big day and actually fell asleep early. Yay! So here I am chilling, sitting in my home office checking my in-box, e-mail

buyer brokerage: A Casual Buyer's Perspective Through a Realtor's Point of View - 10/01/08 02:42 PM
A Casual Buyer's "perspective" of the real estate process has always been a little fascinating to me, especially when it is a first time purchaser armed with doom and gloom stories from relatives, co-workers, the television and/or newspapers. It has been my experience that some people I have met (and probably will continue to meet) may have a lot of misconceptions about the real estate process. My recent conversations and experience with a prospect interested in purchasing a home either in Fresh Meadows, Flushing, Forest Hills or Briarwood has inspired me to post this blog. This person has been bouncing from

buyer brokerage: Then Comes the Bump in the Road... Baby Trumps Mama Every Time - 05/30/08 01:14 PM
Once in a while you find that people sometimes see the words on a piece of paper, or on a digital output device, but they don't read them with true understanding. They read, but they don't retain a word of what it is they are seeing. In real estate (and in blogging) that can be a disasterous thing. Case in point: I have reasonable cause to believe everything is going smoothly because my client, the buyer, is very excited about a property he found online. I believe I may actually sell this home because the buyer and seller sign an agency
