radon: Radon Map of CT - 01/22/13 01:33 AM

The Radon Map of CT only begins to tell the story of the prevalence of radon in the state of Connecticut.  CT Basement Systems Radon Inc. has been in the radon mitigation and radon testing business since since 1987.  Through the years, we have seen many homes test "high" for radon in zones or counties where the radon "potential" was thought to be lower.  Conversely, we have have tested many homes that resulted in radon levels below 4.0 pCi/l in areas designated as having a higher radon potential.

radon: WATER TREATMENT SYSTEMS...BEWARE OF HIDDEN LIABILITY! - 05/23/12 05:12 AM

When listing a home with a water treatment system, be sure to check when the system was last serviced & whether or not a regular service regime was maintained.  This is important because a neglected system can actually contaminate an otherwise clean water source.
Aside from yielding poor quality water; a poorly maintained water treatment system has the potential to harm people who consume the water or occupy the home in which the system is located.  Ground water is "ever changing" & hidden dangers such as bacteria, nitrates, voc's, arsenic, radiologicals including radon can all of a sudden become present.  Oftentimes, treatment … (0 comments)

radon: Peaks & Valleys...Continuous Radon Monitors - 05/01/12 10:56 PM

Continuous Radon Monitors (CRM) are testing devices favored by many home inspectors.  CRM's offer some distinct advantages over passive testing devices like charcoal canisters.  A trained operator can often tell if someone had opened windows during the test, if the device was moved, or if things like furnace & laundry operation are impacting indoor radon concentrations.
For all the tangible benefits CRM's offer, there are some things to beware of when these devices are deployed for screening measurements in real estate transactions .  Probably most importantly; misinterpretation of results.  The graph below is a test result of a recently deployed Continuous Radon Monitor in a home that is … (3 comments)

radon: Practical Advice for: Realtors Dealing With Radon - 03/13/12 05:33 AM

So the house you're listing or have interested buyers for, has elevated radon in air & water concentrations...now what?  The following informative tidbits are applicable to Realtors dealing with radon:
First off...DON'T PANIC!  Any radon problem is fixable!
Testing: Whether you're the buying or selling agent, it behooves all parties involved that the person contracted for testing have a NEHA or NRSB certification for radon testing.  This will ensure that the individual has invested some time in learning proper deployment & collection procedures.  False positives can mean a quick death to any transaction, given the right mix of emotions & misinformation.  So if the … (2 comments)

radon: Water Well Systems...the Life Blood of a Home - 02/01/12 05:37 AM

Approximately 15% of Americans are supplied water from private water well systems.  The following are some basic facts to consider when selling or purchasing a home with a private water well;
If you take away nothing from this discussion...remember these five words: Ground Water is "Ever Changing".  A homeowner's testimony to "never having an issue" with the well in 10, 15, 20 + years unfortunately; (pardon the pun)...holds little water.  An otherwise previously stable water well can abruptly develop quality or supply issues.  The harsh reality of water wells being subjective to random changes is just that - a … (0 comments)

radon: JANUARY IS RADON AWARENESS MONTH - 01/27/12 06:57 AM

JANUARY IS RADON AWARENESS MONTH

Radon: ra-don (rā don) n. A heavy, colorless, odorless, radioactive gaseous element symbolized by Rn.

Some radon facts; designated as a class "A" carcinogen
* recognized as the leading cause of lung cancer amongst non-smokers & the second leading cause of lung cancer after smoking
* a chemically inert gas that is one of the heaviest gases known to exist - roughly eight times heavier than air
* discovered in 1900, it was the fifth radioactive element to be discovered
* first documented ill … (4 comments)

radon: Radon Testing...some food for thought - 01/23/12 03:33 AM
This is the last full week of Radon Awareness Month.
Homes listed & sold during summertime potentially have one less obstacle for realtors to overcome vs. homes sold during winter or times of adverse weather.  Many homes that test < 4.0 pCi/l (EPA Action Level) of radon during spring & summer are often > 4.0 pCi/l in fall & winter.  This is because radon entry is predicated on pressure differentials. Greater pressure differentials are more consistently generated in the colder months of the year.
  During the heating season; the heated air within the conditioned living space of the structure rises (a … (4 comments)

radon: Residential Radon Exposure - 01/20/12 08:50 AM

While much data has been extrapolated from uranium miner studies to assess residential radon exposure risk, there are numerous residential studies that have also been conducted that confirm the original findings of the miner studies.  The Iowa Study  bit.ly/h9GJDJ is probably the most comprehensive of these.  Iowa has higher than average indoor radon in air concentrations & a fairly non-transient population in comparison to other parts of the  country.  Residential radon exposure is constantly being researched and the results of this research scrutinized by many different institutions  http://www.aarst.org/news_pdf/Review_of_Epidemiologic.pdf
