6 Tips To Consider Before You Buy a Home
1. SAVE, SAVE, SAVE your money. Yes, there are other options,  however, if your smarter... it’s the best thing to do in the LONG run. Putting down 20% will avoid costly mortgage insurance.
2. Pre-Approval. Unless you are paying cash for a home, it’s just smart to get in contact with a lender BEFORE you step foot into ANY home. Ensure the lender has reviewed your credit AND verified your income. How else will we know what you can afford? No point in finding a home you absolutely want to find out you are not qualified.
 3. Rules and ratios. Financial institutions just won’t loan you money without calculating how much debt you have vs income/assets. If you know you need to pay those debts you have been avoiding, start working on it. They will find it.
4. Buying a home that needs some work. If you think buying a home that needs work will save you $, you may be wrong. Renovation can be costly, do your homework on what it will cost BEFORE you sign on the dotted line.
5. Bidding War. It’s no secret. Homes are going for much more than the asking price in many areas. People DO pay more than the appraised value, however, this is totally up to you...the down payment and financing will be more than what you originally thought if you submit an offer...we don’t want surprises so please verify you have the funds.
6. Continue to save, don’t stop. Yes, you have saved money for a
down payment. Congratulations! Guess what? Now you need to  maintain your house. Inside and out. Emergencies WILL happen, it just comes along with homeownership. It totally sucks when it’s 100 degrees out and the AC broke down and you didn’t set aside money...just in case.
