BRANFORD - "In 1638 the New Haven Colony traded "eleven coats of trucking cloth and one coat of English cloth made in the English fashion" to the Mattabesec Indians for land known as Totokett (Tidal River). The first permanent settlement was established in 1644 when people from Wethersfield came to Totokett, later rename Branford after the town of Brentford in Middlesex County, England. The Sound provided many of the settlers with a livelihood of shipbuilding and coastwise trade. Time is running out fast for anyone wishing to appeal his or her tax assessment this year. In Connecticut you have until February 20th each year to file a form with you town Board of Appeals and plead your case. North Haven is filled with an abundance of eats. Breakfast at Scotty's near Elm & Broadway or the Athena Diner just north of the fairgrounds on busy Route 5. For fine lunch or dinner try Bellini's in the plaza at Broadway and Five or you can drive down the road and sit by the fire at The Rusic Oak at 165 Washington Avenue near exit 12 off I-95.

The town of North Branford is more rural than most but there are a few spots for a hungry traveler to stop. The Northford Grill at 22 & 17 or Kate's Country Kitchen can be found 2431 Foxen Road, ( Route 80 ) For either lunch or dinner you'll be in for a treat at Dalton's Restaurant located in the Brookside Plaza on Route 80 not far from the Guilford town line. Cedar's at Mill Pond in another choice in the Northford section at 1565 Middletown Ave ( Rt. 17)

Branford offers and abundance of food. For specialties you can try Kampai Japanese Restaurant or if you are thinking south of the border try Su Casa's Mexican Restaurant. I'm getting a little ahead of myself thinking of dinner delights. For starters in downtown Branford near the bottom of the hill at the intersection of Main & Ivy Street you will find Scotty's Breakfast Connections. The Omelette King serves meals daily from 6 am until noon.
Traveling south on 146 is Lenny's at Indian Neck. Bring some cash because credit cards are not accepted and if you like to eat you may splurge on a $50 lobster treat. The

When traveling into Guilford from out of town you may find you are in the mood for some tasty food. Here are a few of the local spots. Breakfast in Guilford... Tucked away amongst offices and shops in the Lighthouse Square plaza not far from Exit 59 is The Hidden Kitchen at 705 Boston Post Road. This is a favorite spot in town for Breakfast all day long, but get there early because their workday is barely 8 hours. They close before 2:00pm most days and do not even open on Monday. Lunch is a short ride west to 1004 Boston Post

We all need to eat. In the real estate business our schedule can be hectic and we never know where we'll be when hunger hits. Well, that is not exactly true, a real pro just makes everything look easy. When I develop a showing schedule for out-of-town buyers food is usually lurking somewhere in the back of my mind in case I need to alter the agenda to accommodate a hungry client. Branford, Connecticut - Median Sales Price of Single Family Homes - 02/04/07 07:07 AM
The median sales price of single-family homes in Branford followed the trend of surrounding towns by dropping in the fourth quarter of 2006. Unlike most of the other towns Branford saw an increase in the number of homes closings. Activity has been picking up this quarter and mortgage rates continue to hover around 6%. Buyers are accepting the slight increase in interest rates and realize these are still very attractive.

North Branford, Connecticut - Median Sales Price of Single Family Homes - 02/04/07 06:58 AM
The median sales price of single-family homes in North Branford ( including Northford ) took a dip in the fourth quarter of 2006. This downward trend is similar to what is happening in surrounding towns. The number of homes closing actually increased by one over the same quarter last year. Buyers are still looking for homes but more cautious as interest rates fluctuate and conflicting reports about the direction of prices plays out in the media.

North Haven, Connecticut - Median Sale Price of Single Family Homes - 02/02/07 10:59 AM
The median sales price of single-family homes in North Haven remains fairly steady. The fourth quarter median in 2006 was down about 3% from the high of 2005 but the average sales price remained the same at roughly $344,000. North Haven prices and the number of units sold faired much better than some of the surrounding towns that have seen declines of 15% or more in both the median selling price & number closed sales.

Madison, Connecticut - Median Sale Price of Single Family Homes - 02/02/07 07:59 AM
The median sales price of single-family homes in Madison continued to shift lower throughout 2006 and the number of homes sold also dropped substantially. Around 290 homes sold annually between '01-'04 before slipping 9% in 2005 and sliding down 14% last year. We are noticing an adjustment in what the consumer is buying, lower and mid-priced homes are selling while potential buyers of the massive McMansions play a waiting game to see if price drops forecast by the media materialize.
