      <title>Mississauga real estate blog</title>
      <description>Recession! We had a tough first quarter in '09 in regards to Mississauga Real Estate! Prices had dropped but buyers were nowhere around...too much news, too afraid, not enough good information. In short the buyers did not buy the deals. Then Mississauga home prices started to bounce back and in a matter of a few months we were exceeding all expectations and Multiple offers had become norm again. The buyers were out, again.
However 2010 is going to start off strong, perhaps 'till about March then the proof will be in the pudding! We are expecting the HST to be implimented, interest rates will increase, immigration will continue to supply the entry level housing market but the jobs, oh the jobs. This will be the key factor in allowing the industry to continue moving forward or grind it to a halt. We have lost 1000's of jobs, auto sectors are huge employment suppliers. If we can keep our jobs, all might be OK.
In light of what this year could bring us, our team has initiated a Lease to Own program. We don't want people to lose their homes and we can offer alternative ways for them to keep or get a home that they would normally not be able to.

We are also dealing with Must sell homes! Folks that are in need for one reason or another in a situation that they want to off load their homes quickly. This can be achieved either by Selling on MLS    www.movewithpaul.com

      <title>Never stop learning</title>
      <description>&lt;p&gt;In one of my past blogs I wrote about how difficult it was to keep up with all the technology, BB, Twitter, A/R, Facebook etc etc.&amp;nbsp; But I know have a BB and have also joined a 'tech' group of like minded agents from our office.&amp;nbsp; Yes I was up till 1:30 am again but I was all excited about teching again!&amp;nbsp; As I am now.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Mississauga Real Estate&lt;/em&gt; is a large market and there is enough room for all of us however the groups meeting was very interesting and the 1 thing we all agreed on was that if you are not upto date with technology yourself you need to get someone who is.&amp;nbsp; we are going to see a huge shift in how the public searches and views homes.&amp;nbsp; In fact my 'feature sheets' have become so basic I might as well just hand out my business card only.&amp;nbsp; It is all online!&lt;/p&gt;
&lt;p&gt;Anyhow, I'm enjoying my BB and have a renewed drive to continue and learn more and more.&lt;/p&gt;

      <title>Patience pays!</title>
      <description>&lt;p&gt;Here's a good feeling story I thought I would share.&amp;nbsp; 2.5 years ago, a lady came in to one of my &lt;em&gt;Mississauga&lt;/em&gt;open house I was hosting.&amp;nbsp; We started talking, she saw the house, she filled in the guest registry and she left.&amp;nbsp; The following week I followed up with her.&amp;nbsp; Obviously she was not going to buy the house I had but I con't the&amp;nbsp;conversation and arranged for an appointment!&lt;/p&gt;
&lt;p&gt;I reviewed the house, discussed my market analysis and after I was done, she informed me that she was not ready at this point. No Problem!&amp;nbsp; Icon't following&amp;nbsp;up with her for several weeks and then heard no more.&lt;/p&gt;
&lt;p&gt;Low and behold...she called me the other day to ask me if I was still interested in speaking with her - OF COURSE I am!!!&amp;nbsp; I met with her and her daughter, reviewed the house, the market and my presentation.&amp;nbsp; I found out that she had spoken to 5 other agents......I got the listing!&lt;/p&gt;
&lt;p&gt;Wow! you never know when things are going to happen and you should never burn your bridges.&amp;nbsp; I try to treat everyone equally, no judgments, deal with everyone's situation and acknowledge that everyone is in a unique position.&amp;nbsp;&amp;nbsp;She told me that some of the other agents tried pressuring her into the listing and one even went as far as having an argument with her.&lt;/p&gt;
&lt;p&gt;Anyhow, I'm not bragging but I feel great that she called me back.&lt;/p&gt;
&lt;p&gt;Just sharing.&lt;/p&gt;

      <title>Twitter, Facebook &amp; blogs   Reply</title>
      <description>&lt;p&gt;Wow. Did I ever get a great response from my last blog.&amp;nbsp; I just wanted to thank everyone for their input and feedback.&amp;nbsp; I was actually stunned at the response.&lt;/p&gt;
&lt;p&gt;So what did I learn?&amp;nbsp; I learned that just about everyone is trying to keep up with all this social media stuff.&amp;nbsp; Most are frantic about it.&amp;nbsp; The younger generation obviously is faster on the pick up as we were in relation to our parents.&amp;nbsp; Now I don't want everyone to think I know nothing about this stuff but I do&amp;nbsp;find it very time consuming however as one response said..."you're still working".&amp;nbsp; So yea Twittering (keep it serious), Facebooking, Activeraining etc.&amp;nbsp; Whatever is working for you DO IT!&amp;nbsp; if you are not comfortable with the technology do what works for you or get someone to do the tech stuff for you.&lt;/p&gt;
&lt;p&gt;I really enjoyed everyones comments and it was good to see not much is different from Canada to the U.S.&amp;nbsp; Anyone that says Real Estate is easy isn't doing it right.&amp;nbsp; This is a 40hr/week career with another 70 hours behind the scenes...again my day is done but I'm still working.&lt;br&gt;&lt;br&gt;Here's the fun part - I got a BB Curve 8520 and it is very simple to use, I have&amp;nbsp;all my different e-mail accounts, wi-fi hooked up and I havn't put it down since I got it!!!!&amp;nbsp;I am no longer attached to my lap top.&amp;nbsp;I don't have to worry about what or who is trying to get me while I'm out working.&amp;nbsp; It's like working while working.&lt;/p&gt;
&lt;p&gt;Again I want to thank everyone for their input.&amp;nbsp; I'm glad you saw the humour in it.&amp;nbsp; I received a lot of good info and a few different ideas.&lt;/p&gt;

      <title>Twitter - Facebook - blogs.  When do we have time to work?</title>
      <description>&lt;p&gt;Ok, I am really trying to get a handle on all of this.&amp;nbsp; I have 2 teenage kids and texting is all the rage.&amp;nbsp; I keep saying 'just call them and get it over with".&amp;nbsp; I'm still using a 'Razor' cell phone but I'm feeling the pressure of having to get a BB.&amp;nbsp; Working the &lt;em&gt;Mississauga&lt;/em&gt; market keeps me busy but I enjoy my down time.&amp;nbsp; Once I get the B.B. and everyone knows I have it, when is my time mine.&amp;nbsp; Do I need to 'ON' all the time?&amp;nbsp; I'll deal with it but here's one I'm not understanding.&amp;nbsp; I signed up for facebook a few years back.&amp;nbsp; Kind of cool and fun (for a while).&amp;nbsp; Now I need to 'Twitter'.&amp;nbsp; Apparently millions of people really want to know what I'm doing right NOW!&amp;nbsp; REALLY?&amp;nbsp; Do you really want to know that I am sitting in my living room in my undies watching the news writing a blog about me in my undies writing a blog watching the news?&amp;nbsp; How is this important?&lt;/p&gt;
&lt;p&gt;So I'm reading some Tweets on Twitter.&amp;nbsp; I have no idea WTF they are talking about!&amp;nbsp; My kids explained what WTF means.&amp;nbsp; Some girl Tweets that she is on her way to Square 1. (&lt;em&gt;Mississauga's&lt;/em&gt; biggest Mall).&amp;nbsp; Is it impolite to Tweet back - 'who cares'?&amp;nbsp; So I find myself trying to figure it out.&amp;nbsp; What happened to my facebook followers, after all they were here first!&amp;nbsp; So I write something on facebook.&amp;nbsp; Well what about Active rain buddies?&amp;nbsp; Can't leave them out.&amp;nbsp; What about my website blogs, can't neglect that, what about my door knocking routine, my advertising, my Open Houses, my follow ups, my mastermind meetings, my office meetings, agent's visits, virtual tour set ups, internet leads...bla bla bla.&amp;nbsp; I don't have enough time to do anything with my &lt;em&gt;Mississauga&lt;/em&gt; clients 'cause I'm too busy Tweeting.&amp;nbsp; What's next?&amp;nbsp; All I know is...if you don't keep up...you're OUT!&lt;/p&gt;

      <title>Is this market real?</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; With only 2 months remaining in 2009....whew what a year!&amp;nbsp; The &lt;em&gt;Mississauga Real Estate&lt;/em&gt; market has been witness to all of it.&amp;nbsp; The market was dead, advertising pulled in nothing, listings sat and Buyers were nowhere to be found.&amp;nbsp; Then the sun came out, or money started growing on trees again.&amp;nbsp; I'm not sure what it was exactly but suddenly the buyers were on the hunt and they didn't like what they saw&amp;nbsp;on the market, atleast in &lt;em&gt;Mississauga,&lt;/em&gt; the inventory was not in good condition.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;When the market turned for the worse, I changed&amp;nbsp;strategies and pushed for buyers - and got them.&amp;nbsp; We searched high and low for quality properties at a good price but the sellers weren't on board.&amp;nbsp;I took a few listings with great clients - they took my advice on how to beat the market and were onboard with what I had to offer - presto SOLD and SOLD fast.&amp;nbsp; Soon after the &lt;em&gt;Mississauga Real Estate&lt;/em&gt; market was going crazy.&amp;nbsp; I was involved in an offer (nothing much of a house), a townhouse at that about 15years old.&amp;nbsp; It brought in 12 offers and sold firm for 35,000 over asking.&amp;nbsp; Soon my properties were selling in less than 1 week and my year to date has been better than 2008!&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I wish I had the answer, 'cause it's good for business.&amp;nbsp; Buyers! the market has clearly shifted back to a Seller's market.&amp;nbsp; For how long!?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Has the economy rebounded, are things really better.&amp;nbsp; People are still losing jobs, employment has not turned around yet, those in need are still in need and we are comming up to the winter, Xmas, market.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Let's keep our fingers crossed and hope this season is nothing like 2008!&lt;/p&gt;

      <title>Wanted - Promotional partner!</title>
      <description>&lt;p&gt;Hello everyone.&amp;nbsp; When it rains it pours and suddenly you can't do everything.&amp;nbsp; Here's my dilema.&amp;nbsp; There is a company in the U.S. called 1-800-SellNow.&amp;nbsp; They deal with MUST sell properties and investor/buyers.&amp;nbsp; They have a great program and a great Vanity number to promote.&amp;nbsp; I loved the idea and purchased into the licensing rights for Canada!&amp;nbsp; Sounds great - I don't have the time to promote it and xpand it, but I don't want to give it up!&lt;/p&gt;
&lt;p&gt;I would like to partner up with someone or organization so that we can make some money from it and promote it accoss Canada.&lt;/p&gt;
&lt;p&gt;You do not have to be a Realtor - in fact Lenders, agents, investors, marketers, promoters...I would be interested in speaking with you!&amp;nbsp; Web site, call center, Brand...it's all set up and in place.&lt;/p&gt;
&lt;p&gt;If you are able to take a brand and&amp;nbsp; expand it (small at first or all out) give me a call, I would love to speak with you.&lt;/p&gt;

&lt;p&gt;I have worked feverishly to get a high ranking on Google and now have a page 2 (best pg 1) placement organically for key words &lt;em&gt;Mississauga Real Estate&lt;/em&gt;.&amp;nbsp; My real estate business is based on branding and referrals but I found that most &lt;em&gt;Real estate&lt;/em&gt;brands are the agents themselves.&amp;nbsp; I'm impressed everytime I see myself on some promotional item...but is the public really impressed? - do they care?&amp;nbsp;do they see my branding?&lt;/p&gt;
&lt;p&gt;I have spent a lot of time and research with marketing and the internet. I have spoken to many agents about the concerns of their business, many dollars spent on advertising.&amp;nbsp; The biggest complaint I hear from realtors is...when it's good it's great...when it's bad it's BAD!&amp;nbsp; Up and Down is how the Realtor defines the business.&lt;/p&gt;
&lt;p&gt;I was in search of a catchy name, logo something that would say everything but with little effort.&amp;nbsp; I was after the Motivated client.&amp;nbsp;&amp;nbsp;I was going to set out to develop another internet site that would involve quick sales (Motivated), Interested buyers (Motivated) and a common denominator that was easy to understand but most of all recognizable.&amp;nbsp; I began developing a site and through my research I discovered 1-800-SELLNOW.com&lt;/p&gt;

      <title>Buyers, wake up and smell the market.</title>
      <description>&lt;p&gt;Buyers!&amp;nbsp; Where are you!&lt;/p&gt;
&lt;p&gt;The market is finally showing improvement. However, I still can't put my finger on it.&lt;/p&gt;
&lt;p&gt;Renters,&amp;nbsp;First Time home buyers and Up-sizers have a chance to get the home they want or the start they need.&lt;/p&gt;
&lt;p&gt;Prices are still competative, S.E. Oakville has shown great value in properties, W15, W16, W20 has many opportunities waiting. For those that do not have a Down Payment, options are still available and the rates are great. We should be having line ups to buy properties, yet they are still hesitant. You are able to borrow more money for less. Move up for the same mortgage payment. $1500/mo rental...hmm sounds like a mortgage payment - why pay the landlords mortgage? Pay your own!&lt;/p&gt;
&lt;p&gt;If you are working with a qualified full time Realtor, they should be qable to 'SHOW you the MONEY'.&amp;nbsp; I have a young family I am dealing with. the husband is having trouble letting go of the current selling price to see the benefit of the NEW purchase price.&amp;nbsp; by taking a loss (he's not) on the sale of the house, he will be able to (in this case) up-size to a home that his family can grow into, his wife will be thrilled and it won't cost him much more!&amp;nbsp; In fact the maintenance fee he is paying now will more than cover any extra cost of the purchase...and yet...he won't let it go.&lt;/p&gt;
&lt;p&gt;In my opinion this is a mistake!&amp;nbsp; The time is now.&amp;nbsp; Buyers, wake up and smell the market.&amp;nbsp; You need to make your move NOW!&lt;/p&gt;

      <title>Why would someone want to sell their home themselves?</title>
      <description>&lt;p&gt;FSBO.&amp;nbsp; For Sale By Owner, an&amp;nbsp;opportunity for a seller to SAVE thousands of dollars!&amp;nbsp; Or an opportunity to call a Realtor!&lt;/p&gt;
&lt;p&gt;Here's how I see it.&amp;nbsp;&amp;nbsp;Sure you will always find a buyer if you wait long enough or lucky enough.&amp;nbsp; As a professional &lt;em&gt;Mississauga Realtor&lt;/em&gt;, I have dedicated myself to my career.&amp;nbsp; My training, my knowledge, my experience.&amp;nbsp; This is what I do&amp;nbsp;all day - every day!&amp;nbsp; As a &lt;em&gt;Realtor &lt;/em&gt;I know how much time, effort &amp;amp; money is involved in maintaining this career.&amp;nbsp; It is not a part time job, it is not something I do ONLY when times are good.&amp;nbsp; If&amp;nbsp;it's good - it's good!&amp;nbsp; When it's bad - IT'S BAD!&lt;/p&gt;
&lt;p&gt;If you're a Banker &amp;amp;&amp;nbsp;wanted your car fixed, you could call your poker buddy to come over and help you install new brakes on your wife's car (I'm guessing your wife will not be too happy) or perhaps the mechanic can get a part time job as a bank teller - probably not.&amp;nbsp; My point is, when you have so much depending on the sale of your home, do you really have the time, money and resources that you could do a better job than a professional full time &lt;em&gt;Realtor&lt;/em&gt;?&amp;nbsp; NO - how could you?&amp;nbsp; This is what I do all day.&amp;nbsp; I have relationships with neighbors, bankers, past clients, advertisers, numerous agents that have their contacts as well, not to mention our FULL access to MLS and listing resources that FSBO's don't.&amp;nbsp; If Real Estate was that easy...I'd be looking for a new career!&lt;/p&gt;
&lt;p&gt;It's not easy, in fact it costs me 10's of thousands of dollars&amp;nbsp;each year just so I could do it again and again.&amp;nbsp; Once a deal is done - I'm unemployed again.&amp;nbsp; I have to advertise &amp;amp; work to get a new client, each &amp;amp; every time.&lt;/p&gt;
&lt;p&gt;If a seller has a home for sale (FSBO) for $300,000.&amp;nbsp; This is the number they figured would be good, compared to other homes near by that are listed with agents.&amp;nbsp; The other homes are under contract for say 5%.&amp;nbsp; Therefore the net sale to the seller is $285,000.&amp;nbsp; The FSBO thinks they are going to get $300K!&amp;nbsp; Why don't they&amp;nbsp;ask $285,000 - this would be fair, or maybe deduct 2.5% and post that as the&amp;nbsp;selling price.&amp;nbsp; Well they don't because they are actually greedy.&amp;nbsp; They are not passing the savings on, they are trying to keep the savings for themselves.&amp;nbsp; Yes they may very well find a buyer but over 85% of them will eventually list with a realtor.&amp;nbsp; The real loser in this scenario is the would be buyer.&amp;nbsp; He just bought a house with no representation, no real comparables, no negotiating and all of this at a truly higher price!&lt;/p&gt;
&lt;p&gt;There is a place for everyone, but in this market, if the professionals are having trouble how is a FSBO supposed to fair out.&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;I need some help!&amp;nbsp; &lt;/strong&gt;I have a client who will be selling thier home.&amp;nbsp; Nice house, nice area,&amp;nbsp;market sensitive pricing...problem is thier partner has comitted suicide!&lt;/p&gt;
&lt;p&gt;This is very difficult to deal with, not only are we dealing with a poor market but how do I handle the sale.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I'm looking for your opinons or advice/personal experience.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The death although sad and tragic was not violent.&amp;nbsp; It was not a hanging, shooting or anything like that.&amp;nbsp; In fact probably as quiet as an older person passing in thier sleep!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Would YOU buy this house?&amp;nbsp;&amp;nbsp; Yes/No and why?&amp;nbsp; I have called the lawyers and my Broker, I need to disclose but I may be discrete and disclose just prior to an offer.&lt;/p&gt;
&lt;p&gt;Would you pay less for this house?&amp;nbsp; Would it bother you?&amp;nbsp; Any great ideas on how to turn this into a positve.&amp;nbsp; Obvioulsy my client is very upset with the situation and now is even more upset.&lt;/p&gt;

      <title>What are you waiting for? BUY IT!</title>

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Attention Buyers, you have complained about the high price of housing for years.&amp;nbsp; "Oh... we can't get the house we want because every time we put in an offer we lose in competition"&amp;nbsp; or " The price of housing is SO EXPENSIVE we just can't make a move right now" or&amp;nbsp;'There's a house for sale that I've always wanted but the price is just too high".&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; As a Full time realtor we hear all sorts of excuses, complaints and usually accurate comments on what, why and how the market is doing.&amp;nbsp; For years buyers have wanted lower prices...well the time has arrived.&amp;nbsp; The switch from the Seller asking whatever they want (and getting it) is over.&amp;nbsp; Sellers are having a difficult time selling properties.&amp;nbsp; We have a large number of inventory on the market not equalling the amount of Buyers.&amp;nbsp; This is proving to be problem for Sellers.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; However as I recently Blogged, this is a great opportunity for the Buyers.&amp;nbsp; Prices have dropped impressively and suddenly and guess what? the interest rate to borrow is still very low!&amp;nbsp; WHERE ARE THE BUYERS?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; Now some of you are saying, 'hey I just got laid off', 'I don't know what the Global Market is going to do', 'I've lost too much money in the stock market'.&amp;nbsp; Yes you are right, these are sudden uncertain times, and many families will need to tighten up, but what about the Guy who has a secure job, bought Stocks when they were low and has not LOST money, or the family that has been saving money with the intent of buying up!&amp;nbsp; or the inheritance!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; Remember in difficult economic times, there are those that seize the opportunity and benefit.&amp;nbsp;&amp;nbsp;IE:&amp;nbsp; 15 years ago, a couple bought a house for $135,000.&amp;nbsp; The home was 2800sf, 2 car detached, 4 bedroom, brand new in a new part of town.&amp;nbsp; What do you think it was worth 6months ago?&amp;nbsp; Did they make money?&amp;nbsp; You bet! A lot of money.&amp;nbsp; The prices have come down, a purchase now could get your family in what you have always wanted.&amp;nbsp; The townhome could move into a Semi or small detached.&amp;nbsp; The semi could get the larger Detached.&amp;nbsp; The detached could get a well appointed downsize.&amp;nbsp; It's relative, but you always want to buy in the LOW market, enjoy it and Sell in the high market.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; Real Estate is cyclical, we have all heard it.&amp;nbsp; Ups &amp;amp; downs.&amp;nbsp; Every time it's up...it has to come down.&amp;nbsp; When it's down (buy!) it will go up!&amp;nbsp; When you bought your property 7 years ago it was much less than what this low market will pay now...you made money!&amp;nbsp; Now the property you want is priced low.&amp;nbsp; You sell -still making a profit but you benefit by buying larger at a cheaper price.&amp;nbsp; Here's another example.&amp;nbsp; I was at a gathering recently and as usual when someone finds out I'm in Real Estate everyone listens.&amp;nbsp; This older couple proceeded to tell me that they have a beautiful Bungalow in a very well to do part of town with a large lot.&amp;nbsp; Currently they have been on the market for sale for 135days - no offers!&amp;nbsp; The original asking price was $849,000.&amp;nbsp; Area sales would easily support this price.&amp;nbsp; They had reduced the price to $799,000.&amp;nbsp; No offers! They reduced again to $699,000, still no offers.&amp;nbsp; Here's the kicker, prior to listing they purchased another home.&amp;nbsp; They are now carring 2 homes!&amp;nbsp; Sure they have still made money on thier original investment from&amp;nbsp;20 yrs ago but who has the opportunity NOW!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; I guess what I'm trying to say is... you have made money on your property, don't think of it as a loss.&amp;nbsp; if you wait for the market to get your money back you would have missed out on the opportunity, then what...more excuses.&lt;/p&gt;

&lt;p&gt;I just watched the Historical results of the U.S. election. I must say, being a Canadian and one with not much experience or faith in Politics, what I just witnessed touched me like never before.&amp;nbsp; I am the belief that there are powers/people in this world much greater than any president could be.&amp;nbsp; The idea that these government positions with all the powers they have are really mere puppets of those with the real power, the money, the resourses, the agendas!&amp;nbsp; I have seen many elections before, infact here in canada we just concluded a rather dull and boring one! but if what I witnessed is true (and I hope it is) this may actually be the beginning of a new age.&amp;nbsp; The WORLD was watching.&amp;nbsp; The States and its people seemed to unite, I think it was more of an emotional election, even John Macain's speach seemed to recognize how momentus this was. I wish I could turn the clock forward to see how the future is going to work with the new president, to see how the world is going to interact.&amp;nbsp; It almost seems that it was not a party victory but rather a people victory.&amp;nbsp; I know that there are many people/countries that do not like or accept U.S. policies and I may be looking at the future through teary eyes but I really felt that the world may be at the threshold of a new future.&amp;nbsp; Regardless of which party or platform is right or wrong. I would like to extend my congratulations to the people Of the United states for the very least voting for thier future.&amp;nbsp; All though I was not able to vote, I, as I am sure many around the world felt a part of History and a part of our future.&amp;nbsp; Congratulations to the people!&lt;/p&gt;

      <title>Doom &amp; Gloom? or Opportunity!</title>
      <description>&lt;p&gt;Doom and Gloom or Opportunity.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;They say there is money to be made in any market.&lt;/strong&gt;&amp;nbsp; The following comments are stricktly mine and mine alone, however I invite your comments, concerns or response.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We have had it good.&amp;nbsp; Fancy cars, fancy houses, low gas prices, high priced fast selling properties, &lt;a href="http://www.movewithpaul.com" target="_blank"&gt;Mississauga Real Estate&lt;/a&gt; like many areas was HOT!.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp; &amp;nbsp;It used to be you could put a house on the market - any condition - and it would sell in a matter of days, probably even get several offers on it.&amp;nbsp; Well the times have changed.&amp;nbsp; We are well into a buyer's market, properties are taking months to sell, prices are being reduced and standard print ads are not performing.&amp;nbsp; As a Realtor, we are looking at alternative ways to get properties SOLD. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp; For sellers that have lived in their homes for 5+ yrs, your property value had increased significantly.&amp;nbsp; A drop in the market for you means not as much profit.&amp;nbsp; A Seller who has been in their home for less than 3yrs may be losing money when all is said &amp;amp; done. But it's not all bad for those that have the time and money.&amp;nbsp; Because all is relevant, your Selling price is relative to your Buying price.&amp;nbsp; The Seller's that have yet to figure how this market is working will be left behind and eventually sell for even less, but for those that are savvy and MOTIVATED should find a buyer and be able to connect on the deal.&amp;nbsp; The buyers are out there! But they are smarter, more knowledgeable and they are waiting for the property that gives them the most for the least.&amp;nbsp; The internet has become the search vehicle of choice, even our aging population is well versed with E-mail and internet search &amp;amp; communication.&amp;nbsp; The truth is, we are in search for the right price.&amp;nbsp; If you have a good product to sell at the right price in today's market - SOLD!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;So how bad is it?&lt;/strong&gt;&amp;nbsp; We have had it so good for so many years this correction is really stirring things up.&amp;nbsp; The rich get richer &amp;amp; the poor get poorer.&amp;nbsp; The entry level market (&amp;lt;$400K) will still be relatively active.&amp;nbsp; This is where the majority of the population can afford.&amp;nbsp; The high end market (&amp;gt;$900K) will continue to see good movement however as usual the Middle sector will take the brunt of the current situation.&amp;nbsp; The markets are falling, the middle sector could lose their jobs throwing them in a panic! Any profits they have made in stocks could be lost. &amp;nbsp;They are having trouble selling their properties causing them to drop prices.&amp;nbsp; The Buyer's that are out there are trying with Low ball offers, taking advantage of the situation, the more panic the lower the price.&amp;nbsp; This new low sale becomes a benchmark for other properties thus causing the neighbourhood to drop. &amp;nbsp;I feel that as long as the interest rate remains affordable we should be able to get through this cycle.&amp;nbsp; Gas prices too high - cut down on your driving, economy tightening up - save your&amp;nbsp; money, the house you want - make your move.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp; &lt;strong&gt;As a Buyer, you are at the threshold of Opportunity.&lt;/strong&gt;&amp;nbsp; You have your downpayment, you know what you want and you could be in the driver's seat. &amp;nbsp;Buy the house for the purpose of staying.&amp;nbsp; Live and enjoy while waiting for the next upswing of the market.&amp;nbsp; If you found this monologue of any interest good or bad please let me know.       <title>Is our market changing?</title>
      <description>&lt;p&gt;It has been in the news, water cooler chat, even our office conversations are changing.&amp;nbsp; Is the market bubble about to POP?&lt;/p&gt;
&lt;p&gt;I know a thing or two about what is happening but I am in NO WAY able to predict or decifer the market.&amp;nbsp; Here is my take.&lt;/p&gt;
&lt;p&gt;Living and working in Mississauga as a Realtor has its ups and downs.&amp;nbsp; We have a very strong market.&amp;nbsp; Prices have been on a steady increase for years.&amp;nbsp; Many people have benefited from the market and I have also been witness to many people un able to get in the market.&amp;nbsp; Sellers are so used to having a property&amp;nbsp;come on and sell in a matter of days for a top price.&amp;nbsp; But we are now seeing a shift - properties are now coming on and they are sitting.&amp;nbsp; They are on for 2 weeks and sellers are freaking.&amp;nbsp; Do they not remember properties taking 35+ days to sell.&amp;nbsp; I think we will continue to see properties sitting for longer periods of time, back to the old normal.&amp;nbsp; Buyers will be more choosy as to who is offering a good price and those still trying to get top dollar.&lt;/p&gt;
&lt;p&gt;But this is not all doom and gloom.&amp;nbsp; Sellers need to be realistic in what they are offering and for how much, mortgage rates are still affordable and buyers are still looking...for the right house!&lt;/p&gt;
